Boiler Servicing in Wheathampstead

What a service actually involves

Casing off and burner inspected

The engineer isolates the boiler, removes the front, checks the burner and the ignition, and looks for signs of overheating, corrosion or water where it should not be. Much of what goes wrong in a boiler leaves a mark inside the case long before it causes a breakdown.

Heat exchanger and condensate trap

The heat exchanger is inspected and cleaned where needed, and the condensate trap is emptied and flushed, because a sludged trap is a common cause of winter lockouts. In very hard water, the flakes that collect in the trap are also a clue to how much scale sits on the heat exchanger above it.

Seals, pressure and flue gas analysis

Case and flue seals are checked, the gas pressure and safety devices are tested, then a calibrated analyser reads the combustion at the flue to confirm the boiler is burning safely and cleanly.

A written record

You get a record of what was checked, the readings and anything that needs attention, which is also what a manufacturer asks for if you claim on the warranty.

Get a fixed price before we start

Call and talk to an engineer, or send us the details and we will come back to you with a price.

The paperwork

Keep the record with the boiler manual. It shows a buyer’s surveyor the boiler has been looked after, it gives the next engineer the history, and it is the first thing a manufacturer asks for when a part fails under guarantee. A sticker on the side of the boiler is not the same thing.

Where a reading is outside the manufacturer’s range, the record says what was adjusted and whether anything is still outstanding. If the boiler is not safe to use, the engineer explains why before switching it off.

Why yearly servicing is worth it

A service is how faults are caught while they are still small and cheap to put right. Four things ride on it.

Safety: the flue gas test finds combustion faults before they matter

Efficiency: less of your gas goes up the flue

Warranty: manufacturers generally make a yearly Gas Safe service a condition

Reliability: worn seals and blocked traps found before winter

A missed year can see a guarantee claim for a failed part refused, including on the up to 12 year guarantees on selected boilers we fit.

What it costs

For a Wheathampstead home the annual service is £99 + VAT (£118.80 including VAT), with the written record and flue gas analysis included. A weekday appointment carries no call-out fee.

Where we are already at your house for a repair, adding the service costs £50 + VAT (£60 including VAT) and takes about thirty minutes more.

If the service finds a part that needs replacing, it is priced separately and explained first. You decide whether to have it done then or later, and nothing is ordered or fitted until you have agreed the price. There is no charge for the paperwork or the combustion test on top of the service price.

Very hard water, on the best evidence

Affinity Water operates a treatment works in the village, and third party mapping places Wheathampstead in Affinity’s Harpenden supply zone. Affinity’s own 2025 report puts that zone in the very hard band, though it has not confirmed the zone for each AL4 address.

Water that hard leaves scale on anything it heats. On a service we look for the early signs on the heat exchanger and check the inhibitor level in the heating water, and if hot water performance is dropping we will tell you why. A note on this year’s record gives you something to compare against next year, so a slow decline does not go unnoticed.

Building Regulations guidance says water above 200 mg/l should be treated before it feeds a combi, and water in the very hard band is far past that.

Scale protection that works

Scale reducer fitted where the main feeds a combi

Inhibitor topped up to the right strength

A magnetic filter fitted and cleaned each year

The condensate trap clear of flakes

Radiators heating evenly without cold patches

Hot water reaching temperature quickly

Components replaced with decent quality parts

A scale reducer suits some homes and not others, and we will say which yours is. A magnetic filter is quoted separately if you do not have one, and if the system water is dirty we test before suggesting any flush, and say plainly when one is not needed. On an older system, cheap replacement parts tend to scale up and fail sooner in this water, which is why we fit decent ones.

Checked properly, recorded properly

Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.

Flues on older and listed houses

The village has three conservation areas, Wheathampstead itself, Amwell and Gustard Wood, with listed buildings including four eighteenth century cottages at Amwell. Flues in houses like these have often been squeezed into whatever position was allowed.

We check the terminal outside as well as the connection at the boiler, and note anything that has been built, planted or fitted too close to it since the boiler went in. If anything on a protected wall ever needed changing, we would raise the planning side before touching it, and a like for like repair usually avoids the question altogether.

Landlords

If you let a property in the village, the annual gas safety check and record (CP12) can be done on the same visit as the service, so the tenant only has to let one engineer in.

They are different jobs: the CP12 is the landlord’s legal safety record, and the service keeps the boiler efficient and the guarantee intact. Doing both together means one engineer, one appointment and one set of paperwork each year.

Book it a few weeks before the current record runs out so there is room to fix anything the check turns up. Our landlord gas safety page lists what the check looks at.

When to book and how long it takes

September or October is the time to aim for. The boiler has had a summer of light use, faults show up before the heating is on every day, and engineers are easier to get than in the first cold week. Leave it until the first frost and you are booking at the same moment as every breakdown in the district.

A standalone service takes longer than the thirty minute add-on, because the boiler is opened from scratch, and a boiler in a tight cupboard takes longer again.

Lofts under steep old roofs in the village get properly cold in winter, so it is also a good moment to check that any pipework up there is lagged.

Signs a boiler needs attention

No service record in the last year, a boiler that kettles, hot water that drifts between hot and lukewarm, and pressure that needs regular topping up all say the same thing: book a visit rather than wait.

Already booked for a repair? The service can be added on at the lower price. We service combi, system and regular boilers of every common make.

A boiler that has gone two or three winters without a service is not necessarily unsafe, but it is the one most likely to stop on the first cold morning, and the one a manufacturer is least likely to help with. If parts for an older model are getting scarce, we note that on the record too.

Frequently asked questions

More than the half hour an add-on takes, because the engineer starts with the casing still on. Awkward access adds a little more.

It lets us spot scale on the heat exchanger early and check the inhibitor. It does not remove scale from the whole system, and we will tell you if something more is needed.

Yes. The gas safety check and record for your Wheathampstead let can be carried out while the engineer is there for the service.

Almost every manufacturer requires an annual service by a Gas Safe engineer for the warranty to stay valid. Keep the written record we leave.

September or October, before the heating is running every day.

It is £99 + VAT (£118.80 including VAT), or £50 + VAT (£60 including VAT) when added to a repair.

It is, on every visit, and the numbers go on your record.

Combi, system and regular boilers of all common makes.

You are told what is wrong and what fixing it costs. Nothing is done until you agree, and you can leave it for another day.

Not strictly, but a filter keeps sludge out of the heat exchanger, which matters in very hard water. It is quoted as a separate item.

Ask to see their Gas Safe ID card. Our registration is 956889.
