Two water companies, and both are hard

Brent Council lists two water companies for the borough, Affinity Water and Thames Water. Local reporting puts Affinity in the north, around Wembley, Kingsbury and Alperton, and Thames in the south, around Kilburn and Willesden. Figures reported for the zones run from about 260 mg/l in Kilburn and Willesden to over 330 mg/l around Kingsbury. Hard either way, so every combi gets a scale reducer.

One borough, a century of building

Brent was formed in 1965 from Willesden and Wembley, and the two halves were built in different centuries. In the south, the Kilburn Park villas went up between the 1850s and 1870s, Queen’s Park filled in through the late 1880s and 1890s after the Royal Agricultural Show was held there in 1879, and Mapesbury was mostly built between 1895 and 1905.

In the north, the Metropolitan Railway reached Wembley Park in 1894 and the semis followed from 1925 to 1939. Kingsbury was building 1,000 houses a year in the early 1930s. On the 2021 census about 57% of Brent households live in flats or maisonettes, a third of them in converted houses, and about half of the rest live in semis.

What each part of Brent tends to ask for

Kilburn, Queen’s Park and Kensal Rise. Victorian houses, many split into flats. Shared stacks, long flue routes, Article 4 on the front.

Mapesbury, Brondesbury and Willesden Green. Big late Victorian houses and mansion blocks. Two or three bathrooms, so often a cylinder.

Wembley Park and Barn Hill. Semis of the 1920s and 1930s, including the mock-Tudor Corringham Road and Barn Rise. Loft bathrooms and combi upgrades.

Kingsbury and Kenton. Interwar houses, and Roe Green Village of 1918 to 1919. A second bathroom or a heat pump is often the question.

The new Wembley Park. Around 6,000 of a planned 8,400 Quintain homes are complete. Air conditioning there starts with the lease.

Converted flats in every ward. 19% of households, where the freeholder and the flat below have a say.

Twenty-two conservation areas, Article 4 in every residential one

Brent has 22 conservation areas, from Roe Green Village, designated in 1968, to Kensal Rise, added in May 2024. The council says all of its residential conservation areas are covered by Article 4 directions, which control front windows and doors, painting, front gardens and walls, roof tiles, chimneys and rear outbuildings. Its Residential Extensions and Alterations guidance, adopted in January 2025, calls heat pump units above ground floor or in view of the street generally unacceptable. We check the address against all of it before a price is written.

Parking, permits and event days

Brent has no trade permit, so we park on pay and display, a visitor session you buy, or a suspended bay at £67 per bay per day. Skips go through a licensed skip hire firm. On Wembley stadium event days the restrictions run until midnight, so we check the event calendar before agreeing a start date. Every one of these costs is a line on the quote.

Frequently asked questions

Yes. Wembley, Wembley Park, Alperton, Sudbury, Preston and Northwick Park, Kingsbury, Kenton and Barn Hill in the north, and Willesden Green, Mapesbury, Brondesbury, Kilburn, Queen’s Park, Kensal Rise, Harlesden, Neasden and Dollis Hill in the south. We are based in Stevenage and travel in for bathrooms, boilers and air conditioning.

It depends on the street. Local reporting places Affinity Water across the north, including Wembley and Kingsbury, and Thames Water in the south. Your bill will say. Both are hard, so we protect the system the same way.

It can. Restrictions run from 8am to midnight on the main roads to the stadium, and a vehicle without a permit can be ticketed and removed. We check the event calendar and keep deliveries and the strip out off those days.

No. Brent’s permit list has no trade or builder permit, so we use pay and display, a visitor session bought by the resident, or a bay suspension at £67 per bay per day. Whichever the street needs is priced on the quote.

Twelve months on our own workmanship for a bathroom installation, 12 months for boilers and air conditioning, and the manufacturer’s warranty on top. A boiler can carry up to 12 years from the manufacturer depending on the model and an annual service.
