A town built on clay, drained by design
Cambourne is not like anywhere else we cover. Construction started in June 1998 on former farmland, the first house was occupied in August 1999, and the whole town has gone up since. There is no Victorian clay pipework here, no cast iron stacks, no drains that predate the houses by a century. Everything below ground is modern plastic, and that changes what goes wrong and how we fix it.
What Cambourne does have is clay ground. Not clay pipes, clay soil. Who is responsible for your drain in Cambourne
Sewerage in Cambourne is Anglian Water, alongside Cambridge Water for the mains supply. Two dates matter for who owns what.
The first is 2011. In October that year, shared drains and lateral drains across England transferred to the sewerage undertakers. The lateral is the length of your drain beyond your property boundary, and a shared run is any pipe carrying wastewater from more than one home. Both became Anglian Water’s responsibility. Not for the reasons drains block in older towns. There is essentially no collapsed Victorian clay here. What we actually find:
Wipes. The single biggest cause. Nothing labelled flushable actually is. Wipes snag on the first imperfect joint and everything behind them builds into a plug.
Fat and grease. Poured down the sink hot, set solid in the pipe cold. Modern plastic runs are smoother than old clay, but fat does not care, it coats anything.
Root ingress into shallow modern runs. Cambourne’s landscaping is maturing. Trees and hedges planted since 1999 are now big enough to send roots after the moisture around any joint that has opened slightly.
Builder debris and settlement. In a town where houses have gone up continuously since 1998, and Cambourne West is still being built out, we find mortar snots, offcuts and pipes that have dipped where ground has settled. A dipped section holds water and silt and blocks repeatedly at the same point.
Blocked gullies and overloaded surface water systems. Leaves, silt and litter in gullies, and permeable surfaces that have clogged with fines. On impervious clay this shows up fast as ponding.
The estates, and what each era means for the job
Great Cambourne and Lower Cambourne, from 1999. The original phase, built under the first 3,300 home permission by Bovis Homes, Bryant Homes and Taylor Wimpey. This is the oldest drainage in town at 20 to 25 years, so it is where joints have had longest to move, where planting has had longest to root, and where we see the most repeat blockages. Streets like Jeavons Lane, Greenhaze Lane and Monkfield Lane are in CB23 5 and CB23 6.
Upper Cambourne, roughly 2008 to 2018. Younger pipework, generally in good order. Blockages here are almost always usage related, wipes and fat, rather than structural. Upper Cambourne is also home to Great Common Farmhouse, the one Grade II listed building in the whole parish, which tells you how little heritage constraint there is on any work in this town.
Cambourne West: Sheepfold, Swansley Park and Woodfield. Around 2,350 homes going in west of Lower Cambourne under the 2017 permission, accessed from Sheepfold Lane. Brand new drainage, but live construction next door, so we occasionally find silt and site runoff where it should not be, and new owners still learning where their inspection chambers are.
Lamb Drove. The SuDS showcase. If you live on a scheme like this, your rainwater is managed by swales, basins and permeable surfaces rather than conventional pipes, and maintenance of those features matters far more than most owners realise.
One more Cambourne point: with a single listed building and no confirmed conservation area, external drainage work here is almost never a heritage question. What does catch people out is estate management arrangements and covenants on the newer phases, so it is worth checking those before altering anything shared.
