Blocked Drains in Enfield

Blocked drains in Enfield, cleared today if you ring before midday, at a price you are given before the van leaves. A toilet that will not go down in Palmers Green, a shower standing in water in Winchmore Hill, a gully in a Bush Hill Park garden that floods every time it rains, a manhole lid at Ponders End that lifts in a storm. Ring 01462 506 374, say what is backing up and which part of the borough you are in.

What we do to a blocked drain

Inside the house, toilets, sinks, baths and showers are cleared from the fixture wherever possible, so nothing outside is touched. Outside, gullies, chambers and runs are rodded where the obstruction is simple and jetted where it is not: grease, scale, silt and compacted wipes all respond to high pressure water where rods only push them into a firmer plug. Roots that have grown into the pipe are cut. Where a blockage keeps returning, or a house is being bought, the camera goes down the run and produces a recorded video with a written report. Cracked and displaced pipes are patched or relined from inside, so the garden stays a garden. Rainwater gullies, soakaways and driveway channels are cleared too, since a flooded patio is rarely a foul drain.

Thames Water, Deephams, and whose drain it is

Thames Water takes Enfield’s waste away, all of it ending at Deephams sewage works at Picketts Lock in Edmonton, on a site that has treated the district’s sewage since about 1896 and now handles a population equivalent of over 900,000. That matters to you because of a change made in October 2011, when private sewers shared between properties, and the lateral drains running beyond the boundary, stopped being the householder’s responsibility and became the water company’s. A blockage in a run you share with neighbours, or beyond your boundary, may be Thames Water’s to clear at no cost to you. The pipe within your boundary that serves your house alone remains yours, and that is our territory. We tell you which it is the moment the cover comes off, since one answer costs you a call and the other a bill.

Why Enfield’s drains block

Salt glazed clay under the older streets. Bush Hill Park from 1880, the Edmonton terraces that followed the railway of 1872, Winchmore Hill with its Georgian survivors, the Edwardian avenues around Enfield Town station. The drains under them are the original clay, in short lengths with a joint every two feet, laid to falls that were generous in 1890 and are not now. Clay cracks, joints displace, and roots find every gap.

London Clay and the trees. West of the Lea the borough sits on London Clay, which shrinks in a dry summer, faster where tree roots are drawing the water, and swells again in a wet winter, and fractured sewers are on the geologists’ list of what that movement does. A clay pipe in clay ground moves with it. The blockage that clears and comes back a month later is that movement, and the tree lined avenues of Bush Hill Park, Grange Park and Winchmore Hill are where we see it most.

The flat ground by the Lea. Ponders End, Enfield Lock and Enfield Island Village, the last of them built on former marshland, sit on the level land beside the river, the Lee Navigation and the reservoirs. Flat ground means shallow falls, and shallow falls let silt and fat settle instead of flowing on. In a storm the surface water has nowhere to hurry to, and a gully full of leaves puts it into the house.

Two brooks and a buried stream. Salmons Brook and Pymmes Brook cross the borough to the Lea, and at Bush Hill Park the Saddlers Mill Stream runs underground before joining Salmons Brook, surfacing only at Village Road and Wellington Road. Houses along culverted watercourses have surface water arrangements improvised over a century, and a soakaway that coped in 1930 is full in 2026.

The 1930s rear runs. Southgate, Oakwood, Palmers Green and Enfield Chase were built with long private drains to the rear, frequently shared by two or four houses, which is precisely the kind of run that became Thames Water’s in 2011. Establishing whose chamber is whose is where every Southgate visit starts.

Fat and wipes. Fat sets in a cold pipe, wipes never break down whatever the packet says, and the two together form a plug that rods drive further in. Jetting removes it, and a short conversation about the kitchen sink stops it returning.

When the van arrives

The first question is not what is blocked but who else is affected. If next door’s toilet is slow too, the fault is in the shared run and the conversation may end with Thames Water’s number rather than an invoice. If it is only yours, the lids come up, the direction of flow is established, and the chamber that is holding water tells us which length is at fault. Then the tool is chosen for the obstruction rather than the other way round: a set of rods for a paper blockage within reach of the chamber, the jetter for grease, scale and silt, a chain cutter for roots. If this is the second or third time the same run has stopped, the camera goes down after the clear, while the pipe is empty and visible, and the cause is on the screen before we leave. Paying to clear the same blockage three times is paying for the survey three times without getting one.

What it costs

You get a figure on the phone for a standard clear from an accessible chamber, and that figure does not grow once we are on site. Where the job needs more, a second jetting point, a root cut, a camera pass afterwards, that is priced as its own item and you say yes or no to it before it happens. If the fault is on Thames Water’s side we do not pretend otherwise, and you will not be charged for a clear that is theirs to do.

Out of hours

Enfield’s drains have no respect for the clock. Sewage coming up a shower waste at eleven at night, a downstairs toilet rising instead of falling, a garden manhole overflowing in a storm. The number is answered around the clock, the van that comes has a jetter aboard rather than a bag of rods, and the aim at night is a flowing drain and a safe house. Anything longer, a survey, a liner, a rebuilt chamber, is booked for a working day at a price agreed there and then.

CCTV drain surveys in Enfield

The camera is a colour head on a metered cable. It records the inside of the run and the report that follows locates every defect by its distance from the chamber, so a repair can be made in the right place first time. Three groups of people ask for one in Enfield: households with a blockage that keeps returning, buyers of the Victorian and Edwardian houses in Bush Hill Park, Enfield Town and Edmonton where the original clay pipes are still in service, and owners whose insurer wants proof of whether a drain is behind cracking in a wall. On London Clay that last question comes up in Enfield more than most places, because a leaking drain softening the ground under a footing is one of the recognised routes to subsidence, and the survey is the evidence either way.

Cleared properly, day or night

Jetting on the van, a camera when it keeps coming back, and a written report you can hand to your insurer.

Repairs from the inside

A camera that finds a cracked pipe, a dropped joint or a root mass is followed by a repair that rarely needs a trench. A single defect takes a patch, a resin sleeve cured against the wall of the pipe. A longer stretch of poor pipe takes a liner, which is a new pipe formed inside the old one along its whole length. Only a collapse, where the pipe has lost its shape entirely, is dug out and replaced, and we tell you which of the three you need rather than quoting the most expensive one.

Gullies, soakaways and the rain

Not every flooded Enfield garden is a foul drain. The gully at the bottom of the downpipe fills with leaves and moss and the rainwater has nowhere to go but across the patio and under the door. Soakaways built in the 1930s are clogged with sixty years of silt. Driveway channels in front of Southgate and Palmers Green semis are full of road grit. We clear all of these, and on the flat land east of the A10 where the water table is close to the surface we say honestly when a soakaway will never work and a connection to the surface water sewer is the answer.

Drain unblocking and drain cleaning in Enfield

Drain unblocking in Enfield is a same day job for most calls made in the morning: rods or the jetter, depending on what is in the pipe, and a fixed price before the van leaves. Drain cleaning in Enfield is the preventive version, a jet through a run that has been slow for months, or a kitchen line that has been building fat since the last time, before it stops altogether. Both come with a plain answer on whose drain it is, because in the borough’s shared 1930s runs that decides who pays.

A single basin draining slowly is a trap or a waste, which is plumbing in Enfield. Water under a floor with no drain nearby is leak detection. A bathroom being refitted gets its waste and soil routes re-routed within the bathroom renovation itself.

Frequently asked questions

Same day for most calls made in the morning, and out of hours for anything that is coming into the house.

If it is inside your boundary and serves your house alone, you do. If it is shared or beyond your boundary it has been Thames Water’s since October 2011, and we say so when the lid comes off.

Because something in the pipe has not been dealt with: a root, a dropped joint, a dip where the clay has moved, or fat that was pushed along rather than removed. The camera finds which.

Almost never. Patches and liners are fitted from inside the pipe.

Yes. Original clay pipes, jointed every two feet, on shrinkable clay, under street trees. It is a small fee against a collapsed run discovered after completion.

Several fixtures backing up together, or water surfacing in the garden, means the drain. A lone slow basin means the trap under it. Describe it on the phone and we send the van that fits.

Since October 2011 the water company owns the shared sewers and the lateral drain beyond your property boundary, and you own the private drains inside your boundary that serve only your home. If the blockage is in a shared pipe you can report it to Thames Water or Anglian Water for free. If it is on your side, that is where we come in, and a CCTV survey shows exactly which it is.

CCTV drain surveys start from £180. The price depends on the length and access of the drain run, and you get the recording, a plan of the run and a written report you can pass to a buyer, an insurer or a solicitor.

Not between 8am and 5pm, Monday to Friday. Outside those hours there is a £50 + VAT call-out on top of the out-of-hours rate, and we tell you the cost on the phone before anyone sets off. Every rate is listed in full on our prices page.

Inside the house it is nearly always fat, grease and wipes. Outside it is tree roots, collapsed or displaced clay sections on older properties, and silt from surface water. Repeated blockages in the same place are a sign the pipe itself is damaged, which is why we survey rather than just clear a drain that keeps coming back.
