Gravel ground, the Great Ouse, and why Kempston drains behave the way they do
Kempston sits on the valley floor of the Great Ouse, which separates the town from the Queen’s Park side of Bedford. The ground under much of the settlement is river terrace gravel, and the town dug plenty of it out: gravel pits worked at Hill Grounds and Gravel End from the 1860s, with their own gravel pit railway until the early 1930s. That geology matters more to your drains than anything on our van.
Gravel drains freely, so soakaways often genuinely work here. In a lot of the towns we cover, a soakaway for patio or driveway runoff is a gamble on the ground. The pipe then carries clean water it was never sized for, copes in dry weather and backs up in the wet. It looks like a mystery blockage and it only shows properly on camera.
Who is responsible for your drain in Kempston

Why drains block around here
Fat and grease. Warm fat goes down the sink, sets in the cold pipe and builds into a lining year on year. Slow, shallow gradient runs in the older streets suffer worst because there is less flow to carry anything through.
Wipes. Nothing marketed as flushable behaves like it. Wipes snag on the first rough joint and everything behind them stops.
Roots. Mature trees on the older streets find the joints in clay pipework and grow into the moisture. This is the classic cause of a blockage that comes back in the same place every year or two.
Old clay pipework. Kempston New Town went up from 1870, and the Victorian terraces and villas along the Bedford Road corridor still have plenty of original salt glazed clay underground. Short pipe lengths, rigid joints, and a century and a half of ground movement and traffic loading opening them up.
Washed in silt. On gravel ground, fine material migrates into a defective pipe and settles in the invert until the drain blocks with no single obvious cause.
Misconnections. Foul into surface water or the reverse, usually where an extension went on decades ago and nobody traced where the new waste actually ran.
The properties where the job gets more interesting
Kempston New Town, from 1870. The Victorian core along the road towards Bedford, streets like Bunyan Road and College Street near the old leather works. Original clay drains, buried and built over manholes behind rear extensions, cast iron soil stacks, and access down tight passages between terraces. These are camera first jobs. Rodding blind in a run that has been altered three times since 1900 wastes your money.
The ends and the rural fringe. Church End, Box End, Wood End and Green End are the old hamlets, with farmhouses, timber framed cottages and 27 listed entries in Kempston Rural alone. Kempston also has a conservation area, and the boundary needs checking with Bedford Borough Council before external work near the older streets. Some outlying properties are off the public sewer entirely, on septic tanks or treatment plants, which is a different maintenance regime and a different set of faults. The riverside. The low end of town towards the Great Ouse and Queen’s Park. High groundwater, surcharge risk when the river is up, and gullies that back up in prolonged rain. Drainage here needs designing around the river, not despite it.
Post war estates off Bedford Road and around Hillgrounds. Mostly sound mid century drainage, but old enough for joints to have moved and for trees planted in the 1960s to have found them. Blockages here split fairly evenly between usage and structure, which is exactly the situation a survey settles.
Wixams and Kempston Hardwick. The new build front: around 4,500 homes planned at Wixams and at least 4,000 more allocated at Kempston Hardwick, with the approved Universal Studios scheme changing the whole southern edge of the area. New plastic drainage rarely fails structurally, so a blocked drain on these estates is almost always wipes, fat or a builder’s leftovers in the run, and it clears quickly once found.
Buying an older house in Kempston
