Blocked drains in Milton Keynes cleared with high pressure jetting, day or night, with a CCTV survey if it keeps coming back. No call-out fee in working hours.

Blocked drains in Milton Keynes cleared the same day where we can, with a fixed price before we start. Toilets that will not flush, showers standing in water, a gully outside overflowing when it rains, a manhole lid lifting, a smell you cannot place. Call 01462 506 374 and tell us what is backing up and where.
Blocked toilets, sinks, baths and showers, cleared from inside where possible so nothing is dug.
Blocked outside drains, gullies and manholes, rodded or jetted depending on what is in them.
High pressure water jetting for grease, scale, silt and compacted wipes that rods push into a harder plug.
CCTV drain surveys with a recorded video and a written report, for a blockage that keeps coming back or for a house purchase.
Root cutting where a tree has found its way into the pipe.
Drain repairs and relining, patch repairs and full liners, so a cracked run is fixed without a trench across the garden.
Soakaways, surface water and driveway runoff where the problem is rain rather than waste.

Anglian Water is the sewerage undertaker for Milton Keynes. Its Cotton Valley treatment works serves a population equivalent of over two and a half million, one of the largest in its region, and every foul drain in Milton Keynes ends up there. Since October 2011 the shared sewers and the lateral drains beyond your property boundary that used to be the homeowner’s problem have belonged to the water company. What that means in practice is that if the blockage is in a run shared with the neighbours, or past your boundary, Anglian Water may clear it at no cost to you.
We tell you that straight away when we can see it, because it is the difference between a bill and no bill. The drain inside your boundary that serves only your house is yours, and that is the one we clear.
A city built on Oxford Clay. Milton Keynes sits on Oxford Clay, the same clay that fed the Bletchley brickworks from the 1890s until they closed in September 1990. Clay ground in the south east of England shrinks in dry summers and swells in wet winters, and the British Geological Survey lists tree roots drying the soil as a cause of that movement. A drain run laid in clay moves with it. Joints open, roots find the opening, and the first sign is a blockage that clears and comes back. With 22 million trees and shrubs in the city’s public open space, root ingress is a Milton Keynes problem as much as it is a Victorian one.
Victorian clay pipes in the old towns. Wolverton’s railway terraces, from the 1840s onward, Stony Stratford along Watling Street, Newport Pagnell around the High Street and the 1810 Tickford Bridge, and Old Bletchley around the church. The original drainage here is salt glazed clay in short lengths with many joints, often laid to falls that were generous once and are not now. It cracks, it displaces, and it lets roots in. A camera survey before you buy in these streets is cheap against a collapsed run found after exchange.
Shared runs on the post war and new town estates. The Lakes Estate at Water Eaton follows the Radburn layout, with houses turned towards footpaths rather than the road, and where the 1970s terraces face onto courts and footpaths the drainage will often run behind and between the houses rather than under the street. That is exactly the kind of shared run that passed to Anglian Water in 2011, and knowing which chamber is yours and which is theirs is the first thing we work out on a Netherfield, Beanhill or Coffee Hall call.
Surface water and the balancing lakes. Milton Keynes was designed with its rain in mind. Willen and Caldecotte are balancing lakes that hold flood water from the River Ouzel, Willen alone having capacity for a further 1.3 metre rise, and the floodplains of the linear parks run to about 4,100 acres. That system works at city scale. At house scale, a gully full of leaves, a soakaway that has silted, or a driveway that was paved without thought for where the water goes will still put rain into the house or the neighbour’s garden, and those are the surface water jobs we get called to.
Fats, wipes and the new town kitchen. The same as everywhere. Fat sets in a cold pipe, wipes do not break down whatever the packet says, and together they build a plug that rods push further in. Jetting is the answer, and a five minute conversation about what goes down the sink stops it happening again.
We ask where it is backing up and whether the neighbours have the same problem, because that tells us a lot before we lift a lid. Then we lift the chambers, work out the route and the ownership, and clear the blockage by the method that suits it: rods for a simple obstruction, jetting for grease and silt, root cutting where the camera shows roots. If a blockage has come back more than once we put the camera down the run and show you why, on the screen, at the property. A recurring blockage nearly always has a cause in the pipe, and clearing it again without finding that cause is money spent twice.
A fixed price before we start, not an hourly rate that runs while somebody works out what is going on. A straightforward clear from an accessible chamber is the base figure. A run that needs jetting from two directions, or a camera survey afterwards, costs more because it is more work, and we tell you before we do it. If the blockage is on Anglian Water’s side of the boundary we tell you that too, and you ring them instead of paying us.
Sewage backing up into a shower tray, a downstairs toilet that will not go down, or a manhole in the garden lifting its lid in a storm does not wait for the morning. We run a genuine 24 hour line and we send a van with jetting equipment on it, not a man with a set of rods who has to come back tomorrow. Out of hours the priority is to get the drain flowing and the property safe, and if a camera survey or a repair is needed we book it in daylight with a fixed price agreed before we leave.
Jetting on the van, a camera when it keeps coming back, and a written report you can hand to your insurer.
A camera survey gives you a recorded video of the inside of the pipe and a written report of what we found, with the location of every defect measured from the chamber. We do them for blockages that keep returning, for insurance claims where a drain is suspected of causing subsidence, and for buyers. In the older streets of Wolverton, Stony Stratford and Newport Pagnell, and on any house near a large tree in clay, a home buyer survey is one of the cheapest pieces of insurance there is.
Where the camera finds a crack, a displaced joint or root damage, a liner cured inside the existing pipe gives you a new pipe within the old one, with no trench across the garden or the drive. Localised patches deal with a single bad joint. Where a run has genuinely collapsed we excavate and replace, and we tell you honestly which of those you need rather than selling you the bigger job.
A shower or bath that drains slowly but is not blocked outside is usually a waste or trap problem, which is everyday plumbing in Milton Keynes. Water under a floor that is not coming from a drain is a job for leak detection. If a bathroom is being refitted anyway, the waste and soil routes are sorted as part of the bathroom renovation.

Usually, yes. Ring before midday and it is very likely. A person answers the phone every day of the year.
If it only serves your house and it is inside your boundary, you. If it is shared with a neighbour or beyond your boundary, Anglian Water, since the 2011 transfer. We tell you which as soon as we can see it.
Something in the pipe: roots, a displaced joint, a belly where the clay has moved, or scale and grease that have never been jetted out. A camera survey shows which, and then it can be fixed rather than cleared again.
Rarely. Most repairs are done from inside the pipe with a liner or a patch. We only excavate where a run has collapsed.
Yes. Salt glazed clay pipes with many joints, on clay ground, with mature trees nearby. It is a small cost against a collapsed drain after exchange.
If more than one fixture is affected or water is appearing outside, it is the drain. If it is one slow basin, it is the trap or the waste, and that is a plumbing job. Tell us the symptom and we will send the right van.
Since October 2011 the water company owns the shared sewers and the lateral drain beyond your property boundary, and you own the private drains inside your boundary that serve only your home. If the blockage is in a shared pipe you can report it to Thames Water or Anglian Water for free. If it is on your side, that is where we come in, and a CCTV survey shows exactly which it is.
CCTV drain surveys start from £180. The price depends on the length and access of the drain run, and you get the recording, a plan of the run and a written report you can pass to a buyer, an insurer or a solicitor.
Not between 8am and 5pm, Monday to Friday. Outside those hours there is a £50 + VAT call-out on top of the out-of-hours rate, and we tell you the cost on the phone before anyone sets off. Every rate is listed in full on our prices page.
Inside the house it is nearly always fat, grease and wipes. Outside it is tree roots, collapsed or displaced clay sections on older properties, and silt from surface water. Repeated blockages in the same place are a sign the pipe itself is damaged, which is why we survey rather than just clear a drain that keeps coming back.
