Clay under the town, and why that is the whole drainage story here

The properties where the job gets more interesting
The High Street and the town centre. Pedestrianised, mixed use, with flats above shops and shared stacks and drains serving several units. The regeneration scheme completed in December 2025 brought a one way system through the centre, new crossings at Monarchs Way and sustainable drainage in the landscaped areas, and while the High Street Car Park was out of use, parking shifted to Eleanor Cross Road and the Pavilions. We plan town centre jobs around that access, because a jetting unit is no use two streets from the drain it needs to reach.
Theobalds Grove. The northern end of town around its own station. Older residential streets with mature trees and plenty of original clay pipework still in service, which is exactly the combination that produces repeat blockages from root ingress. The post war estate stock. The overspill era housing across this end of the borough generally has drainage that is sound but sixty or seventy years old, in ground that moves.
