A gully overflowing across the path or a WC that will not clear cannot wait until the end of the week. Vantage Plumbing and Heating runs a genuine 24 hour service, 365 days a year, and we do not just punch a hole through the blockage and leave. We clear the drain, find out why it blocked, and fix the cause.
We cover Wheathampstead and its hamlets from our base in Stevenage, roughly nine miles north east. Gas Safe registered under 956889, company number 13248357, and a 2 year guarantee on our workmanship.
Vantage Plumbing and Heating covers Wheathampstead from our base in Stevenage. We are Gas Safe registered under 956889, we carry the common parts on the van, and we guarantee our labour for 2 years.
Wheathampstead is one of the oldest settlements on our patch. The conservation area takes in the presumed Saxon and medieval core of the village, St Helen’s Church has a chancel dated to 1280, and the housing runs from timber framed buildings through eighteenth and nineteenth century brick to the post-war estates. For drainage that history matters, because the drains under a village grow in the same layers as the buildings above them.
The River Lea runs right through the middle, past the Mill Bridge, the Bull and the listed Corn Mill. This is the upper Lea, a much smaller river than the one that passes Hertford and Ware downstream, but it still puts the heart of the village at river level. Excavations near the river can run wet, and gullies and surface water drains on the lowest plots are the first thing to struggle in a downpour, so if your property sits near the Lea it pays to keep the surface water side of your drainage in good order.
Then there is a genuinely local point most drainage firms passing through will not know. Some of Wheathampstead’s post-war housing was built on former industrial land, including the sites of Murphy’s chemical works and the Helmet Works. Housing on former works land can sit on made ground and inherit buried services and drain layouts that bear no resemblance to the deeds. On plots like that we put a camera down before we assume anything about where a run goes.
The village is chalk country on the upper Lea, which is where the tap water gets its hardness. Affinity Water supplies the drinking water and classes it as very hard, and that plays a part in drains too: scale roughens the inside of old waste pipes, and fat and soap bind to scale far more readily than to a smooth bore.
Two different companies serve this village, which catches people out. Affinity Water supplies the drinking water, but the sewerage undertaker for this part of Hertfordshire is Thames Water, and it is Thames Water that owns the public sewers your drains eventually join.
The dividing line moved in 2011, when private sewers and lateral drains transferred to the sewerage undertakers. Since then the drain within your boundary that serves only your property is yours. The lateral, meaning the section that carries on beyond your boundary, belongs to Thames Water, and so does any shared run serving more than one property, even where it crosses private gardens. Surface water drainage on your own land, a soakaway or a driveway channel for example, was never part of the transfer and remains yours.
In practice: a blockage between your kitchen gully and your boundary is your problem, and we can clear it. A blockage in a shared run behind a terrace on the High Street, or in the lateral out under the road, sits in the public sewer, and resolving that is Thames Water’s responsibility rather than yours. Part of our job is telling you honestly which side of the line your problem sits on before you spend money.
Blocked drain clearance. Rods, electro mechanical machines and high pressure jetting, chosen to suit the blockage and the pipe rather than whatever happens to be closest in the van. Old clay runs in the village core get treated with more care than modern plastic on the estates.
High pressure water jetting. The right tool for fat, scale, silt and root fibre. Jetting scours the full bore of the pipe back to the wall instead of just opening a channel through the middle that closes again in a month.
CCTV drain surveys. A recorded camera survey with a written report. This is how you find out why a drain keeps blocking, what condition a run is really in before you buy a house, and what evidence your insurer wants to see.
Root cutting and removal. Cutting heads on the jetting unit take the root mass out, then the camera goes down to find the defect the roots came in through, because they will return through the same joint if it is left open.
Drain relining and repairs. A patch liner for a single open joint, full length lining for a run that is cracked along its length, and excavation only where a pipe has genuinely collapsed and there is nothing left to line.
Gullies, manholes and inspection chambers. Cleared, rebuilt where the benching has gone, and covers replaced where they are cracked or sitting proud.
Surface water, patios and soakaways. Channel drains for driveways, downpipe and patio runoff sorted, and honest advice about whether a soakaway will actually work on your ground before anyone digs a hole for one.
Roots. The big one in Wheathampstead. A village this old has mature trees along its lanes and gardens, and plenty of salt glazed clay pipework still in service beneath them. Clay drains were laid in short lengths with rigid joints, and roots find the moisture at every joint that has moved.
Fat, grease and wipes. Worse in older, shallower falls. Fat cools and sets on the pipe wall, wipes catch on it, and the pipe closes from the outside in. Nothing marked flushable is flushable.
Displaced and collapsed clay. A century or more of ground movement and loading eventually opens joints and cracks barrels. On made ground, including plots over the old works sites, settlement can leave a belly in the run where silt collects and blockages start.
Buried and altered runs. Extensions and garden rooms have gone up over old drain lines across the village for decades. A built over manhole or an awkward bend added to dodge a new footing is a classic cause of the blockage that comes back every year or two.
Silt washing in. Where a defect lets fine material in from the surrounding ground, it settles in the invert and builds until the drain blocks for no visible reason. Common near the river and on disturbed ground.
The High Street core and the conservation area. The oldest drains in the village serve the oldest buildings, and the conservation area was first designated back in 1969 for good reason. Access is tight, the runs have been altered over generations, and anything involving excavation near listed frontages needs planning before it needs a spade. This is where no dig relining earns its keep, because a liner repairs the pipe from the inside without touching the surface above it.
The Hill and Lower Luton Road. These two roads carry the concentration of the village’s locally listed buildings, more than 60 of them across the village as a whole. Period properties, established gardens, mature trees, and clay pipework of matching age. Root ingress and open joints are the recurring faults, and we survey before we quote a repair here rather than guessing.
The post-war estates on the former works land. Housing over the Murphy’s chemical works and Helmet Works sites can have drainage that does not match expectations, buried services from the previous use, and made ground that settles differently from undisturbed soil. A CCTV survey is cheap insurance before any assumption about a drain run on these plots.
Amwell and Gustard Wood. The outlying hamlets are a different job again. Amwell sits about a mile south west of the village, and Gustard Wood lies two miles north along the B651, scattered cottage stock wholly within the Green Belt. Some outlying properties will be on private drainage, septic tanks or treatment plants rather than the public sewer, and those come with their own rules and their own failure modes. We survey and advise on private systems as well as mains drainage.
A homebuyer survey does not look inside the drains. In a village with this much old clay in the ground, plus post-war plots on former industrial land, that is a genuine gap. A pre purchase CCTV survey tells you whether the run is sound, where the manholes are, whether anything has been built over the line, and whether roots are already in the joints.
A gurgling toilet, a slow basin and a smell in the hallway can be a blocked run outside or a trap and vent problem inside the house. We are plumbers as well as drainage engineers, so we can deal with either without handing you to a second trade halfway through. If the fault turns out to be indoors, see our general plumbing page at general plumbing in Wheathampstead, and if a damp patch turns out not to be a drain at all, our leak detection in Wheathampstead service picks it up.
A straightforward clearance is priced as a callout and a first hour, agreed on the phone before we set off, out of hours included. Anything beyond that first hour is agreed before we carry on.
Surveys, jetting and repairs are quoted on the length, depth and condition of the run. Repairs range from a patch liner on a single joint up to excavation of a collapsed section, and we do not put a number on a repair until the camera has been down, because any figure produced before that point is a guess.
If you are thinking about a buildings insurance claim, check your policy for what it covers, and we can provide the report and recorded footage your insurer asks for.
We fix causes, not just symptoms, and we tell you when a problem belongs to Thames Water rather than to you. One firm for the drain outside and the plumbing inside. Gas Safe registered under 956889 for the heating side of the business. Covering Wheathampstead from Stevenage, and Hertfordshire, Bedfordshire and Cambridgeshire more widely. Emergency cover 24 hours a day, every day of the year, and a 2 year guarantee on our workmanship.
When rods will not shift it, drain unblocking in Wheathampstead moves on to high pressure jetting. A jet scours the full bore of the pipe rather than punching a hole through the middle of the blockage, which is why a jetted drain usually stays clear far longer where fat and scale have built up over years.
The honest limit of jetting is that it clears, it does not repair. If a drain blocks again within a few weeks of being jetted, something inside the pipe is holding material back. The next step then is a camera, not a second jet. We would rather survey it once properly than jet the same length of pipe three times.

Who do I call first, you or Thames Water? It depends where the blockage is. Within your boundary and serving only your house, it is yours, and we can be with you quickly. In a shared run or beyond your boundary, it is in the public sewer and resolving it is Thames Water’s responsibility. Ring us on 01462 506374 and we will help you work out which before anyone spends money.
My drain keeps blocking at the same point. What is going on? There is a defect there. In Wheathampstead’s older clay runs it is usually roots in a joint, a displaced pipe or a built over manhole. Rodding it clear every time treats the symptom. One CCTV survey finds the cause, and then it can be fixed once.
Can you repair a drain without digging up the garden? Usually, yes. Most defects can be repaired from inside the pipe with a patch liner or a full length liner, with no excavation at all. We only dig where a pipe has actually collapsed, and in the conservation area that no dig approach also avoids disturbing surfaces nobody wants disturbed.
Are tree roots really that common a cause here? Yes. An old village means mature trees and old clay joints, exactly the combination roots exploit. We cut the roots out, then line or patch the joint they came through, otherwise they grow straight back.
I am buying a house in the village. Is a drain survey worth it? In our view, yes, and especially on older properties or on the post-war plots built over the former works sites, where drain layouts do not always match expectations. You get recorded footage and a written report before exchange rather than an expensive surprise after it.
My property is outside the village, out towards Gustard Wood. Are you still able to help? Yes. Some outlying properties are on septic tanks or treatment plants rather than mains drainage, and we survey, maintain and advise on private systems as well as public sewer connections.
