Water loose in a Bedford home at 2am? Ring 01462 506 374. A person answers, helps you shut it off while you are still on the line, and tells you the charges before an engineer leaves.

Tonight: water through a ceiling, a light fitting or down a wall
Tonight: a burst the stopcock will not stop
Tonight: a leaking cylinder you cannot isolate
Morning: a drip under a sink with its valve turned off
Morning: a cistern running into the overflow
Anything in the morning group costs less on a weekday, because between 8am and 5pm there is no call-out fee. Tell us what you can see and we will say honestly which it is.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
Turn the internal stopcock clockwise until it stops. If it is stiff, ease it back and forth a little at a time. Forcing an old spindle with a wrench is how a leak becomes a flood.
A leak from one toilet, tap or washing machine can often be stopped at the slotted isolation valve on its feed. Turn the slot a quarter turn so it sits across the pipe, and the rest of the house keeps its water.
If water is near sockets, a ceiling light or the consumer unit, switch off at the consumer unit, but only if you can reach it standing somewhere dry. The boiler and immersion heater should go off as well.
The Victorian streets that fill much of the old town, in The Poets, De Parys, The Saints and along Goldington Road, usually have the stopcock under the kitchen sink or low on the front wall where the supply comes in. It may be boxed in by now.
Inside the town centre conservation area, where some houses are Georgian and many are listed, the supply can enter through a cellar or under a suspended floor.
At Great Denham, built from the 1990s, and in the Wixams homes put up since 2007, look first in the service cupboard near the front door or under the kitchen sink. These valves normally turn, but check yours has not been left half closed since the house was handed over.
Most out of hours calls from Bedford fall into a handful of types, and the vans carry parts for all of them.
Burst pipes in lofts, walls and under floors
Leaking joints, tap connectors and valves
No water at all, when the street still has supply
Toilets and cisterns overflowing
Leaking or split hot water cylinders
Blocked toilets and inside drains
Outside drains backing up towards the house
Failed shower and heating pumps
Stopcocks that have seized or will not seal
If the job is different from what you described, the engineer stops and prices it before carrying on.
National guidance from the Drinking Water Inspectorate is that homes built before 1970 may still have lead supply pipes. Much of central Bedford predates that by decades, so a burst in an older terrace can mean a lead or iron section with later copper teed in wherever was convenient.
Newer homes fail differently. A plastic fitting not pushed fully home can hold for years, then let go after a pressure surge somewhere you cannot see until the ceiling stains.
The Great Ouse runs through Bedford, and the council’s flood assessment admits groundwater is poorly understood in the lower valley on clay and alluvium. A wet floor there is not always a pipe.
Where the source is unclear, we trace it before lifting anything, so boards only come up where the leak is. See leak detection in Bedford.
A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.
A person answers, day or night. First we make sure the water is off or slowing, and that nobody is near wet electrics. Then we ask what has failed, how long it has been going and how to reach the property.
Before anyone sets off you are told the call-out charge and the rate for that hour, and you decide whether we come. For a reactive visit, half of the first hour is paid up front. Sometimes the honest answer is that a weekday visit makes more sense.
No call-out fee applies on weekdays from 8am until 5pm. The first hour of plumbing is £140 + VAT (£168 including VAT) and is the minimum charge, then £60 + VAT per half hour.
Evenings, nights and weekends, each attendance carries a £50 + VAT (£60 including VAT) call-out on top of the hourly rate. Out of hours plumbing is £198 + VAT for the first hour on weekday evenings until 8pm and weekends from 8am to 8pm, or £250 + VAT overnight from 8pm to 8am. Every rate is on our pricing page.
Get everyone out, leave light switches and appliances alone, and ring the National Gas Emergency Service on 0800 111 999 before calling us or anyone else.
Once the network engineer has made the supply safe, we can repair the appliance or pipework as Gas Safe registered engineers. Gas work at night or at weekends costs £225 + VAT for the first hour, then £75 + VAT for each half hour.
An emergency visit stops the water and makes the pipework sound. Plaster and flooring need drying before anyone makes good, and insurers often want to see the damage, so photograph it first.
Ask the engineer to note what failed and what was done. Our engineers are employed by Vantage Plumbing and Heating Limited, Gas Safe registered under 956889, and our labour carries a 12 month guarantee.

Water you cannot stop, water near electrics, a leaking cylinder or sewage coming back into the house. A leak you have isolated can usually wait for a weekday.
Stop forcing it, as an old spindle can snap. Try the outside stop tap, then ring us.
Some may, as national guidance says homes built before 1970 can. We check the pipe before repairing it.
Not always. In low lying parts of the valley it can be groundwater, and we tell you which before recommending plumbing work.
Yes. On reactive call-outs, 50% of the first hour is paid up front, and you are told the full charges before that.
Leave the property, do not use switches and phone 0800 111 999 first. When the network has made things safe, we can repair what caused it.
Ask the engineer to note what failed and what was done on the visit. Photographs you take before the clear up help too.
We cover the MK40 to MK45 districts: the town centre and Castle, De Parys, Harpur, Cauldwell, Kingsbrook, Queens Park, Newnham, Goldington, Putnoe and Brickhill, with Kempston, Great Denham and Wixams on the edges.
