Emergency Plumber in Brookmans Park

Most of Brookmans Park went up between the late 1920s and the war, so the age of the house tells us a lot about where water escapes. Whatever the hour, a person answers 01462 506 374.

Emergency Plumber in Brookmans Park

A 1930s village, replumbed many times since

Brookmans Park grew after land from the Gobions Estate was sold for building in 1923 and the station opened in 1926. House building peaked just before the war, with more than a hundred homes finished in 1938 alone, and post-war roads such as Peplins Way and Oaklands Avenue filled in later.

Few still have their original pipework. Every kitchen refit and heating upgrade leaves more joints and buried runs, so knowing roughly when your house was built helps us judge where the trouble is and what to bring.

Call and talk to an engineer, or send us the details and we will come back to you with a price.

Tonight, or first thing in the morning

Worth a call tonight

Water you cannot stop, a sagging or dripping ceiling, water in light fittings or sockets, or no water at all where someone is elderly, unwell or very young.

Fine until the morning

A dripping tap, a toilet that keeps refilling, or a leak that stopped once you closed a valve. Weekdays from 8am to 5pm carry no call-out fee, so waiting saves money.

Not sure which

Ring and describe it. You will be told honestly whether it needs someone tonight, and how to keep it safe if not.

The first five minutes

Most damage is done while people hunt for the valve. In order:

Stopcock: turn it clockwise until it stops, then open the cold taps to drain what is left

Isolation valves: if only one toilet, basin or appliance is leaking, a quarter turn on its small valve is enough

Electrics: switch off at the consumer unit only if you can reach it standing somewhere dry

Hot water: turn off the boiler or immersion heater if the leak is on the hot side

If the stopcock will not move, do not force it. Use the stop tap under the small cover at your boundary instead.

Where the stopcock tends to be in Brookmans Park

In the interwar semis and detached houses on roads such as Westland Drive, Uplands Drive and Georges Wood Road, start under the kitchen sink, then look low on the front wall where the supply comes in. Expect it to be painted over and stiff.

The bungalows, and the bungalettes with their veranda porches on Tuscan columns, usually have it under the kitchen sink. In the post-war houses on Peplins Way, Oaklands Avenue and around Bluebridge, try a hall cupboard or the space under the stairs.

Find yours before you need it and turn it once or twice a year so it does not seize.

Pipes in the loft over a single storey home

A bungalow puts the tank and pipes directly above the rooms you live in. When a loft pipe splits in a hard frost, the water comes straight through a bedroom or living room ceiling.

Check the loft lagging each autumn. If a ceiling is bulging, keep out from under it and leave the light below switched off.

Answered by a person, day or night

A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.

What we come out for

Burst and leaking pipes, including joints under floors

No water at all, once you know the street still has a supply

Cisterns or cold water tanks that keep filling and overflowing

Leaking hot water cylinders in airing cupboards and lofts

Blocked toilets and drains backing up into the house

Shower pumps and heating pumps that have failed

Water coming through a ceiling from the room above

If the neighbours have no water either, the fault is probably in the main, and Affinity Water, which supplies the borough, is the one to ring.

The phone call, and what it costs

Whatever the time, 01462 506 374 is picked up by a person, not a machine. They ask what is happening and whether the water is off, then tell you the charges before anyone leaves our Stevenage base.

Monday to Friday, 8am to 5pm, there is no call-out fee and plumbing is £140 + VAT (£168 including VAT) for the first hour, then £60 + VAT per half hour. Evenings, nights and weekends add a call-out of £50 + VAT (£60 including VAT) to each attendance, on top of the out of hours rate we give you on the call.

The first hour is the minimum, half paid up front, and anything beyond what was described is priced before it starts. See our pricing page.

Finding a leak without lifting every floor

A meter that turns with every tap shut, a spreading damp patch or boiler pressure that keeps falling all point to a pipe leaking out of sight.

Lifting boards at random costs more than the leak. We work out the pipe’s likely route, isolate sections to narrow it down and only open up where the evidence points, which matters in houses altered as often as these.

A gas smell, and what happens after the leak

If you smell gas, get everyone out, leave switches and appliances alone and ring the National Gas Emergency Service on 0800 111 999 before anything else. Once they have made it safe, our engineers, Gas Safe registered under 956889, can repair the fault.

Once the water is under control we repair the pipe properly, not with a temporary clamp, and can give you a written note of what failed and what was done for your insurer.

Photograph the damage before clearing up. Our engineers are our own staff, and the work carries a 12 month labour guarantee.

Frequently asked questions

Water you cannot stop, water near electrics or a ceiling holding water. Most other leaks can be isolated and left for a weekday.

Leave it rather than forcing it, and use the stop tap at your boundary instead. We can replace the seized valve once the water is off.

£50 + VAT (£60 including VAT) for each attendance outside weekday hours, on top of the out of hours rate. You are told both on the phone before we set off.

No. Between 8am and 5pm on weekdays there is only the hourly rate to pay.

Yes, at the consumer unit, but only if you can reach it without standing in water. Do not touch the light switch in that room.

Yes, if it is your only toilet or waste is coming back into the house.

Yes. We can give you a written note of what we found and what we repaired.

If closing the stopcock and switching off the heat stops the flow, it can usually wait until morning.

Areas we cover around Brookmans Park

We cover all of Brookmans Park and the AL9 area around it, from early roads such as The Grove, Kentish Lane and Uplands Drive to Bradmore Way, Mymms Drive and the post-war phases around Peplins Way.

The village sits on the A1000 between Hatfield and Potters Bar, and we work along that stretch too, including Water End. For planned work and everything else we do locally, see our Brookmans Park page.

Water where it should not be

Ring 01462 506 374 at any hour. A person will help you get the water off, then tell you the charges before an engineer sets off.
