Burst pipe or overflowing cistern in Cheshunt? Phone 01462 506 374 at any hour. A person picks up, helps you stop the water, and gives you the cost before an engineer is sent.

Whoever answers starts with the water, not the paperwork. Is it still running, have you found the stopcock, is anything electrical wet? If not, we talk you through it while you stay on the line.
Next come the questions that shape the visit: what has failed, whether there is a flat or room below, and where to park in EN7 or EN8. Then you hear the call-out and the rate for that hour, and you decide whether we come.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
Waiting for a weekday between 8am and 5pm removes the call-out fee altogether. Some problems cannot wait, though.
Call now: water you cannot stop at any valve
Call now: water reaching sockets, lights or the fuse board
Call now: no water at all while neighbours have supply
Wait: a tap dripping or a cistern running on
Wait: a leak that stops when its valve is closed
Wait: a radiator valve weeping onto a towel
If you are unsure, describe it and we will say which side of the line you are on.
Close the internal stopcock by turning it clockwise. If it will not move, do not lever it with a wrench. The outside stop tap, usually under a small cover near your boundary, is the next option.
For a single appliance or toilet, the slotted isolation valve on its supply pipe does the job without leaving the whole house dry. A quarter turn with a screwdriver closes it.
If water has reached anything electrical, switch off at the consumer unit from a dry spot. Then open the cold taps to drain what is left and switch off the boiler and immersion heater.
Cheshunt grew as a commuter town from the 1930s. In homes of that era, try under the kitchen sink, then the floor just inside the front door, where some stopcocks sit under a small hatch.
Many post-war council houses here were built for London overspill. The valve is usually under the sink or in a hall or airing cupboard, and it may be the original, stiff from decades of hard water.
The houses built over the old glasshouse land, and newer ones at Cheshunt Lakeside and Brookfield, normally have the stopcock in a kitchen unit or a utility cupboard. It usually turns easily, but find it before you need it.
Burst and split pipes, including frozen loft runs
Leaks from joints, valves and flexible tap connectors
Total loss of water inside the property
Toilets overflowing or cisterns that will not stop filling
Leaking hot water cylinders
Blocked toilets and drains backing up
Shower and heating pumps that have failed
Our vans carry the common fittings for all of these. If what we find is different from what was described, the engineer stops and prices it with you before going further.
A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.
Some leaks never show as a drip. A meter that keeps turning with every tap shut, a warm patch on a floor or a damp mark that keeps spreading all point to a hidden leak. We trace it first so floors come up only where they must.
Outside, the pipe from the boundary stop tap to the house is the homeowner’s, and the water company’s responsibility ends at the boundary. Our leak detection in Cheshunt page covers tracing a leak on your side of it.
Weekdays between 8am and 5pm carry no call-out fee at all. The first hour of plumbing, which is also the minimum, is £140 + VAT (£168 including VAT), and each half hour after it is £60 + VAT.
Outside those hours, every attendance carries a £50 + VAT (£60 including VAT) call-out on top of the hourly rate, and the out of hours plumbing rate is quoted before anyone leaves. On reactive jobs we take half of that first hour in advance.
Nothing beyond the first hour happens without you knowing what it will cost.
A smell of gas means leaving the building, leaving switches alone and phoning the National Gas Emergency Service on 0800 111 999. That call comes before ours.
When they have made the supply safe, our Gas Safe engineers, registration 956889, can repair the appliance or pipework. At night or at weekends, gas work runs at £225 + VAT for the opening hour and £75 + VAT for every half hour after.
Stopping the water and making the pipework sound is the emergency job. Ceilings and floors usually need to dry before anyone makes good, so photograph the damage and speak to your insurer early.
Ask the engineer to jot down what failed and what was replaced. Our engineers are employees of Vantage Plumbing and Heating Limited, the vans are stocked, and the labour has a 12 month guarantee.

Water you cannot stop, water near electrics or a complete loss of supply. A leak that stops at a valve can wait for a weekday.
The pipe from the boundary stop tap to the house is the homeowner’s. Up to the boundary is the water company’s.
No. Use the outside stop tap instead, and we can fit a new internal valve on a weekday visit.
On reactive call-outs, half of the first hour is paid up front, after you have been told the charges.
Call 0800 111 999 first and get out of the house. With the gas made safe, our engineers can then deal with the cause.
We trace the leak first so only the section that needs opening is opened.
Usually a note of what failed and what was done, so ask the engineer for it, and take your own photos before clearing up.
We cover all of EN7 and EN8, from the Churchgate conservation area by Cedars Park to Bury Green, Rosedale, Flamstead End and Hammondstreet.
That includes the newer streets at Cheshunt Lakeside and Brookfield. For planned work, see our Cheshunt page.
