Leak in Cuffley? Turn off the water first, then ring 01462 506 374. A person answers day and night, helps you get it under control and tells you the charge before an engineer is sent.

Close the internal stopcock by turning it clockwise. If the leak is from one tap, toilet or appliance, close the small isolation valve on its pipe instead and keep water to the rest of the house.
Many older Cuffley houses have a cold tank in the loft feeding the hot taps and a vented cylinder. Shutting the stopcock does not empty that tank, so open the hot taps as well as the cold and the flow stops sooner.
If water has reached a light, socket or the consumer unit, switch off at the consumer unit from somewhere dry. Turn the boiler off so it is not firing into a system that is losing water.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
Ring straight away for water you cannot stop, water through a ceiling or near electrics, a leaking unvented cylinder or sewage coming back into the house.
Anything you have stopped at its own valve can usually wait: a toilet feed, a waste trap, a weeping radiator valve. Monday to Friday between 8am and 5pm there is no call-out fee, so the morning is the cheaper choice.
Not sure which you have? Tell the person on the phone what you can see and you will get a straight answer.
Cuffley was a handful of houses and farms until the railway arrived in 1910, and most homes date from the decades that followed. In the interwar and early post-war houses along Tolmers Road, Sopers Road and Homewood Avenue, look under the kitchen sink or low on the front wall where the main comes in.
Many of those houses have since been extended or rebuilt. When a kitchen moves, the stopcock is often boxed in behind units or left in what is now a utility room or cloakroom. In later infill, try the hall cupboard or under the stairs.
Northaw’s older buildings around Church Lane predate the mains, so the pipe can enter almost anywhere. Whatever the house, find and test the valve on a quiet day.
The village is mostly large houses in large gardens, and extensions have added en suites, second bathrooms and utility rooms over the years. That means long runs of pipe under floors and through ceilings, and a leak upstairs can travel some way before it shows.
Pipes feeding a room over an unheated garage, and outside taps on long garden runs, are the first to split in a freeze. Lag what you can reach, and have an isolation valve inside the house so the outside run can be drained before winter.
Cuffley Brook runs behind Brookside Crescent, and a few homes sit within its floodplain. The parish is also prone to surface water flooding in heavy rain, particularly in Cuffley itself.
Water rising through a floor gully or backing up in a downstairs toilet during a storm is usually a drainage problem, not a burst, and the fix is different. Tell us what the weather is doing when you ring. If a drain needs checking afterwards, a CCTV drain survey gives a recording and written report that insurers accept.
A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.
Burst, split and leaking pipes in lofts, under floors and behind panels
No water to the house, or to one floor or bathroom
Cisterns and loft tanks overflowing from a failed float valve
Leaking hot water cylinders and failed shower pumps
Blocked toilets and drains, jetted from the van
Our engineers are employed by us, not subcontracted, and the vans are stocked for the usual failures. If the job turns out bigger than described, the engineer stops and prices it before going on.
Monday to Friday, 8am to 5pm: no call-out fee. The first hour, which is also the minimum, is £140 + VAT (£168 including VAT), then each further half hour is £60 + VAT.
At any other time, each attendance carries a £50 + VAT (£60 including VAT) call-out on top of the hourly rate, and the out of hours plumbing rate is £198 + VAT for the first hour on weekday evenings until 8pm and weekends from 8am to 8pm, or £250 + VAT overnight from 8pm to 8am. On reactive call-outs we take 50% of the first hour up front.
When you ring, you will be asked where the water is, whether it is off, whether it is near electrics and what kind of house it is. You then hear the charges and what the engineer is likely to do before you commit to anything.
A gas smell is different. Leave the house, do not use switches, and call the National Gas Emergency Service on 0800 111 999 first. Once they have made it safe, our Gas Safe engineers can deal with the fault, and a failed boiler is covered on boiler repair in Cuffley.
A leak you cannot see, such as a meter that keeps turning with everything off, is usually a planned daytime job. We trace it by isolating sections of pipework one at a time, so floors are only lifted where the leak actually is.
Keep photos of the damage and ask the engineer to note what failed and what was repaired. Insurers normally want both, and making good plaster or flooring usually runs through the claim.

In a house with a loft tank, the stored water keeps feeding the hot taps until the tank empties. Open the hot taps to drain it faster.
£50 + VAT (£60 including VAT) for the attendance, plus the out of hours rate, which you hear on the phone first.
Usually. It normally means a float valve needs adjusting or replacing, and a weekday visit avoids the call-out fee.
The published sources disagree, and we have not confirmed it from the supplier’s own records. Your water bill shows which company serves your address.
You do. The supply pipe from the outside stop tap into the house is the owner’s responsibility, and the main beyond it is the water company’s.
Yes. Its historic core is a conservation area, so we take care with anything that shows on the outside of a building.
That is usually a drainage or surface water problem rather than a burst. Keep clear of the water and ring us to talk through what you can see.
