HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Water through the ceiling from the flat upstairs, a split pipe in a Southgate loft, no water at all? Ring 01462 506 374, day or night, and a person helps you stop it first.

If the water can be stopped and nothing electrical is wet, a weekday visit costs less and carries no call-out fee. If it cannot, ring now.
Now: a leak that keeps running with the stopcock closed
Now: water coming through into the flat below, or into wiring
Now: sewage coming up through a toilet or floor gully
Morning: a loft tank overflow dripping outside the house
Describe what you are seeing when you call and we will tell you honestly which side of the line it falls.

Bush Hill Park was built from the 1880s, after its station opened in 1880, and houses of that era across the borough were piped long before plastic. The stopcock is usually under the kitchen sink or at the front wall where the supply enters, sometimes in a cellar.
Much of Enfield was built up between the wars, and Southgate grew in the 1930s after the Piccadilly line arrived in 1933. Many houses of that age were built with a cold tank in the loft feeding a hot water cylinder, so shutting the stopcock stops the refill but not the tank. Open the hot and cold taps to drain it.
From the 1960s towers at Edmonton Green to newer homes at Enfield Island Village, flats often share risers and have their own stopcock in a kitchen or hall cupboard. If water is coming from above, knock on the neighbour’s door and tell the building managers too.
Close the stopcock clockwise. If it will not move, do not lean on it; an old valve can shear. Use the isolation valve on the leaking appliance instead if there is one.
Switch off at the consumer unit if water is near sockets or fittings, provided you can reach it from a dry floor. Turn off the boiler and any immersion heater, then catch what you can and move valuables out of the way.
Much of this part of London sits on London Clay, which shrinks in dry spells and swells when wet. Movement like that is a known cause of fractured sewers and service pipes.
The signs are a wet patch in a front garden that never dries, a water meter turning with every tap closed, or a drain that blocks again soon after it was cleared. Those are rarely a middle-of-the-night call, but they are worth booking in before they turn into one.
Burst and split pipes, including frozen loft pipework
Leaks from joints, valves, baths, showers and appliances
No water or pressure too low to use
Overflowing cisterns and loft tanks
Leaking cylinders in airing cupboards
Blocked toilets and drains backing up indoors
Failed pumps on showers and heating systems
On drains we carry high pressure jetting, and since 2011 most shared drains and lateral pipes beyond your boundary belong to the sewerage company. Where a fault is not obvious, a CCTV drain survey gives you a recording and a written report insurers accept.
A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.
A stain spreading across a ceiling or a boiler that keeps losing pressure can mean a leak buried in a floor or wall. The quickest way to find it is rarely to start lifting boards.
Our engineer isolates parts of the pipework one at a time and watches which section loses water, then opens up only where the evidence points. You are told before anything is cut or lifted.
On weekdays between 8am and 5pm there is no call-out charge. Plumbing in those hours costs £140 + VAT (£168 including VAT) for the first hour, and each half hour after that is £60 + VAT.
Evenings, nights and weekends add £50 + VAT (£60 including VAT) to each attendance, on top of the hourly rate. You hear the out of hours plumbing rate on the phone before the engineer leaves, and half of the first hour is paid up front.
The first hour is the minimum charge. If the job is not what was described, the engineer stops and prices it before continuing.
Smell gas? Leave the property, do not use switches or anything that could spark, and call the National Gas Emergency Service on 0800 111 999. In a block, warn neighbours on the way out if it is safe to.
For water, we ask where it is coming from, whether it has stopped and what kind of building you are in. Once the leak is under control you can have a written note of the cause and the work for your insurer or managing agent. Our engineers are our own, Gas Safe registered under 956889, and the work carries a 12 month labour guarantee.

Knock on the neighbour’s door, switch off your electrics if water is near them and tell the building management. If the leak is in shared pipework, the building owner may need to be involved.
Usually not, if it is only running out through the overflow pipe. It is normally a float valve, which can wait for a weekday.
Yes, £50 + VAT (£60 including VAT) on each out of hours attendance, plus the out of hours rate we quote before setting off.
It is possible. Thames Water says you are unlikely to have lead pipes if your house was built after 1970, so older homes are the ones worth checking.
Half of the first hour on reactive call-outs, with anything beyond the first hour agreed before it is done.
Since 2011 most shared drains and lateral pipes beyond the boundary belong to the sewerage company rather than the homeowner.
