Emergency Plumber in Harlow

Tonight or a weekday

Harlow has a lot of maisonettes, flats and terraces, so a leak is often a neighbour’s problem within minutes. That shifts the line between what needs someone now and what can wait.

Now: water reaching the home below or next door

Now: a burst that keeps running with the stopcock shut

Now: water near sockets, lights or the consumer unit

Now: no valve you can find or turn

Weekday: a drip you have isolated at its own valve

Weekday: a toilet that keeps running into the pan

Between 8am and 5pm, Monday to Friday, there is no call-out fee, so anything that is safely contained is cheaper left until then.

Get a fixed price before we start

Call and talk to an engineer, or send us the details and we will come back to you with a price.

The first five minutes

Close your stopcock by turning it clockwise. If it is stiff, ease it back and forth a little at a time instead of forcing it, because a snapped handle leaves you with no way to stop the water.

If the leak is from one toilet, basin or appliance, the small isolation valve on its pipe does the same job with a quarter turn of a screwdriver, and the rest of the home keeps its water.

Water near electrics comes next. Switch off at the consumer unit only if you can reach it standing somewhere dry. If you cannot, keep clear and tell us.

Then open the cold taps downstairs to drain what is left in the pipes, and put towels and bowls down.

Stopcocks in new town homes

The first neighbourhoods

Harlow was designated a new town in March 1947. In houses from its first decades, the stopcock is usually low under the kitchen sink or in a hall cupboard, and often stiff from years of not being turned.

The 1970s estates and later

On the Sumners and Katherines estates, try under the sink or the stairs. At Church Langley, completed in 2005, and Newhall, look in a service cupboard near the front door.

Maisonettes and blocks

Some maisonettes share parts of their supply with a neighbour. In a block such as The Lawn, the town’s Grade II listed tower, there is a valve for your flat and a communal one. Find out which is yours before you need it.

Why Harlow valves stick

Affinity Water’s figures put both Harlow supply zones in the very hard range. Scale builds on the seats and spindles of valves that are rarely turned, so the stopcock you need in a hurry may not move. Try yours on a quiet day, and call us if it will not budge.

National guidance from the Drinking Water Inspectorate says homes built before 1970 may still have lead supply pipes, and the pipe from the outside stop valve into the house is the owner’s responsibility. If a leak exposes old lead, we will point it out.

What we come out for

Burst and leaking pipes, in walls, floors and lofts

No water to the property while neighbours have supply

Overflowing cisterns and cold water tanks

Leaking hot water cylinders and valves

Blocked toilets, drains and failed pumps

Our engineers are our own employees in stocked vans, not subcontractors.

Answered by a person, day or night

A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.

When you ring us

Call 01462 506 374 day or night and a person, not a machine, picks up. We ask what is leaking, whether you have managed to stop it, whether it is a house, flat or maisonette, and which part of Harlow you are in.

Before anyone sets off you are told the call-out charge, the rate for that time and the deposit, which is half of the first hour. You decide whether to go ahead.

Out of hours charges

A Harlow visit on a weekday between 8am and 5pm has no call-out fee. Plumbing then costs £140 + VAT (£168 including VAT) for the first hour, which is the minimum charge, and £60 + VAT per half hour after that.

At any other time, each attendance carries a £50 + VAT (£60 including VAT) call-out on top of the hourly rate, and the out of hours rate is £198 + VAT for the first hour on weekday evenings until 8pm and weekends from 8am to 8pm, or £250 + VAT overnight from 8pm to 8am.

If the work turns out different from what was described, the engineer stops and prices it before carrying on. Full rates are on our pricing page.

Hidden leaks, and after the water stops

Water appearing on a ceiling can travel a long way from its source in a block or maisonette. Pipework can be isolated and pressure tested in sections rather than taking up floors at random; leak detection in Harlow explains how.

Around 30% of Harlow homes are owned by the council or a housing association. If you rent one, report the leak to your landlord as well, since their repairs service may be responsible for the pipes.

Making good usually goes through insurance, so ask our engineer for a written note of what failed and what was done.

A smell of gas

Go outside, leave switches and appliances alone, and ring the National Gas Emergency Service on 0800 111 999. They deal with it before anyone else.

Once they have made the supply safe, our Gas Safe engineers (registration 956889) can repair the fault, with a 12 month labour guarantee on the work.

Frequently asked questions

Some maisonettes have linked supply arrangements. Find out which valve is yours before a leak, and call us if you cannot isolate your own supply.

Each attendance outside weekday 8am to 5pm carries a £50 + VAT (£60 including VAT) call-out, plus the hourly rate we quote on the phone.

Harlow’s water is very hard, and scale builds up in valves that are rarely used. Do not force it; try the outside stop tap and call us if that fails too.

Report it to your landlord first, as their repairs service may cover it. If water is escaping and you cannot reach them, close the stopcock and ring us.

Yes. Warn the neighbour, switch off the lighting circuit if it is safe, and call us.

Homes built before 1970 may, according to national guidance. If we find lead on a repair, we tell you.

Yes. Half of the first hour is taken at booking for a reactive Harlow call-out.

Leave, avoid switches and call the National Gas Emergency Service on 0800 111 999. Our Gas Safe engineers can then repair whatever caused it.
