Water pouring from a ceiling on the High Street, or a split pipe in a Rye Park loft? Ring 01462 506 374. A real person answers around the clock and talks you through shutting it off first.

One question sorts most Hoddesdon calls: can you stop the water? If you can, and nothing electrical is wet, it can usually wait for a weekday, when there is no call-out fee.
Urgent: water you cannot stop at any valve
Urgent: water on electrics, or coming through a ceiling
Can wait: a leak already isolated at its own valve
Can wait: a dripping tap, running cistern or slow drain
If you are unsure, describe it on the phone and we will tell you honestly which side of the line it falls.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
Turn off the stopcock, or the valve for your flat. If the internal one will not move, the outside stop tap in the chamber near your boundary is the backup, and it is also where Thames Water’s pipe ends and yours begins.
If water is near anything electrical, switch off at the consumer unit, but only from a dry floor. Turn the boiler off too if hot water is escaping.
Open the cold taps to drain the pipes, put buckets and towels down, and in a flat knock on the door below so your neighbour can protect their ceiling.
Timber framed houses, former coaching inns and Victorian buildings line the High Street, and mains water reached most of them long after they were built. The stopcock can be under a floor, behind later kitchen fittings or in part of a building that was split off years ago.
The St Catherine’s Estate went up in 1883. In houses of that age, start under the kitchen sink, then check under the front room floor and the cupboard under the stairs.
Much of the centre was rebuilt in the 1960s and 1970s. Flats of that period often share a communal supply with a valve for each home, and working out which one is yours is worth doing before you need it.
Under the kitchen sink in most cases, sometimes in a downstairs cloakroom or garage. At High Leigh Garden Village, expect a modern valve in a service cupboard.
Hoddesdon is supplied by Thames Water, and the water is hard. Scale builds up inside stopcocks and isolation valves that are never turned, and you only find out when one will not close in a hurry.
Turn yours off and on once or twice a year. If it is stiff, replacing it on a weekday costs far less than a flood on a Saturday night.
Around Cock Lane, Paul’s Lane, Bell Lane and The Knowle, extensions and conversions have left several generations of plumbing in one house, so tracing a leak to its source can take time.
According to Thames Water, lead supply pipes are rarely found in homes built after 1970, so it is older properties that may still have them. The pipe from the outside stop valve inwards is the owner’s, and after an emergency we can renew a lead section in modern MDPE.
A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.
Burst or split pipes, including frozen runs in lofts
Water dripping through a ceiling below a bathroom
Taps running dry across the whole house
Overflowing cisterns and cold water tanks
Leaking hot water cylinders and cylinder valves
Blocked toilets and drains backing up indoors
Heating or shower pumps that have given up
Our vans carry high pressure jetting for drain blockages. Since 2011 most shared drains beyond your boundary belong to the sewerage company, so if the blockage is theirs, we will say so.
Weekdays from 8am to 5pm there is no call-out. The first hour is £140 + VAT (£168 including VAT) and is the minimum, then it is £60 + VAT per half hour.
Outside those times each attendance carries a call-out of £50 + VAT (£60 including VAT) as well as the hourly rate. The out of hours plumbing rate is quoted before an engineer leaves, and out of hours gas work is £225 + VAT for the first hour, then £75 + VAT per half hour.
Half the first hour is paid up front on a reactive call-out. If the job changes once the engineer sees it, the new work is priced before it starts.
Whoever answers asks what is leaking, whether it has stopped, whether it is near electrics and what sort of building it is, since a town centre flat and a house on Rye Park need different kit. Then you hear the price and choose.
A gas smell comes first. Leave, keep switches off and ring the National Gas Emergency Service on 0800 111 999. With the supply made safe, one of our Gas Safe engineers (registration 956889) can then put right whatever caused it.
If you cannot see where the water is coming from, do not start lifting floors. Our leak detection in Hoddesdon page explains how we trace a hidden leak first.
After the repair, the engineer explains what failed and can note it in writing for your insurer. Making good is priced separately, and our labour carries a 12 month guarantee.
