Emergency Plumber in Houghton Regis

Is it a problem for tonight

Two questions decide it. Can you stop the water, and is it anywhere near electrics? If you cannot stop it, or it is dripping through a light fitting, that needs someone tonight.

Sewage coming back up inside the house is the other clear case, and so is a pipe that keeps running after the stopcock is shut, which usually means the valve itself has failed.

A dripping tap, a toilet that keeps refilling or a leak you have isolated at a local valve will cost less on a weekday between 8am and 5pm, when there is no call-out fee. We will tell you honestly which it is.

Finding the shut-off in your kind of house

Tithe Farm, Parkside and Woodside

On the overspill estates the stopcock is usually under the kitchen sink or in the hall cupboard. After decades of kitchen refits, check behind the plinth under the base units too.

The newer homes to the north

Try the kitchen sink first, then any utility or cloakroom cupboard. The outside stop tap is usually under a small cover in the path or drive.

Around The Green and the High Street

In older buildings near All Saints church the valve is wherever the mains first entered, and after years unused it is likely to be stiff.

Five things to do while you wait

Close the stopcock clockwise, and use the outside stop tap if it will not turn

Switch off the boiler and any immersion heater if the leak is on the hot side

Turn off circuits near the water at the consumer unit, standing somewhere dry

Open the cold taps downstairs to drain what is left in the pipes

Move what you can and photograph the damage for your insurer

Do not force a seized stopcock. An old valve can snap, and then a leak becomes a flood.

Hard water and stuck valves

Affinity Water’s zone covering the town is named Luton West and Houghton Regis, and its 2025 report puts the mean hardness at 308 mg/l, which Affinity classes as very hard. In water like that, scale builds inside valves that are rarely touched.

That is why stopcocks seize and why float valves in cisterns stick open and send water down the overflow. Turn your stopcock off and on once or twice a year so it still works on the night you need it.

The pipe under your front garden

The supply pipe from the outside stop valve into your home is the owner’s responsibility, not the water company’s. A leak on it, even under the drive, is yours to repair.

The Drinking Water Inspectorate advises that homes built before 1970 may still have lead supply pipes, which covers much of the overspill housing. If we find lead while fixing a leak, we will point it out and price replacing it separately.

What we are called out for

Burst and leaking pipes, homes with no water, cisterns and tanks overflowing, hot water cylinders leaking in the airing cupboard, blocked toilets and drains, and shower or heating pumps that have failed.

If the whole street has lost its supply, it is a fault in the main and a call for Affinity Water. If it is only your house, the problem is on your side and we can help. For drains, our vans carry high pressure jetting equipment.

Before anyone sets off

The person who answers asks what is leaking, whether it has stopped and where in LU5 you are. Then they tell you what it will cost, before an engineer leaves our Stevenage base.

Outside Monday to Friday, 8am to 5pm, every attendance carries a £50 + VAT (£60 including VAT) call-out on top of the hourly rate, and the out of hours plumbing rate is quoted on that call. In weekday hours there is no call-out fee and plumbing is £140 + VAT (£168 including VAT) for the first hour, then £60 + VAT per half hour.

Half of the first hour is paid up front, and the first hour is the minimum. If the job is bigger than you described, the engineer stops and prices it before carrying on. See our pricing page for the rest.

A leak you cannot find

Water appearing at skirting level, a ceiling stain that grows or a meter that turns with every tap off can all mean a hidden leak. We follow the pipe’s likely route and isolate sections to narrow it down before anything is opened up, so only the right boards or tiles are lifted.

In newer homes the pipes often run in floors and behind plasterboard, so the evidence matters even more. Tell us when the damp first appeared and whether it changes when the heating is on.

Gas smells, and the aftermath

If you smell gas, get everyone out, leave switches and appliances alone and call the National Gas Emergency Service on 0800 111 999 first. When they have made it safe, our Gas Safe engineers, registration 956889, can repair the cause.

Once a leak is fixed, we can leave a written note of what failed and what was done, which is what an insurer will want. Our engineers are directly employed, and the work carries a 12 month labour guarantee.

Frequently asked questions

Water you cannot stop, water near electrics, sewage coming back into the house, or a home with no water where someone vulnerable lives.

Usually under the kitchen sink or in the hall cupboard, sometimes hidden behind a unit plinth after a kitchen refit.

Weekend attendances carry the £50 + VAT (£60 including VAT) call-out, plus the out of hours rate, confirmed on the phone first.

In very hard water the float valve often sticks with scale. Close the isolation valve on its feed and book a weekday repair.

From the outside stop valve into the house, the supply pipe belongs to the owner.

If closing the stopcock and turning off the heat stops it, usually yes. If water keeps coming, ring us.

No. The call is free, and you hear the costs before anyone sets off.

Yes, with the jetting kit on the van. Shared drains beyond your boundary usually belong to the sewerage company.
