HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Kempston runs from Victorian New Town terraces to new homes at Wixams, and a leak behaves differently in each. Ring 01462 506 374 at any hour and a person will talk it through and give you the cost before anyone sets off.

Water you cannot stop at the stopcock, water reaching electrics, a ceiling bulging or leaking, or dirty water rising from a drain or low level waste. Waiting on any of these costs more than the call-out.
A tap or valve that drips after isolating, a cistern running into the pan, or a leak that stopped once the stopcock went off. Weekday visits from 8am to 5pm carry no call-out fee.
Ask a neighbour. If they are dry too, the fault is on Anglian Water’s network; if it is just you, ring us.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
Close the stopcock, clockwise. If it resists, ease it rather than forcing it, because a snapped spindle leaves you worse off. Where one appliance is leaking, the slotted valve on its feed pipe stops it and keeps water to the rest of the house.
Keep clear of wet electrics. Switch off at the consumer unit only if you can reach it dry; otherwise leave the room and tell us when you call.
With the supply off, open the cold taps to drain the pipes, and switch off the immersion or boiler if a cylinder is leaking.
The age of the house is the first thing we ask, because a Box End cottage, a New Town terrace and a Wixams house hide their stopcocks in different places.
In the Victorian terraces and villas of Kempston New Town, built from the 1870s, look under the kitchen sink or on the front wall where the supply enters, or at the cellar head in some. The outside stop tap may be under the front path.
Post war houses off Bedford Road usually have it under the sink or in a hall cupboard. On Wixams and the other modern developments, try the utility or a service cupboard.
Older terraces sometimes share one supply pipe between several homes. In August 2026 a leak in a Cater Street garden was reported to have been losing around 540 litres an hour for four years, and Anglian Water said it was a shared customer-side leak rather than a fault on its network.
The pipe from the outside stop valve into the house is the owner’s responsibility, and where it is shared, so is the problem. If your bill jumps or your pressure drops for no reason, have the supply checked. Leak detection in Kempston explains how we trace it.
Much of the town sits on river terrace gravel, which drains freely, so an underground leak can travel before it shows and a wet patch is rarely directly above the fault.
Near the Great Ouse, which bends around the town and separates it from Queen’s Park, ground can also be wet after heavy rain for reasons that have nothing to do with plumbing. We establish which it is before recommending any digging.
Burst and leaking pipes, including under floors
Blocked toilets, drains and low level wastes backing up
Leaking cylinders and overflowing cisterns
Failed shower and heating pumps
Homes with no water while the street still has it
Blocked drains are jetted with the equipment on the van. Since 2011 most shared drains and lateral pipes beyond your boundary belong to the sewerage company rather than you, and we tell you when a blockage is theirs to clear.
A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.
Weekdays 8am to 5pm: no call-out fee, £140 + VAT (£168 including VAT) for the first hour, which is the minimum, and £60 + VAT per half hour after that.
Outside those times, every attendance carries a £50 + VAT (£60 including VAT) call-out, added to the hourly rate. Kempston callers are given the out of hours plumbing rate on the phone, before anyone drives over.
We ask for half of the first hour when a reactive visit is booked. If the job turns out different, the engineer stops and prices it before going on. See our pricing page.
Where the water is coming from, whether it has stopped, whether it has reached a ceiling or electrics, and roughly how old the house is.
Then the price, before anyone sets off, and your decision. If it can wait until a weekday, we will say so.
Get everyone outside without touching switches, then phone the National Gas Emergency Service on 0800 111 999. Call them before you call us.
Once the network has made things safe, a Gas Safe engineer of ours (registration 956889) can put the fault right, and will show you an ID card on arrival.
You get a written note of what we found and repaired, which is what an insurer asks for. For a drain, a CCTV survey comes with the recording and a written report accepted by insurers.
Making good plaster or floors can be priced once things dry out. Our labour carries a 12 month guarantee.

No. Ground near the Great Ouse can be wet after heavy rain, so we check whether it is plumbing before anything is dug up.
The owner, from the outside stop valve inwards. Where a supply pipe is shared, the owners it serves share the responsibility.
It could be a leak on your supply pipe. We can trace it on a weekday visit without digging up the whole garden.
Not always. Shared drains and lateral pipes past your boundary have mostly belonged to the sewerage company since 2011.
If you can isolate it and switch off the heat, often yes. If water is still escaping, ring us.
