HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
A burst in a Riverside Gardens loft or a leak in a new house off Station Road: ring 01462 506 374 at any hour, talk to a person and know the charge before we set off.

An out of hours visit costs more, so take a moment to decide whether it really cannot wait. The deciding question is whether you can stop the water and keep it away from electrics.
Ring straight away if water is coming through a ceiling, a pipe keeps running after the stopcock is shut, the stopcock is seized while water escapes, or waste water is backing up into the house.
A weeping joint you have isolated, or a cistern that will not stop filling, can usually be made safe and left for a weekday between 8am and 5pm, when there is no call-out fee.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
Close the stopcock clockwise; rock a stiff one gently, never force it
Use the isolation valve on the pipe to a toilet, tap or appliance
Switch off at the consumer unit if water is near electrics and you are dry
Turn off the boiler and immersion if the leak is on hot pipework
Drain down by opening the cold taps on the ground floor
If the inside stopcock will not move, there is usually a stop tap in a small chamber at the front boundary. A key from a hardware shop turns it, but do not force that one either.
Riverside Gardens went up in the late 1960s, and Wilmon Court and Ivel Close in the 1980s. In houses of those ages, try under the kitchen sink first, then the airing cupboard or the garage.
Garfield, off Station Road, was built in 2010, and Rowley Fields in 2018. There the valve is usually in a service cupboard by the front door or under the stairs, and it should turn freely.
The newest homes, at Bramble Corner, Mayflower Lane, Campion Edge, Elderberry Close, Merryweather Grove and Steamer Croft, follow the same pattern. Check your handover pack; it normally marks the valve.
In the older cottages along the High Street and Church Street, it is wherever the supply first entered, often low in the kitchen or behind a cupboard. It may not have been turned for years.
After a hard freeze, the loft is the first place to look in the 1960s and 1980s houses, many of which still have a cold water tank and pipework up there. Insulation laid over those pipes rather than under them leaves them in the cold.
Pipes running through a garage or to an outside tap are the other weak spot. Lagging them in autumn costs far less than one night-time visit.
Anglian Water supplies Langford and owns the mains in the road and the pipe up to the stop tap at your boundary. If you and your neighbours lose water together, ring them first.
Mains do fail. In nearby Biggleswade, Anglian Water began replacing the ageing main in Hitchin Street in June 2026, after 29 bursts there since 2005. From your boundary stop tap into the house, the supply pipe is yours, and that is where we work.
The calls we take from SG18 cover:
Burst and split pipes, in lofts, walls and under floors
Leaking hot water cylinders and their valves
Cisterns and tanks overflowing
No water to the house while the street has supply
Blocked toilets, sinks and drains
Failed shower and heating pumps
Our engineers are our own employees, and the vans are stocked for the common repairs.
A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.
Call 01462 506 374 whenever it happens and you will speak to a person. We ask what is leaking, whether it is stopped and what type of house it is, then tell you the call-out charge, the rate and the deposit before anyone sets off.
Weekdays from 8am to 5pm carry no call-out fee: £140 + VAT (£168 including VAT) for the first hour, which is the minimum, then £60 + VAT per half hour.
Evenings, nights and weekends add a £50 + VAT (£60 including VAT) call-out to every attendance, on top of the out of hours rate of £198 + VAT for the first hour on weekday evenings until 8pm and weekends from 8am to 8pm, or £250 + VAT overnight from 8pm to 8am. Half of the first hour is paid when you book. See our prices.
A damp patch on a floor or a meter that keeps turning with every tap shut does not have to mean lifting floors. The pipework can be isolated and pressure tested a section at a time to narrow it down.
Leak detection in Langford explains how we trace water without unnecessary damage.
Once the leak is fixed, drying out and making good usually go through insurance. Ask the engineer for a written note of what failed and what was repaired, which most insurers want to see.
Should the job prove larger than you described, the engineer pauses and gives you a price before going further. Our labour carries a 12 month guarantee.
Get out, leave switches and appliances alone, and call the National Gas Emergency Service on 0800 111 999. They come first, before any plumber.
Once it is safe, our Gas Safe registered engineers (956889) can find and repair the fault.
