Emergency Plumber in Leighton Buzzard

A leak, or no water at all

Two very different calls reach us from LU7. One is water escaping inside the house. The other is taps running dry, and that one is not always ours to fix.

If the whole street has lost water, the fault is on the mains. In December 2019 around 11,000 people in Leighton Buzzard lost supply while Anglian Water repaired a faulty valve on the pipe feeding the area. Ask a neighbour before calling a plumber.

If only your house is dry, the cause is on your side: a closed or failed stopcock, a frozen or split supply pipe, or a problem with a pump. That is where we come in.

Get a fixed price before we start

Call and talk to an engineer, or send us the details and we will come back to you with a price.

Can it wait until the morning

Now: a burst pipe that no valve will stop

Now: water on electrics or coming through a ceiling

Now: sewage coming back up into the house

Morning: a leak you have already stopped at a valve

Morning: a dripping tap or a cistern that runs on

Weekday visits between 8am and 5pm have no call-out fee, so it is worth being honest with yourself, and we will be honest with you.

Shut it off, keep it safe

The stopcock

Turn it clockwise as far as it goes. If it will not move, leave it rather than forcing it, and use the boundary stop tap outside.

One appliance

Toilets, taps and washing machines usually have a slotted isolation valve on the pipe. A quarter turn with a screwdriver stops that one leak and keeps the rest of the house running.

Electrics and heat

If water and electricity have met, switch off at the consumer unit from somewhere dry. Turn off the boiler and immersion heater, then open the cold taps to drain the pipes.

Stopcocks from New Linslade to the new estates

Around the Market Cross and All Saints, in the oldest buildings, the stopcock can be in a cellar, under a suspended floor or behind kitchen units fitted around it.

The Victorian terraces between the station and the canal, first known as New Linslade, usually have it under the kitchen sink or low on the front wall where the main comes in. Expect it to be stiff.

Linslade more than doubled in size by the end of the 1970s. In homes from that expansion, try under the sink, then the hall or airing cupboard, where the original valve may still be.

In the newest homes on the eastern and southern edges, look in a service cupboard near the front door. It will usually turn.

Victorian pipework and lead

National guidance from the Drinking Water Inspectorate is that homes built before 1970 may still have lead supply pipes, which takes in the Victorian streets by the station and much of the old town.

A burst in one of those houses can mean an old lead or iron section with later copper joined on. We work out what feeds what before cutting anything, so the fix does not start a second leak.

Near the canal and the Ouzel

The town spans the River Ouzel with the Grand Union Canal alongside, and Bridge Meadows between them is flood plain. Damp at ground level in a low lying house there is not always a leak.

We will tell you which it is before recommending any plumbing work. When a leak is real but hidden, we trace it before lifting floors, as our leak detection in Leighton Buzzard page explains.

The call-outs we handle

The vans carry fittings for the common emergencies, including:

Burst and frozen pipes

Leaking joints, valves and tap connectors

Overflowing toilets and cisterns

Leaking hot water cylinders

Blocked toilets and drains

Failed shower and heating pumps

If the job is different from what was described on the phone, the engineer stops and prices it before carrying on.

What you hear before we set off

A person answers, day or night, and helps you get the water under control first. Then we ask what has failed, where you are in LU7 and how to reach the property.

Monday to Friday, 8am to 5pm: no call-out, then £140 + VAT (£168 including VAT) for the first hour and £60 + VAT per half hour. Evenings, nights and weekends: a £50 + VAT (£60 including VAT) call-out per attendance, on top of the out of hours rate, which is quoted before anyone leaves.

The first hour is the minimum, and half of it is paid up front on reactive call-outs.

If you smell gas

Leave the property, do not touch switches, and make your first call to the National Gas Emergency Service on 0800 111 999.

After they have made it safe, our Gas Safe engineers, registration 956889, can repair the appliance or pipework. Gas work outside weekday hours is charged at £225 + VAT for the first hour and £75 + VAT per half hour after that.

When the water has stopped

The emergency visit stops the water and makes the pipework sound. Plaster and floors need to dry before making good, so photograph the damage and ring your insurer early.

Ask the engineer to note what failed and what was done, as insurers generally want that. Our engineers are our own, not subcontractors, and our labour is guaranteed for 12 months.

Frequently asked questions

Check with a neighbour first. If the street is off too, it is a mains fault for the water company. If only you are affected, call us.

Close the stopcock while it is still frozen, keep naked flames away and call us. The split often shows only when it thaws.

Not always. Near the canal and the Ouzel it can be groundwater, and we tell you which before recommending a repair.

Yes, including Wing, Stewkley, Soulbury, Cheddington, Slapton, Ivinghoe and Pitstone.

How to isolate the leak, whether it can wait for a weekday, and the call-out and hourly rate before an engineer sets off.

Yes. Old ones in Linslade and the town centre often are, and we replace them with a valve that turns.

A £50 + VAT (£60 including VAT) call-out per attendance plus the out of hours rate, both given to you before we leave.

Get out and call 0800 111 999 first. We repair the fault after the supply has been made safe.
