EMERGENCY PLUMBER IN LUTON
Start here
Before you phone anyone, turn the water off
If water is running and you cannot stop it at the tap, the first job is the stopcock, not the phone. Turning the mains off buys you time and it is the difference between a wet cupboard and a ruined ceiling. Once it is off, ring us and we will talk you through what to do next while an engineer is on the way.
If it is heating rather than water, turn the boiler off at the switch and leave it. Then ring 01462 506 374. A person answers, day or night.
Emergencies
What we come out for
Anything, day or night, 365 days a year. Out of hours is charged at the out-of-hours rate and you are told the figure on the phone before anyone sets off. These are the calls we get most across Luton:
Water escaping that you cannot isolate, or a leak coming through a ceiling or a light fitting
A burst or split pipe, particularly after a frost
No heating or no hot water, especially with young children or an elderly resident in the house
A blocked or overflowing toilet, sink or shower
A boiler that has locked out and will not reset
A soil stack or shared waste blockage backing up into the property
Common callouts
The Luton emergencies we actually get called to
In the colder months it is pipework in unheated space: loft runs, garages, outhouses and the pipe that crosses a cold external wall. The first hard frost of the season reliably produces a run of calls.
The rest of the year it is failed flexible tap connectors under kitchen and bathroom units, isolating valves that have seized and then split when somebody tried to turn them, and cylinder or immersion failures on stored hot water systems.
Flats
Flats, conversions and the leak that is somebody else’s ceiling
Luton has a lot of flatted and converted stock, particularly around the town centre. The leak is not only your floor, it is the ceiling below, and the isolation point is often not inside your own front door.
Find out now where your incoming stopcock is and whether there is a shared riser isolation you would need a neighbour or a managing agent to reach. When we attend a flat we isolate what we can reach and tell you plainly what needs the freeholder or the agent involved.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
Worth knowing
What an out of hours visit can and cannot finish
Make it safe
At three in the morning the job is to stop the damage: isolating the leak, capping or clamping a failed section, draining down where it is needed and getting the property back to a state where you can go to bed.
Finish if the part is on the van
Our vans are stocked for the common failures, so most jobs do finish on the night.
Tell you what is outstanding
Where the merchants are shut and the part is not one anybody carries, we tell you what is outstanding, what it will cost and when we are coming back, before we leave. You do not get a bill and a shrug.
24/7 cover
Who answers the phone at two in the morning
A person. Not a call centre reading from a script, and not a voicemail promising someone will ring back. That is the whole of the promise and it is the one thing customers tell us other firms get wrong.
We cover Luton from a base in Stevenage, so an out of hours call in Luton is a normal part of the rota rather than a favour.
Landlords
Landlords and managing agents
If you let property in Luton we can attend, make safe and report, and send the invoice and the notes to you rather than expecting the tenant to sort it out. Tell us at the point of booking who is paying and who holds the keys. We can also do a gas safety check at the same visit where an appliance has been involved.
Insurance
Insurance, and the paperwork you will need
If you are claiming for water damage, your insurer will usually want to know the cause, where the failure was and what was done to stop it. We write that up as a matter of course, with photographs where they help.
If the leak cannot be found without opening up floors or walls, that is trace and access, and a lot of buildings policies cover it. See leak detection in Luton, and ask your insurer before anyone starts cutting.

24/7 cover
On the road at two in the morning
Our own engineers, on call every night of the year, with the common parts already on the van.
Winter
Why the first cold snap produces a queue, and how not to be in it
Every year the first sustained frost generates more emergency calls in a week than the whole of the preceding autumn. The pipework that fails is the pipework nobody looks at. All three of these are cheap to deal with in October and expensive in January.
Cold loft runs. Lag them properly, including the elbows where lagging is usually left off.
Integral or attached garages. People assume they are inside. The pipework behaves like it is outside.
The outside tap. Isolate and drain it before the first frost, and check the boiler condensate is the right diameter and lagged.
What to have in the house before you need it. Know where your stopcock is and check it turns. Keep a pair of adjustable grips or a stopcock key somewhere you can find in the dark. Keep our number somewhere that is not only in a phone that might be upstairs and charging. If your stopcock does not turn, that is a booked daytime job and it is worth doing.

Questions
Frequently asked questions
Are you really available 24 hours a day in Luton?
Yes, 365 days a year, and the phone is answered by a person rather than a machine. Out of hours calls are charged at a higher rate than a booked daytime visit, and we tell you that rate on the phone before we set off.
How much does an urgent plumber cost in Luton, day or night?
It depends on when you ring. Most emergency jobs are done inside an hour or two. Weekdays 8am to 5pm, no call-out fee: one hour £140 + VAT (£168 including VAT), two hours £260 + VAT (£312 including VAT). Evenings (5pm to 8pm) and weekends (8am to 8pm), call-out included: one hour £248 + VAT (£297.60 including VAT), two hours £398 + VAT (£477.60 including VAT). Overnight: one hour £300 + VAT (£360 including VAT), two hours £420 + VAT (£504 including VAT). Gas and boiler work out of hours is £275 + VAT (£330 including VAT) for the first hour, or £325 + VAT (£390 including VAT) overnight. Every rate is on our prices page, and you are told the figure before anyone sets off.
Do you charge a call-out fee in Luton?
Not between 8am and 5pm, Monday to Friday. Outside those hours there is a £50 + VAT call-out on top of the out-of-hours rate, and we tell you the cost on the phone before anyone sets off. Every rate is listed in full on our prices page.
How quickly can you reach me in Luton when it is urgent?
For a genuine emergency we give you a realistic arrival time on the phone rather than a promise we cannot keep. For non-urgent work you get a booked slot.
Where is the stopcock in my house?
In most Luton properties it is under the kitchen sink or in a downstairs cupboard near where the mains enters. In older stock it can be under the stairs, in a hallway floor recess or outside in a pavement box. Find it before you need it, and check it actually turns.
I live in a flat and the leak is coming through my ceiling. Who do I call?
Ring us and we will attend and isolate what we can reach. The source may be in the flat above or in a shared riser, and access to those can need the freeholder or managing agent. We will tell you exactly what needs their involvement.
Will you finish the repair on the night?
Usually. Our vans carry the parts that commonly fail. Where a part is not available until the merchants open, we make the property safe, tell you what is outstanding and what it will cost, and book the return before we leave.
I can smell gas. What should I do?
Do not touch any electrical switch. Open the windows, get everyone out, turn the gas off at the meter if you can reach it safely, and ring the National Gas Emergency Service on 0800 111 999. They make a suspected gas escape safe free of charge, day or night. Once it is safe, ring us and a Gas Safe engineer will find and repair the fault.
Is the work guaranteed?
Every job carries a 12 month guarantee on our labour, and any part we supply carries its manufacturer warranty.
