Emergency Plumber in Milton Keynes

Tonight or tomorrow

An out of hours visit costs more, so take a moment to decide whether yours needs one. We will help you judge it on the phone.

Tonight: a burst still running with the main shut off

Tonight: water through a ceiling or into a light or socket

Tomorrow: a cistern that keeps filling and overflowing outside

Tomorrow: a small leak that stops once the valve beneath it is closed

Anything on the tomorrow list can go in a weekday slot between 8am and 5pm, when there is no call-out fee.

Shutting it off

Turn the stopcock clockwise until it is fully closed, then run a cold tap to check the flow has stopped. If there is an isolation valve on the pipe to the leak, closing that may be enough on its own.

Where water is near sockets or light fittings, switch off at the consumer unit if you can reach it without standing in water. If the leak is on the hot side, turn the boiler off too.

Open the cold taps to drain what is left in the pipes, and move belongings out from under the drip.

A city of very different houses

Milton Keynes was designated a new town in January 1967 and laid across Bletchley, Fenny Stratford, Wolverton, Stony Stratford and fifteen villages. Its housing runs from Wolverton’s railway company terraces of the 1840s, through Bletchley’s 1950s London overspill estates, to early 1970s prefabricated estates and fifty years of grid squares.

The stopcock sits somewhere different in each. In older terraces, look under the kitchen sink or beneath the floor just inside the front door. In the grid squares try the kitchen sink, then the airing cupboard, the downstairs toilet and any cupboard near the front door.

Still stuck? Tell us the house type and roughly when it was built and we will suggest where to look. On any visit we will find yours, check it turns and show you where it is.

Timber frame and prefabricated estates

Some early 1970s estates were built in unusual ways. Netherfield used prefabricated materials, partly because bricks were short, and Beanhill was built in timber frame with aluminium cladding, its flat roofs later changed to pitched. Fullers Slade was a modular build.

In homes like these, a leak inside a wall or ceiling void can travel along the structure before it shows, and soaked timber needs drying properly. Get the water off first, then let us trace where it is really coming from rather than cutting into walls on a guess.

Finding the right door

On the Lakes Estate in Water Eaton, many houses face a footpath rather than the road. Tell us which side to come to and where to park, because it saves time when water is on the floor.

The same goes for the grid squares, where house numbers and paths are not always obvious from the road at night.

A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.

Out of hours: what you pay

Weekday work between 8am and 5pm carries no call-out fee. Plumbing then costs £140 + VAT (£168 including VAT) for the opening hour and £60 + VAT for each half hour that follows.

Evening, night and weekend visits add a £50 + VAT (£60 including VAT) call-out to each attendance on top of the hourly rate. We quote the out of hours plumbing rate before the engineer leaves and ask for half of the first hour in advance.

The first hour is the minimum, and nothing beyond it happens without you knowing the cost. Full rates are on the pricing page.

Gas fires, back boilers and gas smells

Plenty of 1950s and 1960s houses in Bletchley still have a back boiler behind a gas fire in the living room. If you smell gas anywhere in the house, leave, do not use switches, and call the National Gas Emergency Service on 0800 111 999 first.

When they have made it safe, a Gas Safe engineer from our team can find and repair the fault on the appliance. For boilers, see boiler repair in Milton Keynes.

Leaks you cannot see

Much of the city sits on clay, which shrinks as it dries and swells when wet. That kind of ground movement is one of the things we bear in mind when a buried supply pipe or drain starts leaking.

If the meter keeps turning with every tap off, there is a leak somewhere, but it is rarely a night job. We trace it by isolating sections of pipe, and for drains a CCTV survey gives a recording and written report that insurers accept.

What we handle, and who comes

Burst and leaking pipes, no water, overflowing cisterns, leaking cylinders, failed shower pumps, and blocked toilets and drains, which we clear with jetting kit carried on the van.

The engineers are our own staff, not subcontractors, and the vans are stocked for common failures. If a job turns out different from what was described, the engineer stops and prices it before going on. Our labour carries a 12 month guarantee, and a note of what was found and done is worth asking for if you are claiming on insurance.
