HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
A burst in a Great Offley cottage or a farmhouse out on the lanes still starts with one step: stop the water. Ring 01462 506 374 at any hour and a person will talk you through it.

Some leaks cannot wait and some can. Telling them apart saves you the out of hours charge and gets the job done properly on a weekday.
Needs someone now: water still flowing with the stopcock shut
Needs someone now: a leak soaking into ceilings, wiring or an old floor
Needs someone now: a cylinder leaking that you cannot isolate
Can wait: a leak that stopped once you closed its valve
Can wait: a running overflow or a tap that will not shut off
Can wait: a frozen outbuilding pipe you have isolated
Ring us either way. If it can safely wait, we will say so and book it for a weekday.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
In the period cottages and farmhouses of the parish, mains water was often added long after the house was built. The stopcock may be under the kitchen sink, but it can also be in a larder, a utility room or low on the wall where the supply comes in.
Close it clockwise. If it will not move, do not force it; close the isolation valve on the pipe feeding the leak, or use the outside stop tap at the boundary.
Then drain the system through the cold taps, switch off the boiler if hot water is escaping, and keep clear of wet electrics unless the consumer unit can be reached from somewhere dry.
Great Offley stands on a chalk ridge of the Chiltern Hills at about 159 metres, and the north of the parish lies in the Chilterns Area of Outstanding Natural Beauty. Exposed pipes up here feel every hard frost.
Low lofts in older cottages leave little room for insulation, so pipes can sit close to cold roof timbers. Outbuildings on the farms often have pipework nobody checks until it splits, and runs along outside walls freeze first.
Split pipes in lofts, outbuildings and along outside walls
Water through a ceiling from a bath, shower or loft tank
No water to the house while the neighbours still have a supply
A loft tank or cistern spilling from its overflow
Hot water cylinders leaking at the base or a valve
Toilets and drains blocked and backing up inside
Central heating or shower pumps that have stopped
Drain blockages are cleared with high pressure jetting from the van. If a problem keeps coming back, a CCTV survey gives you the recording and a written report that insurers accept.
Some Offley homes have original floors that are hard and costly to lift. If water is appearing with no obvious source, turn the supply off and do not start lifting anything on a guess.
We trace hidden leaks before opening anything up. Our leak detection in Offley page explains how that works on older properties.
A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.
Weekday visits between 8am and 5pm have no call-out fee. Plumbing then runs at £140 + VAT for the first hour (£168 including VAT) and £60 + VAT for every half hour after that.
Out of hours, every attendance carries £50 + VAT (£60 including VAT) as a call-out on top of the hourly rate, and the overnight or weekend rate is quoted before we set off. You pay half the first hour before the engineer leaves.
One hour is the minimum charge. If the engineer finds something different from what was described, work stops until you have agreed a price. Every rate we charge is set out on our pricing page.
The parish takes in Great Offley, Little Offley, Cockernhoe and Tea Green, with farms and houses along the lanes between them. When you ring, tell us the best approach, where to park and anything that makes the house hard to find in the dark.
Our vans are fully stocked, which saves a trip back for parts when the property is a fair way down a narrow lane.
Leave the building straight away and do not use switches or anything electrical. Call the National Gas Emergency Service on 0800 111 999 before you contact us.
Once the emergency service has made it safe, a Gas Safe engineer from our team, registration 956889, can find and repair the fault.
The engineer explains what failed and can put it in writing for your insurer. Making good plaster or flooring is priced separately and never started without your agreement.
In a house built before 1970 the supply pipe may still be lead, as Drinking Water Inspectorate guidance notes, and if we see lead while we are there we will tell you.

Water you cannot stop, or water reaching wiring, ceilings or a floor that would be costly to lift. Most drips and running overflows can wait for a weekday.
A £50 + VAT (£60 including VAT) call-out applies to every out of hours attendance, plus the out of hours rate, which we give you on the phone first.
Close the nearest isolation valve to the leak if there is one, and do not force the stopcock. Ring us and we will talk you through the options.
Usually. We trace the leak first and only open up the spot it points to.
Yes, the whole parish, including outlying farms and properties along the lanes.
No. Monday to Friday between 8am and 5pm there is none, only the hourly rate with a one hour minimum.
Where the water is coming from, whether you have stopped it, and how to find the house. On the lanes, a landmark or gate colour helps.
If it has not split, often yes: keep the heating on and let it thaw gently. If it has split, close the stopcock first, then ring.
We cover the whole of Offley parish across SG5 and LU2: Great Offley, Little Offley, Cockernhoe, Tea Green and the outlying farms on the lanes towards Hitchin and Luton.
For routine plumbing see our plumbers in Offley page, or the Offley page for everything we do in the village.
Call 01462 506 374 from Great Offley, Cockernhoe or anywhere on the lanes. We help you make it safe and tell you the full cost before an engineer leaves.
