Emergency Plumber in Potton

Tonight, or after 8am

The honest test is simple. Is water escaping that you cannot stop, is anything electrical wet, or is the house without water? If not, it can probably wait.

Call now: water coming through a ceiling or a light fitting

Call now: a split pipe that no valve will stop

Call now: no water at all to the property

Morning is fine: a dripping tap or a slow weep you can catch in a bowl

Morning is fine: a toilet that runs on but still flushes

Morning is fine: a leak you have already shut off at a valve

For the second group, turn it off and ring after 8am on a weekday, when there is no call-out fee.

Call and talk to an engineer, or send us the details and we will come back to you with a price.

The first five minutes

Turn the water off at the internal stopcock, clockwise. If only one tap, toilet or appliance is leaking, the small isolation valve on its pipe may be enough.

If water is anywhere near sockets, a light fitting or the consumer unit, switch the electrics off at the main switch, as long as you can reach it without standing in water. Then open the cold taps to drain the pipes, and switch off the boiler if hot water is escaping.

Once the flow stops, photograph the damage for your insurer.

Finding the stopcock in a Potton house

Around the Market Square and King Street

The Great Fire of 1783 took out King Street, half the Market Square and part of Brook End, and much of what replaced it is Georgian. In houses of that age, look low down towards the front wall: under a floorboard, behind the base of a kitchen unit, or in a cellar where there is one.

Newer homes

The town has grown by more than a quarter since 2001, and most of the newer houses have a valve under the kitchen sink or in a utility cupboard, often a lever that closes with a quarter turn.

The stop tap outside

Outside there is a stop tap in the footway or verge, owned by the water company. Treat it as a last resort. The pipe from it into your home is generally yours, so a leak on that stretch is a homeowner repair.

Where the weak points tend to be

Potton’s water is hard. Anglian Water, the supplier generally named for the town, says hard water in its region comes from chalk and limestone groundwater. Scale wears out isolation valves and tap cartridges, and a valve that has seized is often what turns a small leak into a big one.

In the older buildings of the conservation area, a stretch of old supply pipe between the boundary and the house is worth checking. Guidance from the Drinking Water Inspectorate says homes built before 1970 may have lead supply pipes, and old joints can let go without warning.

What we handle out of hours

Burst pipes, including frozen loft and garage runs

Leaks under baths, showers, sinks and appliances

No water, or pressure too low to use

Cisterns and loft tanks that will not stop filling

Hot water cylinders leaking into airing cupboards

Toilets and drains blocked and backing up

Shower or heating pumps that have failed or started leaking

Our vans are fully stocked, and on drains we carry high pressure jetting. Since 2011 most shared drains and lateral pipes beyond your boundary belong to the sewerage company, so a blockage out there may not be yours to pay for.

A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.

Tracing a leak you cannot see

A ceiling stain that keeps growing or a water meter that turns with every tap shut means water is going somewhere out of sight. Rather than lift whole floors, the engineer isolates the pipework in sections and watches which one loses water.

Only when the search has narrowed does a board or panel come up, and you are told where and why before it does.

How out of hours charges work

On weekdays between 8am and 5pm nobody in Potton pays a call-out fee. Plumbing then is £140 + VAT (£168 including VAT) for the first hour, which is the minimum charge, then £60 + VAT per half hour.

Evenings, nights and weekends add a £50 + VAT (£60 including VAT) call-out to each attendance, on top of the hourly rate. That out of hours plumbing rate is given to you on the phone before an engineer sets off.

Half of the first hour is paid when you book a reactive visit. You can see every rate we charge on the pricing page.

If you can smell gas

Leave the house, do not touch switches or anything that might spark, and from outside ring the National Gas Emergency Service on 0800 111 999 before anyone else.

Once the gas network has made it safe, our Gas Safe engineers, registration 956889, can trace and repair the fault on your side of the meter.

What happens on the phone, and after

A person answers 01462 506 374 whatever the hour, asks what is leaking and whether it is isolated, and talks you through the stopcock if you are still looking. You hear the call-out and the rate before anyone leaves Stevenage.

Once the water is under control you can ask for a written note of what failed and what was done, for your insurer. Any permanent repair needing parts is priced before we return, and the work carries our 12 month labour guarantee.

Frequently asked questions

Yes. Outside Monday to Friday 8am to 5pm there is a £50 + VAT (£60 including VAT) call-out on top of the hourly rate, and you are told before anyone sets off.

Do not force it, because an old valve can snap. Use the isolation valve nearest the leak or the outside stop tap, and mention it when you ring so we can plan to replace it.

Generally you do, because the supply pipe from the outside stop tap into your home belongs to the owner. The stop tap and the main beyond it are the water company’s.

Usually, yes. Put a bowl under it, close its isolation valve if it has one, and ring on a weekday when there is no call-out fee.

Half of the first hour on reactive call-outs. Anything beyond the first hour is agreed with you before it is done.

If it was built before 1970, possibly. We can check on a weekday visit and price a replacement.

Not if you can isolate it. Shut it off and book it in for a weekday.

No. They are employed by Vantage Plumbing and Heating Limited and work from our Stevenage base.
