HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Radlett homes have been extended again and again, so finding the right valve in a hurry is not always easy. Start here: what to shut off, what can wait, and what a night visit will cost.

Find the stopcock and turn it clockwise as far as it goes. If it is seized, do not put a wrench on it until something snaps; tell us on the phone instead.
If water has reached light fittings, sockets or the consumer unit, switch off at the board from a dry spot, or keep out of the room altogether.
Open the cold taps to empty what is left in the pipework. Where only one tap or appliance is leaking, its own isolation valve lets you keep water elsewhere.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
These justify an engineer at night. Ring 01462 506 374 and a person will answer.
Water still escaping after the stopcock is closed
Water near sockets, light fittings or the consumer unit
A ceiling sagging, or stained and spreading
No water at all where someone vulnerable lives
A dripping tap, an overflow running outside or a leak you have already isolated is cheaper to deal with on a weekday, when no call-out fee applies.
The red brick terraces on Watling Street and Cobden Hill date from the late 19th and early 20th centuries, after the railway arrived in 1868. Look under the kitchen sink first, then just inside the front wall.
In the semi-detached cottages at Rose Walk, built around 1885, and the Arts and Crafts influenced houses on Loom Lane, a century of kitchen refits often leaves the stopcock seized or boxed in. Find and test yours now.
On the Aldenham Lodge and Newberries estates, released for building in 1910 and 1935, many houses have been extended more than once. Each extension can bring its own pipe run and valve, so there may be more than one stopcock.
Expect a valve inside the flat and a communal one elsewhere. Use your own first.
Many Radlett houses sit in large gardens, and the supply pipe from the boundary stop tap to the house can be a long run. All of it belongs to the owner, not Affinity Water, including the cost when it fails.
A leak under a lawn or drive does not always show. Soft ground, a meter that turns with every tap off, or pressure that has dropped are the clues. Leak detection in Radlett traces it without digging the garden up.
Garages, garden rooms and outbuildings often have pipework in unheated space. Those are the pipes that split first in a hard frost.
Out at Letchmore Heath, Aldenham and Shenley, houses are more exposed and more likely to have long external runs. A split there can run unnoticed for hours.
Where there is still a cold water tank in the loft, an overflowing or leaking tank goes straight through the ceiling below. Shut the supply to it quickly and keep clear of wet light fittings.
Burst and split pipes, indoors and in outbuildings
Leaking hot water cylinders
Overflowing cisterns and loft tanks
Blocked toilets and drains
Failed shower and heating pumps
No water to the house or one part of it
Leaks from appliances and their hoses
In a much extended house, half the job can be working out what feeds what. Tell us what has been added over the years and where the water is showing, and it saves time on site.
A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.
We ask where the water is, whether it has stopped, whether it has reached electrics, and a little about the house. Then you are told the cost before anyone sets off.
If it can safely wait for daylight, we tell you that, even though it means no visit tonight.
From 8am to 5pm on weekdays there is no call-out fee. The first hour of plumbing costs £140 + VAT (£168 including VAT) and is the minimum; each half hour after it is £60 + VAT.
In the evening, overnight and at weekends, a £50 + VAT (£60 including VAT) call-out applies to each attendance on top of the hourly rate, and the out of hours plumbing rate is £198 + VAT for the first hour on weekday evenings until 8pm and weekends from 8am to 8pm, or £250 + VAT overnight from 8pm to 8am. Half the first hour is paid up front, and if the job differs from the description, the engineer stops and prices it before going on. Our pricing page sets it out.
Radlett has two conservation areas: Radlett North around the High Street, and Radlett South, designated in 1988 and extended in 1996, which holds Chantry Cottage from around 1780 and Cobden Hill Farmhouse from around 1800. In buildings like these, we agree any opening up of walls or floors with you first.
Where we can, an emergency visit makes the leak safe and leaves the permanent repair for a planned weekday, when it can be done with care.
Leave the house, leave switches alone, no flames, and call the National Gas Emergency Service on 0800 111 999 straight away.
Once the supply has been made safe, our Gas Safe engineers (registration 956889) can repair the cause. After any job you get a written note of what was found and done for your insurer, and our labour carries a 12 month guarantee.

Do not force it. Try the outside stop tap, and tell us when you call; if water is still escaping, we treat it as urgent.
Affinity Water is responsible up to the stop tap at the boundary. From there to the house, the pipe and its repair are the owner’s.
Each out of hours attendance carries £50 + VAT (£60 including VAT) on top of the hourly rate, which is quoted before we set off.
Yes, along with Aldenham and the rest of WD7.
Water you cannot stop, water near electrics, or a ceiling at risk of coming down. Most other leaks cost less to fix on a weekday.
Extensions often bring their own supply run and valve. It is worth finding and labelling each one.
Only with your agreement. Usually we make the leak safe and plan the permanent repair for a weekday.
If you can isolate it, yes. If it is still running and you cannot shut it off, ring us.
We come from Stevenage to all of WD7, from Cobden Hill, Watling Street, Christchurch Crescent and The Rose Walk to the Newberries estate and Batlers Green, and out to Letchmore Heath, Aldenham and Shenley.
The engineers are our own. For day to day work, visit plumbers in Radlett.
Ring 01462 506 374. A real person picks up at any hour, helps you stop the water and quotes the visit before an engineer sets out.
