HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Water coming through a ceiling in Royston at night is frightening. Here is what to shut off, what can safely wait until morning, and what an out of hours visit costs before anyone sets off.

Not every leak needs an engineer at 2am. If the water stops once you turn it off and nothing is unsafe, a weekday visit costs less and gets the same repair.
Call now: a burst pipe you cannot isolate
Call now: water near a light fitting, socket or consumer unit
Call now: a ceiling bulging with trapped water
Call now: no water at all in a home with someone vulnerable
Can wait: a dripping tap or a slow drip into a bowl
Can wait: a leak that stops once a valve is closed
Unsure? Ring 01462 506 374 and a person will say plainly if it can wait for a weekday, when there is no call-out fee.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
Close the internal stopcock clockwise until it stops, then open the cold taps at the kitchen sink and bath to drain the pipes and take the pressure off the leak.
A single tap, toilet or appliance often has a small isolation valve on its supply. A quarter turn of the slot with a flat head screwdriver shuts it and keeps water to the rest of the house.
If water is reaching a light, socket or the consumer unit, switch off at the consumer unit only if you can reach it from somewhere dry. If you cannot, leave it and tell us when you call.
Royston grew as a medieval new town around an Augustinian priory where Ermine Street crosses the Icknield Way, and its conservation area boundaries were drawn up in 1969. In the old buildings near that crossroads, the mains came long after the walls, so the stopcock may be under the sink, behind a panel, in a cellar or somewhere nobody would guess. Find it on a quiet afternoon.
In most later houses it is under the kitchen sink, with the front wall or a downstairs cupboard as the next places to check. Newer homes usually have it in a utility room or a cupboard by the front door. Flats often have a second, communal valve elsewhere in the block.
The outside stop tap under a small lid in the path or verge belongs to Affinity Water, which supplies the town. The pipe from there into your house is yours, repair bill included.
The Drinking Water Inspectorate points out that homes built before 1970 may still have a lead supply pipe. If we find one while fixing a leak, we make the leak safe and then price renewing the pipe as a separate job.
In older buildings, pipes run through voids, under floors and behind panelling. A joint hidden for decades can let go without warning, and the water can travel a long way before it shows.
The town sits in a shallow bowl in the East Anglian Heights chalk escarpment, and a leak on a sloping run can surface well below where the pipe has failed. If the cause is not obvious, leak detection in Royston traces it before anything is lifted.
In later housing, plastic pipe and push fit joints are common. A fitting never pushed fully home can hold for years and then give way, usually behind a kitchen unit or under a bath.
A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.
Burst and leaking pipes
A house with no water at all
Overflowing toilet cisterns
Leaking hot water cylinders
Blocked toilets and drains
Failed heating or shower pumps
Leaking appliance hoses and valves
For drains, the van carries high pressure jetting. Since 2011 most shared drains and lateral pipes beyond your boundary belong to the sewerage company, so a blockage there is theirs to clear.
There is no call-out fee on a weekday between 8am and 5pm. Plumbing in those hours is £140 + VAT for the first hour (£168 including VAT), then £60 + VAT per half hour, and the first hour is the minimum charge.
Outside those hours a call-out charge of £50 + VAT (£60 including VAT) applies to every attendance, on top of the hourly rate. Out of hours plumbing is £198 + VAT for the first hour on weekday evenings until 8pm and weekends from 8am to 8pm, or £250 + VAT overnight from 8pm to 8am, plus the call-out, and we confirm the deposit on the phone before an engineer sets off with a fully stocked van.
We take 50% of the first hour up front on reactive call-outs. Should the fault turn out bigger than it sounded, the engineer halts and gives you a price for the rest. Full rates are on our pricing page.
Ask for a written note of what was found and what was done. Insurers usually want it, and it helps whoever repairs the ceiling or floor afterwards.
For a drain problem, a CCTV survey gives you a recording and a written report that insurers accept. If the leak damaged plaster or boards, the engineer tells you what needs drying and making good before it is covered up.
Leave the property, do not use light switches or anything electrical, do not strike a match, and call the National Gas Emergency Service on 0800 111 999 before anyone else.
They make the supply safe. After that, our Gas Safe engineers (registration 956889) can trace and repair the fault so the heating and hot water come back.

A leak you cannot stop, water reaching electrics, or a ceiling holding water. Anything you can isolate safely is usually cheaper to fix on a weekday.
Yes. The stop tap in the path or verge is Affinity Water’s, but the pipe into the house is the homeowner’s.
It is £50 + VAT (£60 including VAT) for each attendance outside Monday to Friday 8am to 5pm, on top of the hourly rate.
Yes. We follow existing pipe routes rather than cutting new chases through old fabric, and agree access before starting.
A person, 24 hours a day, on 01462 506 374, who explains the charges and passes the job to one of our own engineers.
On sloping pipe runs and in old floor voids, water travels before it shows. The source is traced before anything is lifted.
Yes. Reactive call-outs need half the first hour paid in advance. The first hour is the minimum charge.
Yes, with the jetting kit on the van, as long as the drain is yours rather than the sewerage company’s.
We cover the whole of SG8 from our base in Stevenage. That takes in the historic centre around the crossing of the A10 and A505, the later housing around it, and the new homes planned north and south of Newmarket Road and west of Ivy Farm on Baldock Road as they are built.
Our own engineers, never subcontractors, carry out the work, and every repair has a 12 month labour guarantee. For planned work, see plumbers in Royston.
Ring 01462 506 374 at any hour. A person will help you stop the water and give you the charges before an engineer sets off.
