Burst pipe, flooding or no water in Sandy? Whatever the hour, 01462 506 374 is answered by a person who gives you the charges up front and helps you get the water off.

Uncontrolled water is the clearest case for a night visit. So is anything that puts water and electricity together.
A burst or split pipe still running with the stopcock closed
Water through a ceiling, or dripping from a light fitting
No water to the house at all while the street has supply
Waste water or sewage coming back up indoors
A dripping tap, a weep caught in a bowl, a running overflow or a leak you have already isolated can wait for a weekday between 8am and 5pm, when there is no call-out fee.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
Close the stopcock first. If the leak is on one appliance or toilet, the isolation valve on its pipe, a small slotted screw turned a quarter, stops it without cutting off the whole house.
Water and electricity together are the real danger. If a ceiling light is dripping or sockets are wet, switch off at the consumer unit, but only if you can reach it without stepping through water.
Then open the cold taps to empty the pipes, get towels down and lift anything valuable off the floor before you ring.
Under the kitchen sink, or boxed in behind a cupboard where a rear extension went on.
Sandy grew quickly in the 1970s with London overspill housing here. Look in the hall cupboard, under the stairs or under the sink.
These 1990s developments usually have the stopcock under the kitchen sink, with a service valve on the incoming main.
On the High Street and Market Square, the valve can be in a shared riser or another occupier’s cupboard. Find out where before you need it.
Sandy sits between the Greensand Ridge to the east and the River Ivel to the west. The government’s flood warning area for the Ivel at Sandy includes New Road, Bedford Road, Girtford Bridge, Great North Road, Rivermead Gardens, McMurdo Court, Church Path, London Road, Poplar Close, Sandford Rise, Braybrook, Western Way and Nursery Drive.
If you live on one of those streets, know how to turn off the water and the electrics before you ever need to. If flood water has reached the boiler or wiring, do not switch them back on until they have been checked.
In the 1970s homes, loft insulation was often laid over the pipes rather than under them, so the pipe sits on the cold side. On the 1990s estates it tends to be a run through a garage to a downstairs toilet or an outside tap.
In the older terraces, pipe buried in a cold outside wall is the weak point. Lagging in October prevents most of these and costs far less than one night-time visit.
A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.
Burst and leaking pipes, joints and fittings
Overflowing cisterns and tanks
Leaking hot water cylinders and valves
Blocked toilets, sinks and drains
Failed shower and heating pumps
Our engineers are our own staff, not subcontractors, in vans stocked for the common repairs.
Ring 01462 506 374 and a person answers at any hour. We ask where the water is coming from, whether you have stopped it and what sort of property it is. If it is a listed building in the town centre, say so, because it affects how we reach the pipework.
Outside Monday to Friday 8am to 5pm, a call-out of £50 + VAT (£60 including VAT) applies to each attendance, added to the hourly rate. You are given the plumbing rate for that time on the phone, before anyone sets off.
Weekday daytime work has no call-out: £140 + VAT (£168 including VAT) for the first hour as a minimum, then £60 + VAT per half hour. Half the first hour is taken up front. Details are on our pricing page.
Water showing on a ceiling or a meter that keeps turning does not mean floors must come up. Pipework can be isolated and pressure tested in sections to find the source; leak detection in Sandy explains more.
If the engineer finds more than was described, such as an old joint that crumbles when touched, they stop and price it before carrying on.
Making good usually goes through insurance. Ask for a written note of what failed and what was done. In the Sandy Conservation Area, talk to us before any visible pipework on the outside of a building is changed.
Do not ring a plumber first. Get out, leave switches and flames alone, and call the National Gas Emergency Service on 0800 111 999.
After they have made the supply safe, our Gas Safe engineers (956889) can repair the faulty appliance or pipe, with a 12 month labour guarantee.

Turn off the stopcock, switch off electrics near the water if it is safe, and open the cold taps to drain the pipes.
You do. Anglian Water owns the main and the boundary stop tap, but the supply pipe from there to the house belongs to the homeowner.
£50 + VAT (£60 including VAT) per attendance, added to the rate we give you on the phone before we set off.
The area includes New Road, Bedford Road, Girtford Bridge, London Road, Western Way and several others near the river. The government flood warning service lists them all.
Not usually. Turn off the isolation valve feeding that cistern and ring in weekday hours to avoid the call-out fee.
Not until it and the electrics have been checked. Water inside a boiler or wiring is dangerous.
Half of the first hour, paid when you book a reactive call-out in Sandy.
Leave, avoid switches and call the National Gas Emergency Service on 0800 111 999 before anyone else.
