HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Water through the ceiling in Shefford at 2am? Our line is answered by a person at any hour. Here is how to stop the water, and how to tell if it really needs someone tonight.

A true emergency is water you cannot stop, water near electrics, a ceiling holding water, or a house with no water when someone in it is elderly, unwell or very young. Those are worth the out of hours charge.
A leak that stops once the stopcock is off, a cistern that keeps filling, or a slow drip under a basin can usually wait for 8am on a weekday, when there is no call-out fee at all.
Tell us what you have and a person will say honestly which it is.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
Close the internal stopcock. If that fails, the stop tap at the boundary does the same job, but you will need a stop tap key or something long to reach down into the chamber.
Open the cold taps downstairs and flush the toilets. That empties what is still in the pipework above the leak.
If water has reached a light fitting or sockets, turn off the power at the consumer unit, but only if you can do it from somewhere dry.
Buckets, towels, and anything that matters lifted off the floor. Photos taken now help later with an insurance claim.
In the older houses on the High Street, Northbridge Street, Duck Lane and Ampthill Road, try under where the original sink stood, then under a floorboard just inside the front door. Some are in a cellar or a void boxed in by a later kitchen, and many are seized from years without use.
In the later twentieth century houses around Ivel Road, it is most likely under the kitchen sink, on the main coming in from the front. In the flats made from the old maltings, expect a valve in the flat and another in a shared area.
East of Ivel Road, on newer estates such as Lucas Gardens, check the utility cupboard or a service void. If the house is plumbed in plastic push fit, the manifolds are usually there too, which makes isolating one circuit easy.
In older houses with a cold water tank still in the loft, the pipes to and from it are the weak spot. Modern loft insulation keeps the house warmer and the loft colder, so lagging fitted decades ago is often no longer enough.
Period homes near the bridges over the Flit and the Hit often have suspended timber floors with air bricks. In a hard frost that void is as cold as outside, and pipes running through it are exposed.
A frozen pipe that has not split yet can be warmed gently with a hairdryer, never a flame, with the stopcock within reach.
Shefford grew up between two fords, where the Flit and the Hit meet to form the Ivel Navigation. In heavy rain, drains and gullies on low ground are often the first to struggle, and a blocked or backing up drain is a common night call.
The van carries high pressure jetting. Since 2011 most shared drains and lateral pipes beyond your boundary belong to the sewerage company, so if the blockage is in their section we tell you who to call.
Burst and split pipes
Leaks under floors and through ceilings
No water at all
Overflowing cisterns and tanks
Leaking hot water cylinders
Blocked toilets and drains
Failed shower and booster pumps
The vans are stocked for all of these, so the engineer arrives ready to repair rather than just to look.
A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.
On the phone we ask what has happened, whether the water is off, and the address. We then give you the call-out charge, the hourly rate and the deposit before anyone leaves.
If the job is not what it sounded like once the engineer is there, they stop and price it before going further.
On weekdays from 8am to 5pm we do not charge a call-out. The daytime plumbing rate is £140 + VAT for the first hour (£168 including VAT) and then £60 + VAT per half hour.
Outside those hours there is a £50 + VAT (£60 including VAT) call-out on each attendance, added to the hourly rate, and the out of hours plumbing rate is given on the phone before we set off.
You pay 50% of the first hour in advance. That first hour is the minimum, and nothing beyond it happens until you know the cost. See our pricing page for the full list.
Leave the building, do not touch switches, and call the National Gas Emergency Service on 0800 111 999 before anyone else.
When they have made the supply safe, we can come and repair the fault. Our engineers are Gas Safe registered under 956889.
Your water company looks after the main and the pipe up to your boundary. The supply pipe from there into your house belongs to you, so a leak under the front garden is usually the homeowner’s to fix. A wet patch of lawn or a meter that turns with every tap off are the usual signs, and our leak detection in Shefford page explains how we trace it.
After any repair you get a written note of what failed and what we did, for your insurer. The labour is guaranteed for 12 months.

Do not force it. Use the stop tap at the boundary, then ring us, and we can replace the seized valve once the water is off.
What has happened, whether the water is off, and the address. We then give you the call-out charge and rate before anyone leaves.
If you can isolate it and it has stopped, usually yes, and you avoid the out of hours charge. If it is still running, ring now.
It is £50 + VAT (£60 including VAT) on each attendance, plus the out of hours rate of £198 + VAT for the first hour on weekday evenings until 8pm and weekends from 8am to 8pm, or £250 + VAT overnight from 8pm to 8am.
Turn off the stopcock, warm the pipe gently with a hairdryer, never a flame, and call us if it has split.
Yes, with jetting kit from the van. Where the blockage sits in a shared sewer, we point you to the sewerage company that owns it.
Yes, half of the first hour, paid up front on reactive call-outs.
We cover Shefford and the SG17 postcode district from our base in Stevenage, coming in along the A600.
That includes the older streets in the middle of town, the later housing around Ivel Road and the newer estates to the east. If you are unsure whether your address falls inside our patch, ring and ask.
Stop the water, then ring 01462 506 374. A real person answers at any hour and tells you what the visit will cost first.
