Emergency Plumber in Walkern

Tonight or tomorrow in Walkern

Anything you cannot stop, anything dripping onto electrics, or no water at all needs a call now. So does a leak on a pipe you cannot reach to isolate, or foul water coming up inside.

A dripping tap, a toilet that keeps filling or a leaking outside tap you can shut off can wait for a weekday, when there is no call-out fee. In a cold snap, an outside supply you can isolate and drain is not an emergency either.

If in doubt, phone. We would rather tell you it can wait than see you pay for a visit you did not need.

Get a fixed price before we start

Call and talk to an engineer, or send us the details and we will come back to you with a price.

The first five minutes

Work through these while you wait for us:

Close the internal stopcock, or the isolation valve on the leaking appliance

Switch off at the consumer unit if water is near electrics and you can reach it safely

Open the cold taps so the pipework drains down

Turn off the boiler and any immersion heater if hot water is escaping

Catch what you can in buckets and move rugs and furniture out of the way

Photograph the damage once the flow has stopped

If the stopcock is an old gate valve, turn it gently. One left untouched for decades in hard water can shear its spindle if forced, which leaves you worse off.

Where to find the stopcock in Walkern

Timber framed and period houses

Walkern’s historic core is built of timber frame, red brick in Flemish bond and roughcast render, and the conservation area holds 38 listed structures, four of them from the fifteenth century or earlier. Mains water arrived centuries after those walls, so the stopcock may be beneath a flagstone, inside a cupboard or behind panelling.

The post-war estate

On the council built estate north of the Stevenage Road, look under the kitchen sink first, then in a downstairs cloakroom or under the stairs. Finding it is the easy part; turning a valve that has sat in hard water for years is harder.

Newer homes

More recent houses usually have a lever valve under the sink or in a utility cupboard that shuts with a quarter turn. If you have never found yours, have us show you on an ordinary weekday visit.

Old pipes in old buildings

Guidance from the Drinking Water Inspectorate says homes built before 1970 may still have lead supply pipes, and that the owner is responsible for the pipe from the outside stop valve into the house. In a village with this much historic fabric, that is worth knowing.

In listed and timber framed houses, pipes often run through voids and behind panelling, so water can travel some distance before it shows. We make the leak safe first and plan any permanent repair around the building rather than chasing into old walls.

What we deal with

Burst pipes, including frozen runs in lofts and outbuildings

Leaks from joints, valves, baths, showers and appliances

No water to the property

Overflowing cisterns and cold water tanks

Leaking cylinders in airing cupboards

Blocked toilets and drains backing up indoors

Failed pumps on showers or heating systems

The vans carry high pressure jetting for drains. Since 2011 most shared drains and lateral pipes beyond your boundary belong to the sewerage company rather than the homeowner.

Answered by a person, day or night

A genuine 24 hour line, the charges explained before anyone sets off, and the common parts on the van.

Finding a leak without lifting the floor

A damp patch that keeps spreading or a boiler that loses pressure overnight points to a leak out of sight. In an old house especially, pulling up boards on a hunch is the last thing anyone wants.

The engineer isolates parts of the pipework one at a time and watches which section loses water. Once the search is narrowed, only that spot is opened, and you are told before anything is lifted.

What out of hours costs

No call-out fee applies Monday to Friday between 8am and 5pm, when plumbing is £140 + VAT (£168 including VAT) for the first hour, then £60 + VAT per half hour.

Outside those times a £50 + VAT (£60 including VAT) call-out is added to each attendance, on top of the hourly rate. Out of hours plumbing is £198 + VAT for the first hour on weekday evenings until 8pm and weekends from 8am to 8pm, or £250 + VAT overnight from 8pm to 8am, and half of the first hour is taken up front.

If the job changes once we are there, the engineer stops and prices the rest before going on. Details are on our pricing page.

Gas smells and the phone call

Smell gas? Walk out of the house, touch no switches, strike no matches, and phone the National Gas Emergency Service on 0800 111 999.

For water, a person answers 01462 506 374 whatever the hour, asks what is leaking, whether it is isolated and roughly how old the property is, then tells you the charges. After the visit you can have a written note of what failed and what was done for your insurer. Our engineers are our own, Gas Safe registered under 956889, with a 12 month labour guarantee on the work.

Frequently asked questions

No, because old gate valves can shear. Use the outside stop tap if you can reach it, and call us.

Generally the owner, from the outside stop valve into the house. If it is old lead, we can price replacing it.

£50 + VAT (£60 including VAT) for each attendance outside weekday hours, plus the out of hours rate of £198 + VAT for the first hour on weekday evenings until 8pm and weekends from 8am to 8pm, or £250 + VAT overnight from 8pm to 8am.

Yes, if it crosses an unheated space. Isolating and draining it before a frost costs nothing and prevents a burst.

Not if you can shut it off. Isolate it and ring on a weekday to avoid the call-out fee.

Yes. We stop the leak first, then plan any permanent repair with the building in mind rather than cutting into historic fabric.

Half of the first hour on reactive call-outs, with the remainder settled when the work is done.

Yes. You hear the call-out and hourly rate before anyone sets off, and anything beyond the first hour is priced before it is done.
