Emergency Plumber in Waltham Cross

Neighbours below change the picture

In a building with homes or shops underneath, the line between urgent and not moves. Call us tonight for:

Water coming through into the flat or shop below

A burst you cannot stop at your own valve

A seized stopcock with water still flowing

A leak near electrics or a consumer unit

A dripping tap, a toilet that keeps filling or a slow weep you can isolate will keep until weekday hours, when no call-out fee applies.

Get a fixed price before we start

Call and talk to an engineer, or send us the details and we will come back to you with a price.

The first few minutes

Your own valve first

In a flat there is usually an isolation valve inside your home, plus a communal one on a riser. Use yours first, and only touch the communal valve if you know it serves your flat alone.

Warn the people below

If water is going down through the floor, knock on the door or call the shop below. They may need to switch off their own electrics.

Electrics

Turn off at your consumer unit if you can reach it without standing in water. If not, keep away and tell us when you ring.

Drain the pipes

With the supply off, open the cold taps to empty what is left, so it comes out of a tap rather than through a ceiling.

Stopcocks in EN8 homes

On the post war estates, look under the kitchen sink, in the hall or in the airing cupboard. After decades untouched, many of these are seized, so test yours before you need it.

In the modern infill houses and newer apartments, the stopcock is normally in a service cupboard near the front door.

Outside, the external stop tap sits in a chamber near your boundary. Thames Water is responsible up to that point; the supply pipe from there into your home is yours.

Flats above the High Street

Waltham Cross grew as a ribbon of buildings along the old high road, with almshouses from 1620 and inns mostly from the 18th century onwards. Today the centre is shops below and flats above, with shared soil stacks and communal risers.

Much of an emergency visit here is working out which valve serves which flat, so a repair in one home does not cut water to six. Vehicle access through the centre is one way, so we plan parking at Eleanor Cross Road or the Pavilions before setting off.

Where leaks start

The estate houses often still have original steel or imperial copper, with small bore and microbore heating added later. Older joints and seized valves are where most of their bursts begin.

Newer apartments use plastic pipe and push-fit fittings. A small weep there can run along a joist before it shows, so the stain is not always above the fault. How we trace it is covered on our leak detection in Waltham Cross page.

Hard water plays a part too, seizing isolation valves just when you need them to turn.

No water, or weak pressure

If the whole street is affected, the cause is on Thames Water’s network, not in your home. The Drinking Water Inspectorate has recorded Thames Water work nearby in its Goffs Oak supply zone, including booster work at Cheshunt and about 1,100 metres of old cast iron main due for replacement by September 2026, so planned works are worth checking first.

If only your home is dry, check the stopcock is fully open and ring us. A frozen or split supply pipe on your side is ours to find.

What we deal with

Burst and leaking pipes, including under floors

Water coming through ceilings from a flat above

Leaking cylinders and overflowing cisterns

Blocked toilets, soil stacks and drains

Failed shower and heating pumps

The van carries a high pressure jetter for blocked drains. Since 2011 most shared drains and lateral pipes beyond the boundary belong to the sewerage company, which matters in blocks and terraces where drains are shared.

What an out of hours visit costs

Book a Waltham Cross visit for a weekday between 8am and 5pm and no call-out fee applies. Plumbing then costs £140 + VAT (£168 including VAT) for the first hour, which is the minimum charge, and £60 + VAT per half hour afterwards.

Any other time, every attendance has a £50 + VAT (£60 including VAT) call-out on top of the hourly rate. For EN8 we quote the out of hours plumbing rate on the phone, and half the first hour is paid when you book.

Sometimes a leak in a flat turns out to start in the one above. When the job changes like that, the engineer stops and gives you a price before doing more. See our pricing page.

Gas smell

Leave the flat or house, do not press switches or doorbells, and call the National Gas Emergency Service on 0800 111 999 before calling us.

Once they have made it safe, our Gas Safe engineers (registration 956889) can repair the fault, and each one carries an ID card you can check.

When the water stops

You get a written note of what we found and repaired. In a block, that note is what your insurer, your landlord or the managing agent will want to see.

Damaged ceilings or floors can be made good once dry, and our labour carries a 12 month guarantee.
