Emergency Plumber in Watford

Is it an emergency or a morning job

Genuine emergencies in a Watford home: water you cannot stop, water near electrics, a ceiling that is sagging or dripping, a leak on the incoming main inside the house, or no water at all where someone vulnerable lives.

Morning jobs: a dripping tap, a toilet that keeps running, or a leak under a basin that stops once its isolation valve is closed. Waiting until 8am on a weekday avoids the call-out fee entirely.

Unsure which it is? Ring and ask. We would rather tell you it can wait than charge for a night visit you did not need.

Stopping the water in the first minutes

Turn the stopcock clockwise as far as it goes. If it is stiff, use steady pressure rather than a hammer, because a snapped spindle makes things worse. For a single appliance, the isolation valve on its supply pipe is enough.

Keep away from wet sockets and switch off at the consumer unit if water has reached anything electrical, as long as you can reach it dry. Turn off the boiler and any immersion heater, open the cold taps to drain down, and bucket what you can.

One home in three is a flat

The 2021 census counted 39,628 households in Watford, and 28.8% live in purpose-built flats, with another 5.5% in converted or shared houses. With that many flats, a leak often reaches a neighbour below as well as your own rooms.

In a flat, find your own stopcock, usually under the kitchen sink or in a cupboard near the front door, and ask your managing agent where the communal isolation point for the building is. If water is coming through your ceiling from above and nobody answers upstairs, call the agent as well as us.

Stopcocks by street and era

Early 20th century terraces

Roads laid out on farmland in Callowland, North Watford and West Watford in the early 1900s usually have the stopcock under the kitchen sink or low on the inside of the front wall. After a century they are often seized.

The Harebreaks

On the estate developed in the 1920s, look under the sink first, then in a hall or under stairs cupboard.

Semis and detached houses

Semi-detached homes are 28.1% of households. In most, the kitchen sink or a utility room is the place to look, but extensions sometimes leave the valve inside a cupboard that was once an outside wall.

Old pipe and who owns it

Affinity Water supplies Watford and looks after the pipe to your boundary. From there into the house the supply pipe is yours to maintain.

The Drinking Water Inspectorate says homes built before 1970 may have lead supply pipes, and a good share of Watford’s terraces and semis are older than that. If we find lead while fixing a leak, we make it safe that night and price renewing it separately.

What we are called out for

Burst and leaking pipes

Homes with no water

Cisterns overflowing through the warning pipe

Leaking hot water cylinders

Blocked toilets and drains

Failed heating or shower pumps

Water coming through from a flat above

Very hard water in both Watford supply zones scales up isolation valves so they will not close properly, so the valve you reach for may not shut. The engineer will free or replace it once the leak is dealt with.

Out of hours charges

From Monday to Friday, 8am to 5pm, you pay no call-out. The first hour of plumbing costs £140 + VAT (£168 including VAT) and is the minimum charge, then it is £60 + VAT per half hour.

At any other time a call-out of £50 + VAT (£60 including VAT) is added to each attendance on top of the hourly rate, and the out of hours plumbing rate is £198 + VAT for the first hour on weekday evenings until 8pm and weekends from 8am to 8pm, or £250 + VAT overnight from 8pm to 8am. On a reactive job, half the first hour is taken before we come.

If the problem proves different from the one you described, work stops until the engineer has priced it. See pricing for every rate.

Hidden leaks, drains and paperwork

If the water is coming from somewhere you cannot see, the source is traced before floors or walls are opened, and you agree what needs lifting. Leak detection in Watford explains how that works.

For blocked drains, the van carries high pressure jetting, and since 2011 most shared drains beyond your boundary are the sewerage company’s. Afterwards, ask for a written note of what was found. Insurers usually want one, and in a block of flats it settles whose pipe it was.

A smell of gas

Do not go looking for it. Open the door, get everyone out, leave switches alone and call the National Gas Emergency Service on 0800 111 999.

After they have attended, the repair to the appliance or pipework is Gas Safe work, which we carry out under registration 956889.
