Emergency Plumber in Welwyn

Welwyn village, not the Garden City

This page is about Welwyn the village, in the valley of the River Mimram, post town Welwyn, AL6. Welwyn Garden City is a separate town that we also cover, and its houses are plumbed very differently.

In the village you are more likely to meet listed buildings, pipework added to over two centuries and detached houses on long private supplies. That changes what goes wrong and how you stop it.

Get a fixed price before we start

Call and talk to an engineer, or send us the details and we will come back to you with a price.

What needs a call tonight

Water you cannot shut off at any valve

Water coming through a ceiling or near electrics

A complete loss of water that the neighbours do not share

A leaking cylinder you cannot isolate

Foul water coming back up into the house

A leak that stops once the valve is shut, a running cistern or a weeping radiator valve can wait for a weekday between 8am and 5pm, when there is no call-out charge.

Before the engineer arrives

The stopcock

Turn the internal stopcock clockwise. If it will not move, do not force it. The external stop tap at the boundary is the fallback.

Single items

Most toilets, taps and appliances have a small slotted isolation valve on the pipe. A quarter turn stops that leak and keeps the rest of the house supplied.

Electrics

If water has reached light fittings or sockets, turn the power off at the consumer unit, but only from a dry spot.

Drain and protect

Open the cold taps at the lowest point in the house to empty the pipes, then move rugs, furniture and papers. A few photos now will help any insurance claim later.

Stopcocks in the old village

The conservation area, designated in 1969, has 52 listed buildings, among them Guessens, the one at Grade II*. Georgian and Victorian buildings make up its core, and their plumbing has been added to in every era since.

In the High Street and Church Street buildings, a stopcock may sit on a length of old pipe in a cellar, under a floor or behind later panelling, and it may not have been turned in decades. National guidance is that homes built before 1970 may still have lead supply pipes.

After any visit where we cannot find your internal valve, we will show you the outside one and offer to fit an isolator you can actually reach.

Estates, Digswell and the lanes

The village grew after its by-pass was built in the 1920s, with estates to the north, south and west, mostly outside the conservation area. In those homes the stopcock is usually under the kitchen sink or in a hall cupboard. Digswell, around Welwyn North station, dates from the early twentieth century.

At Harmer Green, Rabley Heath and along the outlying lanes, detached houses often have a long pipe from the boundary to the building. In a hard winter that exposed run is the part most likely to freeze, and it is the homeowner’s responsibility, not the water company’s.

Leaks you cannot see

A water meter that turns with every tap closed, a damp patch that spreads or a lawn that stays wet in dry weather all suggest a hidden leak. On a long supply pipe, it can be a long way from the house.

We trace it before digging or lifting floors, so only the section that needs opening is opened. Our leak detection in Welwyn page explains that work.

Jobs we attend

The vans carry fittings for the common emergencies:

Burst and frozen pipes

Leaking joints, valves and tap connectors

Overflowing toilets and cisterns

Leaking hot water cylinders

Blocked toilets and drains

Pumps that have failed

If what we find differs from what was described, the engineer stops and prices it before carrying on.

The phone call and the charges

A person answers at any hour. We help you get the water under control first, then ask what has failed, whether it has stopped and how to find the house, which matters on the lanes.

Book us between 8am and 5pm on a weekday and there is no call-out to pay. Plumbing is £140 + VAT for the first hour (£168 including VAT), the minimum, then £60 + VAT per half hour. Outside those hours each attendance has a £50 + VAT (£60 including VAT) call-out on top of the hourly rate, and the out of hours rate is quoted before anyone leaves.

For a reactive call-out, we ask for half the first hour in advance. Every rate is on our pricing page.

A smell of gas

Leave the property without using switches and call the National Gas Emergency Service on 0800 111 999. That call comes first, before any plumber or heating engineer.

With the supply made safe, our Gas Safe engineers can repair the appliance or pipework. Evening and weekend gas work is £225 + VAT for hour one, then £75 + VAT per half hour.

Once the water has stopped

The emergency job is to stop the water and make the pipework sound. In an old building, plaster and timber need to dry properly before anyone makes good, and your insurer will want to see the damage first.

The engineer can jot down the cause and the repair for your records. We are Vantage Plumbing and Heating Limited, Gas Safe registered under 956889, with our own engineers and a 12 month guarantee on our labour.

Frequently asked questions

Yes. This page is for Welwyn village, but we also work across Welwyn Garden City.

Use the external stop tap near the boundary, then ring us. On a later visit we can fit an internal isolator where you can reach it.

The call-out charge, the rate for that time of day, and the deposit of half the first hour. Nobody sets off until you have agreed.

The supply pipe from the boundary stop tap into the house belongs to the homeowner. The pipe up to the boundary is the water company’s.

One of our own engineers, Gas Safe registered under 956889, with a 12 month guarantee on the work.

Yes. A worn fill valve is the usual reason, and replacing it in weekday hours avoids the call-out.

It might. National guidance says homes built before 1970 can, and we check what the pipe is before repairing it.

Get out, avoid switches and ring 0800 111 999 first. When the supply is safe, we fix whatever caused it.
