St John’s Church on Clapton Square went up between 1792 and 1797. De Beauvoir, laid out from the 1830s, was the first large housing development in Hackney built to a formal plan, and St Mark’s filled with large villas between 1860 and 1870. The Regent’s Canal still has 19th and early 20th century warehouses, Hackney Wick has its industrial yards on the Lee Navigation, and the London County Council started Woodberry Down in 1949.
A 2025 report for the council models Hackney’s roughly 125,000 homes as 77.2% flats, with 30.7% built before 1900. So the job usually turns on a shared stack, a flue that has to find an outside wall, a lease, and sometimes a conservation area. We survey for those first.
Before you ask about air conditioning
Hackney’s Residential Extensions and Alterations SPD, in effect since January 2026, says at section 10.5: “The installation of air conditioning units for residential use is typically not acceptable. Should your building require cooling, you are advised to consult the Retrofit SPD.” We take that at its word, look at shading and ventilation first, and only suggest an application for a system that heats as well as cools where it stands a fair chance.
