NORTH LONDON, HERTFORDSHIRE & BEDFORDSHIRE
New bathrooms, new boilers and air conditioning that heats as well as cools, from the Edwardian avenues of Muswell Hill to the cottage estates of Tottenham. Each one surveyed, priced in writing and fixed before work begins. Call 01462 506 374.

Haringey was formed in 1965 from three older boroughs, and the joins still show. Old Hornsey is Crouch End’s 1880s terraces, the Edwardian avenues James Edmondson and W. J. Collins laid out across Muswell Hill and Fortis Green, and half of Highgate. Wood Green has Noel Park, opened in 1883. Tottenham has Tower Gardens, one of the first municipal cottage estates, and the new council homes at Tottenham Hale.
The council’s figures put 23% of households in a converted or shared house, 35% in a purpose-built flat and 26% in a terrace. A converted house means a shared stack and a lease. A flat means the freeholder and a planning question for anything outside.
One page for each, written around Haringey’s houses and flats, and each one ending in a fixed quote.

Edwardian Muswell Hill and Fortis Green. Built mostly between 1895 and 1910, family houses that now want two or three bathrooms, in conservation areas since 1974.
Crouch End’s 1880s streets. About 400 houses built between 1882 and 1892, terraces and villas, with mansion blocks after.
Converted houses. Nearly a quarter of households, with a shared stack and neighbours above and below.
Noel Park and Tower Gardens. Model and cottage estates where Article 4 directions control even small external changes such as windows and doors.
Purpose-built flats. 35% of households, from Stroud Green’s early modernist Norman Court and Wall Court to the 1970s blocks of Broadwater Farm.
The Highgate edge. Southwood Lane, Jacksons Lane, Shepherds Hill and the Archway Road, inside a conservation area designated in 1967 and run jointly with Camden.
Hard
Thames Water, reported at roughly 258 to 269 mg/l across the Haringey zones
One supplier, and hard water
Hornsey’s treatment works, built in 1862 on the New River, still serves the districts around it. Third-party checkers citing Thames Water data report roughly 258 to 269 mg/l by zone, which is hard, so combis get a scale reducer and showers get swappable cartridges.
The council lists 28 conservation areas, from Highgate in 1967 to Vallance Road in 2008, and 471 statutory listed buildings, Bruce Castle and Highpoint among them. Work inside a house rarely concerns the planners. A flue terminal, a soil pipe or an outdoor unit on the outside can, and we find that out before the quote.
More than 40 controlled parking zones, from two hours on weekdays in parts of Crouch End to 8am to 10pm daily in inner Wood Green.
Permission to Park
£30 a day from the council, valid in resident and shared-use bays on the street we name. Not valid in pay-by-phone-only bays, or on event days in the zones near the stadium.
Bay suspension
£80 per space per day plus a £280 admin fee, applied for at least two weeks ahead. Each road is its own application.
Skip licence
£125 for a skip, £140 with building materials too, five working days’ notice, and never on the pavement.
On the quote
Each one the job needs, at the council’s rate, as its own line.
Our vans meet ULEZ, and Haringey lies outside the Congestion Charge zone, so neither appears on your bill.

The whole borough. Muswell Hill, Fortis Green, Highgate, Crouch End, Hornsey, Stroud Green and the Harringay Ladder on the western side, Alexandra Park and Wood Green in the middle, and Tottenham, Bruce Grove and Tottenham Hale to the east. Our vans come down from Stevenage.
In Haringey, yes, because those are the jobs where a careful survey pays off. In Hertfordshire and Bedfordshire we do the lot: see our plumbing page.
Mostly the outside. Haringey’s retrofit guidance says flats are excluded from permitted development, so external works need permission, and the freeholder usually has a say too. Inside, the shared soil stack shapes the bathroom layout and the flue route fixes where a boiler can sit. We go through the lease and the building at survey.
Twelve months on our workmanship for a bathroom installation and 12 months for boilers and air conditioning, with the manufacturer’s warranty on top.
Neighbouring boroughs: Islington, Camden, Barnet, Enfield, and the rest of North London.
One Stevenage firm for all three jobs, and the survey is done by the people who will do the work. Gas Safe registered under 956889, and registered with REFCOM for air conditioning under REF1024550. Permits, suspensions and skips applied for by us and itemised. A written fixed price before anything is taken out. Company number 13248357, VAT number 392 8946 37.
Ring 01462 506 374 or send the details. Tell us the street and whether it is a house or a flat, and we will say what the survey has to cover.
