Heating systems contain steel radiators and water. Where oxygen is present, steel corrodes, and the product is iron oxide. Some of that is magnetite, a black magnetic sludge. Add copper particles from pipework, jointing compound, flux residue and, in the hard water across much of Hertfordshire and Bedfordshire, limescale, and you get the black gritty sludge that comes out of a neglected system.
Oxygen arrives with every top-up of fresh water, which is why a system that keeps losing pressure and keeps being repressurised corrodes far faster than one that holds. Where corrosion inhibitor was never added, or was diluted away by years of topping up, nothing is slowing the reaction at all.
Sludge is heavy, so it settles: in the bottom of radiators, in horizontal pipe runs, and anywhere flow is slow. Then it circulates through the pump and heat exchanger every time the system runs.
Cold at the bottom of a radiator, warm at the top. The classic sign, and the opposite of trapped air. Air rises, so an air lock makes a radiator cold at the top. Sludge sinks. If you have bled a radiator and the bottom is still cold, bleeding was never going to fix it.
Radiators cold while the pipes into them are hot, because flow is reaching the radiator and not passing through a silted-up bottom. Often the worst affected are the ones furthest from the boiler, the largest, or downstairs.
A noisy boiler, or kettling. Deposits on the heat exchanger create hot spots where water locally boils and flashes to steam. That is the banging and rumbling. Warm-up also takes far longer.
Repeated pump or valve failures. Circulating grit wears pump bearings and jams the small ports in motorised and thermostatic radiator valves. If you have replaced a pump twice, the pump was not the problem.
The boiler cutting out on overheat or flow faults. Where restricted flow means the boiler cannot move heat away fast enough, it protects itself and shuts down.
Black water when you bleed. Bleed a radiator into a clean white container. Clear is fine. Cloudy grey means the system is on its way. Black, or black with visible grit, means it is dirty.
A power flushing pump is connected into the system, usually at the pump head or across a pair of radiator tails. It moves a high volume of water at low pressure, in both directions, which dislodges settled debris without stressing joints.
The engineer adds a cleaning chemical and circulates it to break down sludge, corrosion and scale, then flushes radiator by radiator: each is isolated in turn and takes the full flow, reversed repeatedly and, where needed, with the radiator agitated to shift stubborn deposits. A magnet on the flush unit captures the magnetite as it comes out.
Dirty water goes to drain and is replaced with fresh, repeating until the water runs clear. The engineer then neutralises any remaining cleaner, checks the pH of the system water, and adds corrosion inhibitor at the correct dose for the system volume. Finally the system is refilled, repressurised, vented and tested running.
How long does it take? It depends almost entirely on the number of radiators and how bad the system is. A small, moderately dirty system is comfortably a day work. A large or badly neglected system, or one with microbore pipework, takes longer, and an honest engineer tells you that before starting rather than after.
These three get used interchangeably in advertising and they do quite different jobs.
Chemical flush. A cleaner is added and left to circulate, typically for days, then the system is drained and refilled. No specialist pump, no reversed flow, no radiator-by-radiator treatment. Genuinely useful on a mildly dirty system or as a pre-clean before a boiler swap. It will not shift heavy settled magnetite, because nothing moves fast enough to lift it.
Power flush. The full process above. It is the only one of the three that physically removes settled sludge from the system.
Magnetic filter. A filter in the return pipework with a magnet that catches magnetite before it reaches the boiler. Preventive, not curative: it can only catch what passes through it, and most of the sludge is sitting in your radiators. Fitted after a flush and cleaned at every annual service, it is one of the most effective things you can add to a heating system.
The right sequence for a dirty system is power flush, then inhibitor, then magnetic filter, then clean the filter annually.
This is the section most companies leave out. Power flushing gets sold where it will not fix anything, so here is when to be sceptical.
We would rather diagnose it correctly and sell you a smaller job than flush a system that never needed it.
If a new boiler is going onto an existing system, that system almost certainly needs cleaning first, and most manufacturers make a suitable system clean a warranty condition. A modern condensing boiler has a narrow waterway heat exchanger, far less tolerant of debris than the cast iron it replaced, and fitting one onto a dirty system can block the new heat exchanger within a season.
Where the cold spot is tells you. Cold at the top is air, and bleeding fixes it. Cold at the bottom while the top is warm is sludge, and bleeding will not touch it. Bleeding into a clean white container also tells you a lot: black or gritty water means a dirty system.
It is not routine maintenance. A system with healthy inhibitor and a magnetic filter cleaned annually may never need flushing again. A system repeatedly topped up, or that never had inhibitor, may need it much sooner.
A correctly performed flush runs at high flow and low pressure precisely to avoid stressing the system. That said, on a very old system corrosion can already have thinned radiators and joints from the inside, and a flush can reveal it. We assess the system condition and tell you honestly before we start if we think that is a risk.
Only as prevention. It catches magnetite passing through it, so on a system already full of settled sludge it cannot reach most of the problem. Clean the system first, then fit a filter to keep it clean.
