A good power flushing engineer confirms that sludge is really the problem before recommending a flush, then cleans every radiator in turn with a flushing pump, a suitable cleaner and a magnet on the return, and finishes by refilling with clean water and the right dose of inhibitor. They should show you evidence it worked, such as clear water and radiators that heat evenly, and advise on a magnetic filter so the system stays clean.

A power flush is the right answer for a system full of sludge. It is the wrong answer for air, a stuck valve or a system that has never been balanced, and an honest engineer will rule those out first. Sludge is mostly magnetite, a black iron oxide that forms as steel radiators corrode slowly from the inside. It is heavy, so it settles at the bottom of radiators and in the narrow passages of the boiler.
| What you notice | Most likely cause | Is a power flush the answer? |
|---|---|---|
| Radiator warm at the bottom, cold at the top | Air | No. Bleed the radiator first |
| Radiator warm at the top, cold at the bottom | Sludge settled in the panel | Often yes, if several radiators are affected |
| One radiator cold all over | Valve stuck, thermostatic pin seized or poor balancing | Usually not. See radiator not heating up |
| Black or brown water when you bleed | Magnetite circulating in the system | Yes, especially alongside cold spots |
| Boiler kettling or banging | Debris or scale restricting flow in the heat exchanger | Possibly. The boiler needs checking by a Gas Safe engineer first |
| Rooms far from the boiler slow to warm | Balancing, pump or partial blockage | Only once balancing and the pump have been checked |
| New boiler going onto old pipework | Existing contamination | The system must be cleaned. How depends on its condition |
One symptom on its own rarely justifies a full flush. Two or three together usually do, and that is when our power flushing service starts with a check of the whole system rather than a sales pitch. Our longer guide on power flushing and the signs your radiators need it goes into each symptom in more detail.
Not every dirty system needs the heaviest treatment. A good engineer explains the options and why they recommend one.
| Method | How it works | Suits |
|---|---|---|
| Chemical clean | Cleaner added to the system and circulated by the boiler’s own pump for a period, then drained and refilled | Lightly contaminated systems, often as part of a new boiler installation |
| Mains flush | Mains water pushed through the system in sections to wash debris out | Newer systems, and clearing installation debris |
| Power flush | A separate pump drives cleaner and water through each radiator at high flow, with reversing flow and a magnet collecting sludge | Heavily sludged systems where the other methods will not shift the deposits |
The British Standard for water treatment in heating systems, BS 7593, expects a system to be cleaned and flushed before a new boiler is commissioned, then protected with inhibitor and suitable filtration. Boiler manufacturers generally build that into their installation instructions and warranty conditions. It does not always have to be a power flush, but it has to be done properly. If you are having a new boiler fitted, see our boiler installation page for how we handle it.
This is what you should expect on the day. If an engineer’s description skips several of these steps, ask why.
A typical house takes most of a day. Larger systems or heavy contamination can take longer, and a good engineer will book the time rather than rush the job.
The cleaner and the inhibitor do the real work, so ask what the engineer uses and why.
A power flush should leave evidence, not just a promise. Ask for some or all of these:
A power flush cleans the system once. A magnetic filter keeps it clean. It fits on the return pipe near the boiler and catches magnetite continuously as the water circulates, so it never reaches the heat exchanger. It is emptied and cleaned at the annual boiler service, which takes a few minutes and shows how much debris the system is still producing.
If your system has no filter, it is worth fitting one when the system is flushed. Ask whether the price you are given includes a filter or not, because quotes vary on this and it is an easy way for two prices to look closer than they are.
What not to do
A power flush is quoted as a fixed price before we start, based mainly on how many radiators you have and the type of system, so you know exactly what you will pay. The price includes inhibitor. A magnetic filter is not included: if you do not already have one, we recommend it and quote for it separately. Every rate is published on our prices page. If a chemical clean or a simple rebalance will fix the problem, we will tell you.

Most of a day for a typical house, depending on the number of radiators and how much sludge there is. A large house or a badly contaminated system can take longer. Anyone promising a whole house in an hour or two is not flushing each radiator properly.
On a sound system, no. On an old system, a radiator that has corroded thin can start to weep once the sludge sealing it is washed out. That radiator was already failing, but a good engineer checks the system first and warns you about anything suspect.
The system must be cleaned before a new boiler is commissioned, because sludge in old pipework can damage a new heat exchanger and put the manufacturer’s warranty at risk. Whether that means a power flush or a chemical clean depends on the condition of the system.
There is no fixed interval. A system with a magnetic filter and inhibitor that is checked at each annual service can stay clean for many years. A system with no filter and no inhibitor top-ups will sludge up much sooner.
It can, if the noise is caused by sludge or debris restricting flow through the heat exchanger. Noise can also come from scale, a failing pump or low pressure, so a Gas Safe engineer should check the boiler first. Our guide to a boiler making a banging noise explains the other causes.
If your radiators are cold at the bottom or the water runs black when you bleed them, we can check the system and tell you honestly whether it needs a power flush. We are Gas Safe registered (956889), based in Stevenage and rated 4.9 on Google. See our power flushing page or call 01462 506374.
