Cambourne is a new town, and that changes how leaks are found

Almost nothing in Cambourne existed before 1998. Construction started in June 1998 on former farmland, and the first house was occupied in August 1999. There is no Victorian stock, no lead supply pipe era, no cast iron. That sounds like it should mean no leaks, and it does not.

What it actually means is a different kind of leak, and a different way of finding it.

Plastic pipework run from manifolds. Late 1990s and 2000s new build commonly uses plastic barrier pipe rather than copper, often run from central manifolds rather than in the tee-off pattern of an older house. Two consequences follow. Plastic pipe carries sound poorly, so the acoustic listening kit that works well on a copper or iron main struggles on these runs, and tracer gas has to do more of the work. And a manifold system means the pipe rarely takes the route you would guess from the fittings you can see. We trace the actual run rather than assuming it.

Pipes buried in screed under solid ground floors. Most Cambourne ground floors are solid, with heating pipework and sometimes hot and cold runs set in or under the screed. A weep at a fitting down there shows nothing at the surface for months, then appears as a lifted floor finish, a musty smell or a boiler that keeps losing pressure. Thermal imaging and tracer gas find these without opening anything.

Heavy clay underneath the whole town. The ground Cambourne was built on is impervious clay, which is why the town drains through swales, basins and ponds rather than soakaways. For leak detection the clay cuts both ways. Escaping water cannot soak away, so an external supply pipe leak will often eventually show as a persistently wet patch of lawn or a puddle that outlasts the weather. But clay also holds water against the slab and footings, so a small leak under a house can sit there wetting the structure quietly instead of announcing itself.

Very hard water working on every joint. Cambridge Water supplies the town, and its published figure for the Coton supply zone that covers Cambourne is 317.8 mg/l calcium carbonate, which is above the 300 mg/l threshold water companies treat as very hard. That is Cambridge Water’s published zone figure, not our measurement. Scale builds inside fittings and valves, and on heating systems it accelerates the pinholing and weeping that ends up as a call to us.

The signs, in the order people notice them

The water bill. A Cambridge Water bill that jumps with no change in the household is the single most common trigger. If the meter keeps turning with every tap and appliance in the house off, you are very close to proof.

Boiler pressure dropping. Cambourne is overwhelmingly a combi boiler town, and a combi that needs topping up every week or two with nothing visible under any radiator is almost always losing water into a floor.

A warm patch of floor. Heating water leaking under screed warms the floor above it. People often notice it barefoot before they notice anything else.

Damp at the bottom of a wall, or a musty smell in one downstairs room. On a solid floor over clay, this is frequently a pipe rather than the condensation or rising damp it gets blamed on.

Standing water outside that does not fit the rain. On clay, a wet patch that never dries deserves suspicion, especially over the route of the supply pipe from the boundary.

How we actually find it

Thermal imaging. A thermal camera shows the temperature pattern across a floor or wall. A heating leak under screed shows as a warm plume, a cold mains leak as a cold anomaly. The camera reads surface temperature rather than seeing through concrete, so we use it alongside the other methods, but on Cambourne’s solid floors with buried heating runs it is usually where the answer starts.

Acoustic listening and correlation. Ground microphones and correlators pick up the noise a pressurised leak makes and can narrow a buried leak to a short section of pipe. It is at its best on metal pipe, which is exactly what most of Cambourne does not have, so here it is a supporting method. Where it earns its keep locally is on external runs and on confirming what thermal and tracer gas have already suggested.

Tracer gas. The pipe is isolated and drained, then charged with a hydrogen and nitrogen mix, harmless and non flammable at the concentration used. The gas escapes through the smallest defect and a detector picks it up at the surface, through screed, tiles or a driveway. On plastic pipework under solid floors, which is the standard Cambourne leak, this is the technique that settles it.

Moisture meters and hygrometers. Used to map how far the water has travelled, and afterwards to confirm the structure is drying, so you know the repair actually worked.

Isolation and pressure testing. Manifold systems have an advantage here. Because each circuit can be isolated at the manifold, disciplined valve by valve testing can prove which loop is losing water before any equipment comes out of the van.

The leaks we find most often in Cambourne

Heating pipework in ground floor screed. The classic Cambourne fault. A push fit or crimped joint weeping under the slab, found thermally and with tracer gas, then repaired through one small opening.

Underfloor heating loops. Fitted in some plots from new and in plenty of kitchen extensions since. A UFH leak shows a very clear signature on the thermal camera, which means opening one patch of screed rather than the room.

Shower trays and wet rooms in 20 to 25 year old bathrooms. The first Great Cambourne and Lower Cambourne bathrooms, occupied from 1999 onwards, are past their design life. A good share of the calls that come in as pipe leaks are sealing failures, water getting past a tray edge or a failed waste seal. No amount of pipe testing finds those, so we test the tray and enclosure separately and tell you plainly which it is.

Concealed valves and push fit joints behind boxing and tiling. Anything buried during a refit without an access panel.

External supply pipes. The private pipe from the boundary into the house is the homeowner’s responsibility, not Cambridge Water’s, which surprises most people. Cambourne’s supply pipes are modern plastic rather than old lead, but they still get damaged, especially where driveways have been relaid or extensions built over the run.

Where the job varies across the town

Great Cambourne and Lower Cambourne, CB23 5. The original phase, built from 1998 and 1999 onwards. The oldest pipework and bathrooms in the town, so this is where screed leaks and failed shower seals cluster. Streets like Jeavons Lane, Greenhaze Lane and Monkfield Lane are typical of it.

Upper Cambourne, CB23 6. Broadly 2008 to 2018 builds. Newer, but the same solid floor and plastic pipe construction, and hot water pipework here has still had well over a decade of very hard water through it.

Cambourne West: Sheepfold, Swansley Park and Woodfield. The newest neighbourhoods, still being built out. Leaks in houses this new are usually installation defects rather than age, a joint not made properly or a nail through a pipe, and if the property is still inside the builder’s defect period that is worth raising with the developer before paying anyone, including us.

Lamb Drove and the SuDS streets. Parts of Cambourne drain through permeable paving, swales and basins rather than conventional gullies. Water appearing where it should not is not always a supply leak, and we say so when the evidence points at surface water rather than a pipe.

One more local point in your favour. There is a single listed building in the whole parish, Great Common Farmhouse in Upper Cambourne, so heritage constraints almost never complicate access or repairs here. Estate covenants are the thing to check instead.
