We do not lift floors on a hunch. Thermal imaging, acoustic listening and correlation, tracer gas and moisture mapping find the fault first, so if anything does have to come up, it is one small area in the right place.

Most of the towns we work in further north sit on chalk. Cheshunt does not. The Borough of Broxbourne is underlain predominantly by London Clay, with river terrace sands and gravels along the Lea valley floor on the eastern edge of town. For leak detection that is worth understanding before anyone gets a camera out.
Clay is close to impermeable. Water escaping from a buried pipe on clay does not soak away quietly. It tends to travel along the pipe trench, along a wall footing or under a slab until it finds somewhere to appear, and that somewhere can be a surprising distance from the actual hole. So the damp patch shows where water is arriving, not where it is leaving the pipe.
Clay also moves. It shrinks in dry summers and swells again when the rain returns, and mature trees make that worse by drying the ground around their roots. That seasonal movement works joints and fittings on old buried supply pipes and on heating pipework in ground floor slabs.
Down towards the Lea and the Lee Navigation the ground changes to river gravels, and there escaping water can do the opposite and vanish downwards without ever surfacing. On those plots a climbing water bill is often the only symptom you get.
One more local wrinkle. Parts of Cheshunt were built on former glasshouse and nursery land, from the days when the Lee Valley was a major horticultural centre. Housing on old nursery plots can sit over redundant irrigation runs and odd buried services that nobody mapped. When a moisture reading does not fit the known pipework, that history is sometimes why.
The water bill. Cheshunt is supplied by Thames Water, and an unexplained jump on a metered bill is the single most common reason we get the call. If the meter keeps turning with every tap, appliance and valve in the house shut off, water is going somewhere it should not.
Boiler pressure that keeps dropping. Topping the system up every week or two, with nothing visible under any radiator, almost always means a heating leak into a floor or a wall.
A warm patch of floor. A heating pipe leaking under a solid floor gradually warms the screed sitting above it.
Damp that gets blamed on the weather. A low wall patch that never dries, a musty smell in one downstairs room, lifting floor coverings. Often written off as rising damp when the cause is a pipe a metre away.
A hiss in a quiet house. A pressurised leak makes noise, usually heard at night near the incoming main before anything is seen.
Thermal imaging. A thermal camera captures the temperature pattern spread across a floor or wall. A heating leak shows as a warm plume spreading from the fault, a cold mains leak shows as a cold anomaly. It reads the surface rather than seeing through concrete, so we confirm with another method.
Acoustic listening and correlation. Ground microphones pick up the noise a pressurised leak makes, and a correlator working between two contact points can pin a fault on a buried run down to a short section. It performs best on metal pipe. Plastic supply pipe carries sound badly, which is exactly when the next method earns its keep.
Tracer gas. The pipe gets isolated, drained, and then charged with a hydrogen and nitrogen mix, safe and non-flammable at the strength we use. The gas escapes through the smallest defect and rises, and a sensitive detector finds it at floor or ground level. Under screed, under tiles and on plastic runs, this is the method that settles arguments.
Moisture meters and mapping. We map how far the water has travelled, which tells us where it came from, and confirms afterwards that the fabric is drying.
Isolation and pressure testing. Sometimes the fastest approach is simply methodical: working valve by valve and circuit by circuit to prove which part of the system is losing water before any kit leaves the van.
Buried supply pipes. The private pipe from the boundary into the house belongs to the homeowner, not Thames Water, and that includes finding and fixing leaks on it. On the older stock around Churchgate and the High Street these runs can be lead, iron or first generation plastic, buried under paths and drives that have been relaid more than once.
Heating pipework in solid floors. The post war estate housing that makes up so much of Cheshunt, across areas like Bury Green, Rosedale and Flamstead End, was commonly built with heating pipes set into or under the ground floor slab, often without proper sleeving. Where copper meets concrete, corrosion eventually wins, and clay movement under the slab does not help. These are classic thermal imaging and tracer gas jobs.
Underfloor heating. Increasingly common in extensions and in the new stock going up at Cheshunt Lakeside on Delamare Road and out at Brookfield. A UFH loop leak can usually be located to a very small area thermally, which means lifting one patch of screed rather than the room.
Shower trays and wet rooms. A good share of calls that arrive as plumbing leaks turn out to be sealing failures: water tracking past a tray edge, a failed waste seal, or tanking that was never continuous behind the tiles. No amount of pipe testing finds those. We test the tray and the enclosure separately so you are not paying to chase the wrong fault.

Scale related weeping. Thames Water says all the water in its region is hard because it passes through chalk and limestone, and it classes anything over 300 mg/l calcium carbonate as very hard. Scaled fittings and valves weep slowly long before they fail outright, often behind kitchen units.
Churchgate and College Road. The old core of the town, with the Old Parsonage of 1500, timber framed 17th century cottages and Victorian yellow stock brick, much of it inside the Churchgate Conservation Area, designated back in 1968 with 23 listed buildings. In fabric like that, non-invasive detection is not a sales line, it is the only responsible way to work. You do not cut exploratory holes in a 300 year old floor on a hunch, and the supply pipes serving these buildings are among the oldest in town.
Bury Green, Rosedale and Flamstead End. The twentieth century estate layer west of the A10. Solid ground floors, pipework in slabs, and supply pipes now sixty to eighty years old sitting in shrinkable clay. When a leak shows here it often shows a room away from the fault because the slab and the clay carry the water sideways first.
Goffs Oak and the Hammondstreet side. More spread out plots on the EN7 side, with longer private supply runs from the road, outbuildings and garden taps. The leak is as likely to be under the lawn as under the house, and a correlator across a long buried run beats digging trial holes every time.
Cheshunt Lakeside and the new allocations. Modern apartment and house building around Delamare Road, plus Rosedale Park and Brookfield to come. New stock leaks too, usually at a fitting, and in apartments the water often appears in a neighbour’s home, so fast accurate location matters even more.
Turnford and the Lea valley edge. Closer to the river the ground shifts to gravels, escaping water disperses downwards, and the rising bill may be your only warning. Tracer gas does the heavy lifting on those plots.
Many buildings insurance policies include trace and access cover, which is meant for the cost of finding the leak and reinstating whatever had to be opened to reach it, separate from the pipe repair itself.
