LEAK DETECTION IN CHORLEYWOOD
Finding a leak and fixing it are two separate jobs. The skill is in the first: locating the fault closely enough that a single tile, a few boards or one square of lawn is lifted, rather than a whole floor or a length of drive.
Chorleywood’s houses make that skill worth having. Over half the households in the two wards live in detached houses, many on large plots, so supply pipes are long and heating circuits run a long way. A leak can travel a good distance along a pipe before the water shows.
We are plumbers as well as leak detectors, so the people who find the leak can also repair it, at a separate fixed price you agree first.
Supply pipes from the boundary to the house, under drives, lawns and paths, including old lead and iron runs
Sealed heating systems that keep losing pressure, and pipes buried under solid floors
Underfloor heating in extensions and kitchens, where one circuit has started to lose water
Hot and cold pipework chased into walls or boxed in behind kitchens and bathrooms
Showers and wet rooms, where the cause may be a seal or the tiling rather than a pipe
Cylinders and airing cupboards, where a slow weep runs down inside the floor
Thermal imaging. A hot pipe leaking under a floor warms the surface above it, and a cold mains leak cools it. The camera shows the pattern before anything is visible.
Acoustic listening. Water escaping under pressure makes a sound. Our SebaKMT Hydrolux ground microphone picks it up through floors and paving, and we follow it to the loudest point.
Tracer gas. The pipe is filled with a harmless mix of hydrogen and nitrogen, which escapes through the smallest hole and rises, where a probe finds it.
Moisture mapping. To show how far the water has spread, which shapes the repair and the insurance claim.
Most hidden leaks are found because a bill went up, not because anyone saw water. You can check for nothing.
Close everything
Every tap, the washing machine, the dishwasher, any outside tap and the toilets.
Watch the meter
For fifteen minutes. A dial or a number that moves means water is leaving the system.
Tell us when you ring
Whether it moved, and how fast. It is the most useful thing we can hear.
Other signs: a patch of floor warm underfoot with the heating off, a boiler losing pressure, a damp smell in one room, a soft or unusually green strip in the lawn, or skirting and plaster lifting for no clear reason.

Hard water and hidden leaks
Watergrade, a third-party site, maps Chorleywood to Affinity’s Rickmansworth and Gerrards Cross zone. Hard water affects leaks in two ways. Scale can seal a pinhole for a while, so a damp patch dries up and comes back worse. And scaled valves stick, so a leak that should be isolated in seconds takes much longer.

Supply pipes on big plots
Heronsgate’s original plots were two to four acres, by Wikipedia’s account, and Outer Loudwater’s appraisal describes large detached houses in spacious plots. The pipe from the boundary to the house is the owner’s, and on a plot like that it is long.
We trace it from the surface, so the repair is one small dig, not a trench.
Listed and protected houses
Chorleywood has listed buildings, including Voysey’s grade I The Orchard on Shire Lane, and four conservation areas in the parish. In a listed house, opening floors or walls can need listed building consent.
That makes pinpointing more valuable, not less. We agree with you what may be opened before anything is lifted.
Solid floors and extensions
Pipes laid in a solid floor have nowhere to show a leak. The water tracks along the pipe and can appear at a skirting well away from the fault. Thermal imaging is often quickest here, because the pipe route shows up on screen.
Showers and wet rooms
A good share of bathroom leaks are not plumbing at all. A failed seal, a cracked tray or grout that lets water behind the tiles gives the same stain on the ceiling below. We find out which before quoting the repair.
Many buildings policies include trace and access cover. It pays for finding a leak and for making good what was opened to reach it, though the pipe repair itself is often excluded. Ring your insurer before anyone starts cutting.
We give you a written report with thermal images, readings and the location of the fault. It is what an insurer asks for, and you are free to take it to your own builder if you prefer.
A heating system that needs topping up every few weeks is worth tracing too. Each top up brings fresh water into a steel system, which feeds the sludge that later blocks radiators. If that has already happened, a power flush clears it.
Leak detection is £600 + VAT (£720 including VAT) for half a day, up to 4 hours on site. If it needs longer, further time is £60 + VAT per half hour, and we tell you before that starts.
You get the location of the leak, a written report with images and readings, and a separate fixed price for the repair. Every rate is on our prices page.

Not on a guess. We pinpoint it first, so only a small patch is opened, directly over the fault.
Close every tap and appliance and watch the water meter for fifteen minutes. If it moves, water is going somewhere. A warm patch of floor, boiler pressure that keeps falling or a rising bill are other signs.
From your boundary to the house, the supply pipe is yours. Affinity Water looks after the main and the pipe up to the boundary. Ask them whether they can help before you commission a repair.
Many buildings policies include it, covering the finding and the making good. The pipe repair itself is often excluded. Ring your insurer before anything is opened. Our report is what they ask for.
Often it is the shower: a failed seal, a cracked tray or water getting behind the tiles. The stain looks the same but the repair is different, so we establish which before quoting.
