A hidden leak is not a plumbing job until somebody knows where it is. We locate it first, with equipment rather than a crowbar, then we tell you exactly what needs opening up and what does not.

Start with what is actually established. Affinity Water supplies Datchworth, and its Hertfordshire supply is drawn predominantly from the chalk aquifer. The nearest watercourse of note is the River Beane, a chalk stream running past Aston and Watton-at-Stone, whose upper reaches have suffered from historic over-abstraction of that aquifer. The published hardness figure for the village is 295 mg/l as calcium carbonate, classed hard, and that comes from a third party aggregator rather than from an Affinity Water measurement, so we label it as what it is.
What we have not seen is verified subsoil mapping for Datchworth village itself, chalk against clay, at the depth a pipe is buried. So we are not going to tell you how water behaves under your garden, because we do not know, and neither does anybody who says it confidently on a website. We survey each site on its own terms and let the instruments settle it.
What genuinely does make this parish different is distance. Properties here are frequently set a long way back from the lane, and the pipe running from the boundary stopcock to the house belongs to you, not to the water company. On a property with a hundred metre drive, that is a hundred metres of privately owned pipe, often of unknown age and unknown material, buried under something you would rather not dig up. Older runs can be lead, old iron or early plastic, with a joint somewhere nobody recorded.
That length is why leaks out here get found late. The bigger the buried run, the longer a loss can continue with nothing obvious to see, and the first sign is usually a meter reading or a bill that has climbed for no reason anybody can explain rather than anything visible on the ground. Finding the leak to within a metre before anybody breaks ground is the difference between a small excavation and a ruined driveway.
Leak detection is elimination with several tools, not one magic device. Anybody who turns up with a single instrument and a confident manner is guessing.
Meter and pressure testing first. Before anything else we establish that there is a leak, roughly how big it is, and which side of the stopcock it is on. Isolating sections and watching what the pressure does tells us a great deal for very little disruption. On a metered supply, a controlled test over a set period gives us a loss rate.
Acoustic detection and correlation. Pressurised water escaping from a pipe makes a noise, and that noise travels along the pipe and through the ground. Ground microphones and correlators let us pinpoint the position of a leak on a buried supply line, often to within a very small margin. This is the primary tool for the long private supply runs that are so common here, with one honest caveat: it performs far better on metal pipe than on modern plastic, which carries sound poorly. On a plastic run we go to tracer gas instead.
Thermal imaging. A thermal camera shows temperature differences on a surface, which makes it excellent for finding a hot leak under a solid floor, tracing an underfloor heating circuit, or mapping how far moisture has spread inside a wall. It does not see through walls, whatever the adverts imply. It sees the effect on the surface, and reading that correctly is the skill.
Tracer gas. Where a leak is small, cold or under screed, we introduce a safe hydrogen and nitrogen mix into the drained pipework. The gas escapes at the leak, rises through the floor construction, and is picked up at the surface with a detector. This is the technique that finds pinhole leaks in pipework buried in a solid floor without lifting the whole room.
Moisture meters and damp mapping. Used to determine where water actually is, as opposed to where the stain is. Water travels along joists and under floor coverings, so the wet patch is very often nowhere near the source.
Drain camera work. Where the water might not be a supply leak at all. A cracked drain under a floor produces damp that looks identical to a plumbing leak, and it is a completely different repair.
Buried supply pipes on long private runs. Bulls Green, Burnham Green, Hooks Cross and the properties set back from the greens. Older supply pipes in this kind of setting can be lead, old iron, or early plastic with a joint somewhere in the middle of a field of grass. Bills go up, pressure at the house goes down, and nothing shows on the surface.
Underfloor heating. Increasingly common in the extensions and refurbishments across the parish. A leak on a UFH circuit shows as a system that keeps losing pressure and a floor with an odd warm patch. Thermal imaging maps the circuits, tracer gas pins the failure, and in many cases the repair is a single localised opening rather than the whole floor.
Leaks under solid floors in altered properties. A kitchen or utility that has been extended over what was once outside, with pipework buried in the screed. When one of those joints goes, the damp appears on a skirting three metres away and the temptation is to lift the nearest floorboards. That is exactly the wrong thing to do first.
Showers and wet rooms that are not plumbing leaks at all. This is one of the most common calls we get, and the diagnosis matters. A ceiling stain under a shower is very often not a pipe. It is a failed seal at the tray edge, a tanking failure behind the tiles, or grout that has cracked and is letting water past. We test the difference: run the shower with the water isolated, flood test the tray, and see what the moisture readings do. Replacing perfectly good pipework will not fix a sealing failure.
Old pipework in the long settled housing around Datchworth Green and All Saints’ Church. Where original pipe runs remain, they are usually the oldest and most jointed parts of the system, often buried in walls that have been replastered twice. These are the jobs where non-invasive detection saves the most money.
Heating system pressure loss with no visible leak. A sealed system that needs topping up every fortnight is losing water somewhere. Sometimes it is a leaking expansion vessel or a discharging pressure relief valve, which is not a leak in the building at all, and finding that out costs you a visit rather than a floor.
Before you call anybody, there is a test you can do.
Turn off every tap and appliance in the house. Read the meter and write the reading down with the time. Wait an hour or two with no water used at all, and read it again. If it has moved, you are losing water somewhere. Then shut the internal stopcock and repeat. If the meter still moves with the internal stopcock closed, the leak is on the supply pipe between the boundary and the house, which is the run that belongs to you. If it stops moving, the leak is inside.
That single test tells us roughly where to start before we arrive, and it will save you time on the day.
Many home buildings policies include something called trace and access. It covers the cost of finding a leak and of the work needed to get at it, which is a separate thing from repairing the failed pipe. Not every policy has it and limits vary, so read your schedule and ring your insurer before you instruct anybody. We are not going to tell you what your policy covers, because it is not our decision and we have no relationship with any insurer.
We produce a written report with our findings, including thermal images and detection results where relevant, in the format insurers expect. If you are making a claim, tell us at the point of booking so the documentation is set up correctly from the start rather than reconstructed afterwards.
Leak detection is priced as a survey visit, and the fee depends on the size of the property and how much of it has to be covered. We quote it before we come out, so there are no surprises.
If the leak turns out to be simple and we can repair it there and then, we will, and we will tell you the cost before we do it. Where the repair is a bigger piece of work, a buried supply pipe renewal for example, we survey and give you a fixed written price. What we will not do is charge you to look and then charge you again to look properly.
Supply pipe renewal. On the long private runs common in this parish, a modern replacement is frequently a better answer than repairing an old pipe that will fail again a few metres further along. Where the ground allows it, moling can pull a new pipe through with two small excavations instead of a trench across your drive.
Localised pipework repair. Under floors, in walls, in ceiling voids. Located precisely means opened up minimally.
Underfloor heating repair. Circuit isolated, floor opened at the identified point, joint made properly, floor reinstated.

Not to find the leak. The whole point of acoustic and tracer gas detection is to locate it precisely first. If a repair needs an excavation, it will be a small one in a known position rather than a trench on a guess.
It is a common pattern in this parish, and the reason is plot size rather than anything clever about the ground. A leak on a long buried run out in open grass or under a gravel drive can lose water for a long time with nothing to see. The meter test is the reliable indicator, not your eyes.
The private supply pipe from the boundary to the house is the homeowner’s responsibility. On properties set well back from the lane here, that is a long stretch of pipe and worth knowing about before it fails.
