Dunstable sits at the foot of the Chilterns escarpment, on and below the chalk, with Dunstable Downs rising behind the town. There is no river through the middle of Dunstable, which surprises people who assume every old market town has one. Both facts matter for this work.
Chalk drains. Water escaping from a buried supply pipe on chalk tends to soak away rather than pool. On heavy clay a leak eventually announces itself as a soggy lawn. Here it can run for months with nothing to see at the surface, and the first symptom is a water bill from Affinity Water that has jumped for no reason the household can explain. If the meter keeps turning with every tap and appliance off, you are close to proof before we have even arrived.
Groundwater muddies the picture. Central Bedfordshire’s flood risk work describes groundwater flooding as water rising from the underlying aquifer or emerging from ephemeral springs after prolonged wet weather. On chalk that is a real, seasonal thing. A damp cellar or a wet patch at the base of a wall in February is not automatically a plumbing leak, and treating it as one wastes your money. A moisture reading here has to be interpreted, not taken at face value, which is why we cross check with thermal imaging and pressure testing before anyone commits to a repair.
Surface water is the local flood story. Dunstable is one of only five parishes in Central Bedfordshire identified at higher risk of surface water flooding. After heavy rain, water finding its way into a property may be runoff or a surcharging drain rather than a failed pipe. Thermal imaging. A thermal camera maps the temperature of a floor or wall surface. A heating leak under screed shows as a warm plume spreading from the fault, a mains leak as a cold anomaly. The camera reads the surface, not through the slab, so we use it alongside the other methods, but it is normally where the visit starts and it is completely non-invasive.
Acoustic detection and correlation. Pressurised water escaping a pipe makes noise, and ground microphones and correlators pick it up. Listening at two points on a buried run and correlating the signal can put a supply pipe leak within a short section, which turns a trench across a drive into one small excavation. Acoustic work is strongest on metal pipe. Plastic carries sound badly, so on modern plastic supply runs we lean on tracer gas instead.
Tracer gas. The pipe is isolated and drained, then filled with a hydrogen and nitrogen mix, safe and non flammable at the concentration used. The gas escapes through the smallest defect, rises, and a sensitive detector finds it at the surface, through screed, through concrete, through a tiled floor. This is the method that settles the leaks nothing else will find.
Moisture meters and hygrometers. Used to map how far the water has travelled and, after the repair, to confirm the fabric is actually drying. Without that follow up reading you never really know the job worked.
Isolation and pressure testing. Sometimes the quickest tool is discipline. Valve by valve, circuit by circuit, we prove which part of the system is losing water before any equipment comes out of the van. It is not glamorous, but it stops a heating investigation being run on what turns out to be a mains fault.

The historic core, High Street North and South, West Street, Church Street and Middle Row. The private pipe from the boundary into the house is the homeowner’s responsibility to maintain and repair, not Affinity Water’s, and that is the pipe we trace most often out this way. On chalk, remember, it can leak invisibly for a long time.
Newer builds and refurbishments, including underfloor heating. UFH loops in screed are among the most precisely locatable faults we handle, because the thermal signature is so clear. One small opening in a known spot instead of a wrecked floor.
Affinity Water publishes a water quality report for a supply zone named Dunstable, and its published figure for the zone puts the water above the industry threshold for very hard.
