LEAK DETECTION IN LUTON
Leak detection
How we find a leak without breaking anything
The point of leak detection is that the finding and the fixing are two different jobs. Anybody can find a leak with a chisel eventually. The skill is locating it to within a few centimetres first, so that what gets opened is one small area rather than a room.
What we trace
What we trace leaks on
Wherever the water is escaping, inside the house or under the garden, the kit is the same and so is the aim: find it first, open up one small area.
Water mains and supply pipes. The run from your boundary into the house, under drives, paths and gardens, including old lead and iron supplies.
Central heating systems. Sealed systems that keep losing pressure, buried flow and return pipes, radiator tails under floors, and underfloor heating circuits.
Hot and cold water pipework. Pipes buried in solid floors, chased into walls or boxed in behind kitchens and bathrooms.
Showers, trays and wet rooms. Where the leak is a failed seal or tiling rather than a pipe, and we establish which before anything is quoted.
Our methods
Four methods, used in that order
Thermal imaging. A hot water leak under a floor warms the screed above it, and a cold mains leak cools it. The camera shows that pattern long before anything is visible.
Acoustic listening. Water escaping under pressure makes a noise. Our SebaKMT Hydrolux ground microphone picks it up through floors and paving, and we follow it to where it is loudest.
Tracer gas. The system is charged with a harmless hydrogen and nitrogen mix, which escapes through the smallest defect and rises to the surface, where a probe picks it up.
Moisture meters and mapping. To establish the extent of the water, which matters for the repair and for an insurance claim.
Symptoms
The first sign is usually the water bill
Most of the underfloor leaks we find in Luton were not found by anybody noticing water. They were found because the bill went up, or because a meter kept ticking with every tap in the house closed.
Turn everything off
Every tap and every appliance that uses water.
Watch the meter for fifteen minutes
If it moves, water is going somewhere. That single check is free.
Tell us what it did
It is the most useful thing you can tell us on the phone.
The other early signs: a patch of floor warm underfoot when the heating is off, a boiler losing pressure repeatedly, a musty smell in one room, and paint or skirting lifting in a place with no obvious reason to be damp.

Where leaks hide in Luton properties
Under solid floors and screed
Where pipework was buried in a solid floor, a pinhole leak has nowhere to show itself. The water tracks along the pipe, and by the time it appears at a skirting it can be metres from the source. This is exactly the case where a camera and a correlator save a floor.
Underfloor heating circuits
Common in extensions and refurbished kitchens. A single circuit losing pressure is traceable with thermal imaging in minutes, because the pipe layout shows on the screen and the anomaly stands out against it.
Shower trays and wet rooms
Half the leaks we are called to in bathrooms are not plumbing at all. They are a failed seal, a cracked tray, or tiling and grout that has let water behind it. The symptom looks identical to a pipe leak and the repair is completely different.
The private supply pipe
The water main in the road belongs to the water company. The pipe from your boundary into your house is yours, and a leak on it is your bill. In Luton a supply pipe query goes to Affinity Water, who operate a discretionary scheme that may contribute to a first repair. Ask before you commission anything.
Hard water
Why hard water makes a Luton leak worse than it needs to be
Affinity Water publish four zones with Luton in the name and their own figures run from 288 mg/l in the Luton North zone to 345 mg/l in the Stopsley zone. Three of the four sit above 300 mg/l, the threshold for very hard.
That has two consequences. Scale builds inside valves, and a valve that has furred up will not turn when you need to isolate a leak. And a pinhole in copper often seals itself temporarily with scale, which is why some leaks appear, vanish for a fortnight and come back worse. An intermittent damp patch is not a leak that fixed itself.
Older supply pipes in the town are frequently lead or old iron. Patching a lead pipe that has failed once usually means patching it again, and replacing the run in modern MDPE is often the cheaper decision over five years.
Insurance
Insurance and trace and access
Most buildings policies include trace and access cover, which pays for finding the leak and for putting right what had to be opened up to reach it. It is one of the most under claimed parts of a home insurance policy.
Ring your insurer before anybody starts cutting. We provide a written report with thermal images and readings, which is what an insurer wants.
Heating leaks
Central heating leaks, and the pressure that keeps dropping
A sealed heating system that needs topping up every few weeks is losing water somewhere: the pressure relief discharging outside, a radiator valve weeping behind a skirting, or a buried pipe under a floor.
Every top up feeds fresh oxygenated water into a steel system, which generates the sludge that later blocks radiators and kills pumps. Finding the leak is cheaper than the corrosion it causes.
Prices
What leak detection costs, and what you get for it
Leak detection is £600 + VAT (£720 including VAT) for half a day, up to 4 hours on site. If it needs longer, further time is £60 + VAT per half hour, and we tell you before that starts.
You get the location of the leak, a written report with thermal images and readings, and a separate fixed price for the repair if you want us to do it.
You are not obliged to have us do the repair. Plenty of customers take the report to their insurer or their own builder, and that is fine.
Our approach
Found first, then opened up
Thermal imaging, acoustic listening and tracer gas, so only the spot that needs opening gets opened. Written report for your insurer every time.

Questions
Frequently asked questions
Will you have to dig up my floor to find the leak?
That is the point of detection: we locate it first with thermal imaging, acoustics and tracer gas so that only a small area needs opening, rather than a room being taken up on a guess.
How do I know if I have a hidden leak?
Close every tap and appliance and watch the water meter for fifteen minutes. If it moves, water is escaping. Other signs are a warm patch of floor with the heating off, boiler pressure dropping repeatedly, an unexplained rise in the bill, and a musty smell in one room.
How much does leak detection cost in Luton?
Leak detection is £600 + VAT (£720 including VAT) for half a day, up to 4 hours on site, including a written report with readings and thermal images. If it needs longer, further time is £60 + VAT per half hour, and we tell you before that starts. The repair is priced separately, and fixed, once the leak is found.
Can you find leaks on water mains and central heating systems?
Yes, both. We trace leaks on the supply pipe from your boundary into the house, on sealed central heating systems and underfloor heating circuits, and on the hot and cold pipework inside the house.
Who is responsible for the leak, me or the water company?
The pipe from your boundary into the house, the private supply pipe, is yours. Affinity Water supply drinking water in Luton and operate a discretionary scheme that may contribute to a first repair on a leaking supply pipe. Ask them before commissioning work.
Will my insurance pay for this?
Most buildings policies include trace and access, which covers finding the leak and making good what was opened to reach it. The repair to the pipe itself is often excluded. Ring your insurer before anybody cuts into anything. We provide the written report they will ask for.
My shower is leaking into the ceiling below. Is that a pipe?
Often it is not. A failed seal, a cracked tray or tiling that has let water behind it produces the same symptom as a pipe leak and needs a completely different repair. We establish which before quoting.
Do you repair the leak as well as find it?
Yes, and you get a separate fixed price for the repair. You are not obliged to use us for it.
Do you charge a call-out fee in Luton?
Not between 8am and 5pm, Monday to Friday. Outside those hours there is a £50 + VAT call-out on top of the out-of-hours rate, and we tell you the cost on the phone before anyone sets off. Every rate is listed in full on our prices page.
