Hidden leaks in Milton Keynes found with thermal imaging, acoustic and tracer gas equipment rather than by digging, with full written reports for insurance claims.

Leak detection in Milton Keynes for the leak you can hear, smell, see on the bill or see on the ceiling, but cannot find. Thermal imaging, acoustic listening, tracer gas and moisture mapping, used in the right order, so the floor is opened in one place rather than five. Call 01462 506 374 and tell us what you have noticed.
The water meter creeps when every tap in the house is off.
A boiler that keeps losing pressure and needs topping up every few days.
A warm patch on a floor that has no reason to be warm.
A damp patch on a wall or ceiling that dries out and comes back.
A water bill that has jumped without any change in the household.
The sound of running water at night with nothing running.
Any one of those on its own can have an innocent cause. Two together usually means water is going somewhere it should not, and the sooner it is found the less it costs, because the damage from a slow leak is nearly always worse than the leak itself.

Thermal imaging first, because it is fast and it does not touch anything. A leaking hot pipe under a floor or in a wall shows as a plume on the camera, and a cold water leak shows as an evaporative cold patch. We photograph what we find and it goes in your report.
Acoustic listening for pressurised pipes. A leak under pressure makes a noise, and with the right ground microphone we can follow it along a run under a solid floor and mark the spot within a tile or two.
Tracer gas for the leaks nothing else finds. The pipe is drained, a safe hydrogen and nitrogen mix is introduced, and a detector picks up where it escapes. It works through concrete and screed, and it is how we find the slow leak on an underfloor heating loop.
Moisture mapping to separate a plumbing leak from a building problem. A meter and a pattern of readings tells us whether the water is coming from a pipe, from a failed shower seal, from a roof, or from the ground.
Underfloor heating in the newer squares. In housing built this century, and Milton Keynes has a great deal of it in squares such as Broughton, Oakgrove, Kingsmead and Newton Leys, underfloor heating loops set in screed are common in the way they are in any modern build. A loop that was nicked by a fixing at the build stage can take years to show, and when it does the symptom is a boiler that will not hold pressure and a floor that is warm in the wrong place. Tracer gas finds it. We then lift the smallest possible area of the floor, repair the loop, and reinstate.
Tree roots, clay and the private supply pipe. Milton Keynes sits on Oxford Clay, and there are 22 million trees and shrubs in its public open space by the city’s own count. Clay in the south east of England shrinks in a dry summer and swells when it wets again, and the British Geological Survey names tree roots drawing water from the soil as a cause of that movement. The pipe that suffers is the one buried between the boundary and the house, which moves with the ground, and that pipe is your responsibility, not Anglian Water’s. On the older stock in Wolverton, Stony Stratford and Newport Pagnell it can still be lead or iron. We locate the leak on the supply pipe and give you a price for the repair or, where the pipe has had its day, a new run in plastic.
Roofs that used to be flat. Beanhill’s 1973 to 77 houses lost their original flat roofs to pitched replacements in the mid 1980s after the flat ones failed, and Milton Keynes Council has been adding pitched roofs at Netherfield when funds allow. A house that has had a roof put on top of a roof has a void that can hold water, and a stain on an upstairs ceiling in MK6 is not always a plumbing leak. Moisture mapping tells us which it is before anybody opens a wall.
Showers that are not leaking pipes. A very large share of “leaks” under a bathroom in the 1980s housing at Great Linford, Conniburrow and Fishermead are failed seals: the silicone at the tray, a cracked grout line, a screen channel that has come away. Water gets through when the shower is running and nowhere else. We test the shower separately from the pipework, because the fix for a sealing failure is not a plumber under the floor.
Period property in Newport Pagnell and Stony Stratford. Old pipework routed through solid floors and under quarry tiles, joints that have corroded, and the odd surprise where a previous owner buried a pipe in the screed without protection. Acoustic work does most of it here, with thermal imaging to confirm.
If water is actively escaping, turn the stopcock off and open a cold tap to drain the pipes down. If it is a slow leak with no visible water, leave everything as it is: do not run a dehumidifier over the patch, do not dry it out with a heater, and do not lift the floor. A leak that has been dried out is a leak that has to be found again from scratch, and the thermal camera reads the difference between wet and dry. Take a photograph of the meter with every tap off, then another an hour later, and have both ready when you ring. If the meter has moved, water is escaping on your side of the boundary, and we can plan the visit around that before we leave Stevenage.
Leak detection is a survey with a fixed fee agreed before we attend, not an hourly rate that runs while somebody looks. You get the location of the leak marked at the property, a written report with thermal images and readings, and a separate fixed price for the repair if you want us to do it. Most people do, because the engineer who found it is the one who knows exactly what is under the floor.
Non-invasive first, every time. We locate the leak, show you the evidence and fix it properly.
Most household policies include trace and access cover, which pays for finding the leak and for the making good afterwards, even where the repair to the pipe itself is not covered. Our report is written to give your insurer what they need: where the leak was, how it was found, photographs, and what was opened up to reach it. Check your policy wording before you assume either way, and if you are unsure, ring us and we will tell you what we normally see.
Anglian Water is responsible for the supply pipe up to the boundary of your property. From the boundary to your internal stopcock the pipe is yours, and a leak on it is your leak. Meter readings taken with every tap off are the quickest way to tell whether water is escaping on your side, and we will show you how to do that on the phone before we come, because it sometimes saves you the visit.
Once the leak is found, the repair is everyday plumbing, and that is plumbers in Milton Keynes. If the leak is on the heating system and it has been topping up for months, the system will have sludge in it, and a power flush may be the next honest conversation. Water appearing outside, at a gully or a manhole, is drainage rather than a supply leak.

Thermal imaging if the pipe is hot, acoustic listening if it is under pressure, tracer gas if neither gives a clear answer. We mark the spot before anything is opened.
Yes. Tracer gas is the method, and it is a common job in the newer parts of Milton Keynes where underfloor heating loops in screed are standard.
Yes, and you get a separate fixed price for the repair before we start on it.
Many policies include trace and access cover for finding the leak and making good. Our report is written for that purpose. Check your wording, and ask us if you are not sure what it means.
Usually yes, either on the heating pipework or, less often, inside the boiler or the expansion vessel. We check the boiler first because it is the cheapest place to look, then the system.
That pattern usually means the water only arrives when something is in use, a shower, a washing machine, a rainstorm on a converted roof. It points away from a supply pipe and towards a seal, a waste or the building, and moisture mapping tells us which.
With thermal imaging, acoustic listening equipment and tracer gas, in that order. Thermal imaging shows the temperature change a leak leaves under a floor or behind a wall, acoustic equipment picks up the sound of escaping water in pipework, and tracer gas finds pinhole leaks the other two cannot. Together they pinpoint the leak so only the spot that needs opening is opened.
A typical leak trace takes around half a day. We tell you the price on the phone before we book, and once the leak is found you get a fixed written price for the repair before anything is opened up. We provide a full written report with photographs for your insurer.
Most buildings policies include trace and access cover, which pays for finding the leak and for making good the floor, wall or ceiling that had to be opened to reach it. The repair to the pipe itself is often excluded. Check your policy wording, and use our written report and photographs to support the claim.
From the boundary of your property inwards, including the pipe between the outside stop tap and the house, the pipe is yours. The water company is responsible for the mains and the pipe up to the boundary or the meter. If your water bill has jumped and there is no obvious leak inside, the supply pipe is the first thing we test.
