Anybody can take up a floor until they find water. The point of proper leak detection is to know where the leak is before the first tile comes off, so the repair is a small hole in the right place rather than a large one in four wrong places.

Potton is unusual geologically for a town this size, because it sits across two different landscapes.
The town takes its name in geological terms from the Potton Sands, an Early Cretaceous formation that forms part of the wider Lower Greensand of this part of Bedfordshire. The western side of the parish falls within the Greensand Ridge character area. The eastern side falls within the Bedfordshire and Cambridgeshire Claylands. So depending on which side of town you are on, the ground behaves in completely different ways.
That difference has consequences for leaks that nobody talks about until they have one.
On the sandy, free draining greensand side, a leaking supply pipe can lose a very large volume of water into the ground without ever showing at the surface. There is no wet patch on the lawn, no soft spot on the drive, nothing to see. The first sign is the water bill, and by the time the bill arrives the leak has often been running for a full quarter.
On the clay side, the opposite problem. Clay shrinks in a dry summer and swells again when it takes water back on. That movement puts stress on rigid pipework and on drain joints, and it is also why a leak on clay tends to show up as ground movement or as a damp patch appearing some distance from the actual break, because the water travels along the line of least resistance rather than straight up.
Potton Brook runs through the parish from north to south, and the soils alongside it are loamy and sandy with naturally high groundwater. That is a genuine complication when you are trying to establish whether a wet floor void is a leak or is groundwater. In properties near the brook we always test rather than assume, because the two look identical to the naked eye and only one of them is fixed by a plumber.
We use a combination of methods, because no single one works on every leak.
Thermal imaging. A calibrated thermal camera shows temperature differences through a floor or a wall. It is excellent on heating pipework and underfloor heating, where the leaking pipe is warmer than everything around it, and it works well on hot water supply runs. It is the fastest way to narrow a whole room down to a square metre.
Acoustic detection and correlation. Pressurised water escaping through a small hole makes a distinctive noise. Ground microphones and correlators pick that up through concrete, screed, tile and soil, and correlation between two points on the same pipe run can put a leak within a short distance along its length. This is the method that finds buried supply pipe leaks on a driveway without digging it up. It performs far better on metal pipe than on the modern plastic used in newer runs, which carries sound poorly, so on those we go to tracer gas.
Tracer gas. Where a leak is very small or the pipe is cold, we drain the section and introduce a hydrogen and nitrogen mix, which is harmless and non flammable at the concentration used. It is a tiny molecule, so it escapes through the leak and rises through the floor build up to a surface probe. This is the technique that finds slow, awkward leaks under solid floors when nothing else will.
Moisture meters and hygrometers. Used throughout, to map how far moisture has spread and to distinguish surface damp from a saturated substrate. Also how we can tell you honestly whether a floor has to come up or whether it will dry.
Pressure testing and isolation. Sometimes the most valuable thing we do first is prove which system is leaking. Isolating the heating from the hot supply from the cold main narrows the problem enormously before any camera comes out of the van.
A water bill that has climbed without an obvious reason is the most common starting point, and Anglian Water bills are where most of our Potton customers first notice something is wrong. If nothing about your household has changed and the usage has, that is worth investigating.
Other signs: a boiler or system pressure gauge that keeps dropping and needs topping up every week or two, which almost always means a heating leak. A patch of floor that is warm underfoot. A musty smell in one room that will not go. Skirting or plaster staining at low level. A meter dial that keeps turning with every tap in the house shut off. A hot water cylinder or unvented system where the pressure relief keeps discharging.
If your stopcock is closed and the meter is still moving, the leak is on your supply pipe between the boundary and the house. That is worth saying twice, because that pipe is the homeowner’s responsibility, not Anglian Water’s. Anglian Water is responsible up to the boundary stop tap and no further.
The timber framed buildings around the Market Square and Sun Street. The oldest fabric in the town, some of it late medieval or early Tudor. Leaks in these buildings are serious for a different reason: water in a timber frame is a rot risk, not just a decorating problem, and it can travel a long way down a stud or along a sole plate before it shows. Detection has to be non-invasive here because you cannot open up a listed structure to go looking, and 6 Market Square and 27 and 28 Market Square are among Potton’s individually listed buildings. Thermal imaging and moisture mapping do the work that a hammer would otherwise do.
The Georgian houses of King Street and Brook End. Rebuilt after the 1783 fire, with thick solid walls and long buried service runs that have been altered repeatedly. The characteristic problem in these houses is a leak on a pipe that somebody chased into a solid wall decades ago and plastered over, with no record of the route. Acoustic tracing along the wall is what finds it.
The 1935 smallholdings estate. The first LSA estate in Britain was set up in Potton in 1935 across thirty smallholdings, and the plots are large. Large plots mean long private supply pipe runs from the boundary to the house, and long runs mean more joints, more chance of a historic repair, and more pipe sitting in ground that moves. Buried supply leaks on this sort of plot are exactly the ones that never show at the surface on free draining ground.
Copsewood off Mill Lane, The Paddocks off Sutton Mill Road and the Everton Road plots. Modern housing, and modern housing means underfloor heating and solid floors. Underfloor heating leaks are the most misdiagnosed problem we get called to, because the symptom is often just a system that will not hold pressure, with no visible water anywhere. Thermal imaging over a screeded floor finds a UFH leak quickly and without a single hole.
Shower trays and wet rooms in any of them. A large share of what gets reported as a plumbing leak is a sealing failure. Failed silicone at the tray to wall junction, a tanking membrane that was not lapped correctly, or grout that has cracked in a wet room. The tell is that it only appears after somebody showers. We test that specifically, because the fix is completely different and considerably cheaper than a pipework repair.
Many home insurance policies include what is called trace and access cover. It is the work of finding the leak and getting to it, and often putting the building fabric back afterwards, which is a separate matter from the pipe repair.

Read your schedule, check the trace and access limit and ring your insurer before you instruct anybody. Finding the leak is the point, but you also need it fixed. We repair what we find: supply pipe repairs and replacements, heating pipework, underfloor heating repairs including cutting into and reinstating screed, cylinder and valve work, and re-sealing or re-tanking shower areas where that turns out to be the cause.
Where a private supply pipe is old lead or corroded iron, and Potton’s older properties still throw both up, we will usually recommend replacing the run rather than patching a single failure, because a pipe that has failed once at that age is telling you something.
Leak detection is priced on the visit, and the visit is a fixed price agreed before we come out. What varies afterwards is the repair, which we quote separately once we know what we are dealing with rather than guessing at the outset.
