LEAK DETECTION IN RICKMANSWORTH
Anyone can find a hidden leak with a chisel in the end. Leak detection means pinning it to a small patch before anything is lifted, so the repair costs a floor tile rather than a floor. We use thermal imaging, acoustic ground microphones, tracer gas and moisture mapping, our own engineers do the tracing, and as plumbers we can carry out the repair too.
In Rickmansworth there is a question to answer before that one: is it a leak at all? The council names the town among the settlements in Three Rivers at highest risk of groundwater flooding, and damp that comes up from the ground can look a lot like a pipe. Our first checks tell the two apart.
Close everything
Every tap, the washing machine, the dishwasher, the outside tap, and any water softener mid-cycle.
Watch for fifteen minutes
If the meter moves, water is leaving the pipes. If it stays still and the damp keeps spreading, the water is probably coming from somewhere else: rain, a gutter, condensation or the ground.
Tell us what it did
That one result is the most useful thing you can tell us on the phone, and it shapes which equipment comes with the engineer.
The 2026 flood risk assessment records groundwater flooding at Church Street, Batchworth in 2004 and high groundwater at the Aquadrome underpass in 2024. Damp low on a ground floor wall after weeks of rain is worth a meter test before anybody blames a pipe.
Thermal imaging. A hot pipe leaking under a floor warms the screed above it, and a cold one cools it. The camera shows the pattern long before a stain does.
Acoustic listening. Water escaping under pressure makes a sound. A ground microphone picks it up through floors, paving and lawns, and we follow it to the loudest point.
Tracer gas. The pipe is filled with a harmless hydrogen and nitrogen mix that escapes through the smallest defect and rises, where a probe finds it. Ideal for long buried runs.
Moisture mapping. Readings across walls and floors show how far the water has spread, which matters for the repair and for any insurance claim.

Long supply pipes on big plots
Moor Park’s conservation area guidance says buildings should cover no more than 15% of the plot, and Loudwater’s houses stand on generous plots too. So the supply pipe from the boundary can run a long way under drives and lawns. A leak there shows as a meter that never stops, and acoustic listening or tracer gas finds it without trenching the garden.
Flats above flats
Over a third of Rickmansworth Town ward households live in purpose-built flats. A stain on your ceiling may start in the flat above, in a shared riser, or in a shower seal two floors up. We trace it to the source and tell you whose it is.
Heating that keeps losing pressure
A sealed system that needs topping up every few weeks is losing water somewhere: a pressure relief valve discharging outside, a radiator valve weeping behind a skirting, or a pipe under a floor. Every top-up adds fresh oxygen to the system, which breeds the sludge that later blocks radiators.
Showers and wet rooms
Many bathroom leaks are not pipes at all. A failed seal, a cracked tray or grout that lets water behind the tiles gives the same stain as a pipe and needs a different repair. We find out which before quoting.
Affinity Water describes Three Rivers as within a water stressed area, and its statutory notice enforced hosepipe restrictions from 17 July 2026 across its Central region, with WD3 on the postcode list. Water lost on your side of the boundary is still water you pay for.
Hardness plays a part too. With water at about 283 mg/l in Affinity Water’s 2025 report for its Rickmansworth and Gerrards Cross zone, AF045, a figure that rests on a single sample, a pinhole in copper can seal itself with scale for a while, so a damp patch appears, dries out for a fortnight and returns worse. A patch that comes and goes is not a leak that has fixed itself.
Many buildings policies include trace and access cover, which pays for finding the leak and putting right what had to be opened to reach it. Ring your insurer before anyone cuts anything. Our written report, with thermal images and readings, is what they usually ask for.
Affinity Water looks after the main in the road. From your boundary into the house the supply pipe is yours, and so is a leak on it. If the leak turns out to be on the main side, we tell you and you report it to Affinity.
Leak detection is £600 + VAT (£720 including VAT) for half a day, up to 4 hours on site. If it needs longer, further time is £60 + VAT per half hour, and we tell you before that starts.
At the end you have the leak marked, a written report with readings and thermal images, and, if you want it, a fixed price for the repair. Taking that report to your insurer or your own builder instead is fine. Every rate is on our prices page.
Our own engineers and our own equipment, a written report every time, and the repair priced before anything is lifted.

Not to find it. Thermal imaging, acoustic listening and tracer gas locate it first, so only a small patch is opened for the repair.
Turn off every tap and appliance and watch the water meter for fifteen minutes. If it moves, water is escaping. Other signs: a warm patch of floor with the heating off, boiler pressure that keeps falling, a musty room, or a bill that has jumped.
In Rickmansworth, yes. The council’s 2026 flood risk assessment names the town among those at highest risk of groundwater flooding. If the meter stays still and the damp still spreads, the water is probably not coming from your pipes, and we will say so.
