HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Plumbers in Enfield, from the Victorian villas of Bush Hill Park to the new blocks at Enfield Island Village, for the burst pipe at eleven at night and the tap that has dripped since spring. Ring 01462 506 374 and you get a person, not a recording, whatever the hour and whatever the day.

Stopcock off, turned clockwise as far as it goes. Then run the lowest cold tap you have, so what remains in the pipework leaves through a sink rather than a light fitting. Do that and a flood becomes a puddle, and we have time to reach you.
Where the stopcock is depends on when the house was built, and Enfield was built in layers. The villas and terraces that went up around Bush Hill Park from 1880 usually have it under the front room floor or just inside the door, and it has often not been turned since before the war. The 1930s semis that filled Southgate, Oakwood and Palmers Green after the Piccadilly line arrived keep it under the kitchen sink, unless a later kitchen has boxed it in. In the Edmonton Green blocks built between 1965 and 1974 each flat has its own isolation valve indoors while the main sits in a shared cupboard on the landing, and it is the indoor valve you need. If you cannot find it, phone, and we will talk you to it while an engineer is already on the way.

Burst pipes, leaks and drips. Stopcocks that have seized, weep or were never fitted. Kitchen and bathroom taps, outside taps, and the valves behind them. Toilets that run, will not flush, or leak at the pan. Radiators that stay cold, valves that leak, radiators moved for a new kitchen. Hot water cylinders, vented and unvented, repaired or replaced, immersion heaters changed. Washing machines and dishwashers plumbed in properly rather than with a self-cutting tap. No water, or a trickle, diagnosed at the property before anybody blames Thames Water. And emergencies, genuinely, at any hour.
The borough holds 329,601 people across Enfield, Edmonton, Southgate and Palmers Green, and the market town at the centre had its charter in 1303, its railway in 1849 and was, in the words of its own history, engulfed by the capital between the wars. The plumbing under all of that was put in by different people in different decades, and a plumber who treats an Edmonton flat like a Winchmore Hill villa is guessing.
Bush Hill Park, 1880 to 1960. The North London Estates Company bought 373 acres in 1875, the station opened in 1880, and the first houses on Village Road, Wellington Road, Queen Anne’s Place and Dryden Road were finished by 1886. Everything from Baroque revival to Arts and Crafts followed. Houses of this age can still have the original lead pipe between the boundary and the kitchen and iron waste under the floor. Everything on the house side of the boundary belongs to the homeowner, not to Thames Water, and we say plainly whether patching it or renewing the run in plastic is the sensible spend.
Southgate and the 1930s. Largish semis on the hilly former estates at Walker, Osidge and Monkfrith, built after the Piccadilly line came through in 1933, and almost complete by 1939. The copper is usually sound. What fails is the galvanised tank in the loft, the gate valves on it, and the joints where 1930s lead meets later copper under the floor. Eighty years without being turned means it will not turn now, so we isolate further down the line rather than snap it.
Edmonton and the towers. The Edmonton Green redevelopment ran from 1965 to 1974 and produced 750 flats, including the three 25 storey towers. Shared risers mean your leak is somebody else’s ceiling, and shutting a flat down without shutting the block down is a skill.
Ponders End and Enfield Lock. The Alma Road towers were coming down for rebuilding in 2021, and Enfield Island Village went up on the old Royal Small Arms Factory site, on former marshland beside the Lea, after the factory closed in the late 1980s. Newer housing means pressurised systems, unvented cylinders and plastic fittings, and it is the fittings and the flexible connectors that fail, not the pipe.
Enfield Town and Gentleman’s Row. Sixteenth to eighteenth century houses inside the conservation area, where the pipe routes were improvised across three centuries and the honest answer to “where does that go” is under the floor, then nobody knows. We find out before we cut.
Enfield’s oldest housing predates copper. The Bush Hill Park villas, the Edwardian streets around Enfield Town station, Winchmore Hill’s Georgian survivors and the terraces that followed the 1872 railway at Edmonton were plumbed in lead for the supply and iron for the waste, and a surprising amount of it is still in service. Lead supply pipe shows itself as low flow at the kitchen tap, a dull grey pipe where it comes through the floor, and, after a dry summer on London Clay, a wet patch in the front garden where the ground has moved and the joint has gone. Iron waste shows as a brown stain under the bath and a smell that comes and goes. Neither is an emergency in itself, both are worth replacing when the floor is up for other reasons, and we tell you which is which rather than selling a renewal you do not need.
Enfield is Thames Water territory rather than Affinity’s, and Thames publishes a hardness figure for every zone it supplies. Around Enfield those figures are close together: Bush Hill 260 mg/l of calcium carbonate, Enfield West 262, Waltham Abbey at Enfield Lock 263, Enfield Town 266, Oakwood 267. Every one of them is hard on Thames Water’s own scale, none is very hard, and there is no soft corner of the borough. Hard water scales tap aerators, shower heads, ball valves and cylinder coils, so when we replace a valve or a tap in Enfield we fit the pattern that tolerates scale, and in a house that has fought it for years we raise the question of a reducer on the incoming main.
Ring, describe the problem and where you are, and you hear straight away whether it is tonight, today or a booked slot, and roughly what it will cost. Anything beyond a plain emergency is priced before a tool comes out, and that number holds even if the job runs long. The van is stocked for the usual Enfield failures, so most repairs are finished first time. When something has to be ordered, the house is left safe with the fault isolated and we return with the part, not with an excuse.
A burst, a leak that will not stop, no water at all, a cylinder emptying itself through the floor. The night line is answered by a person who can actually send an engineer. The out of hours visit stops the damage, isolates the problem and gets you water back where it can. If the proper repair wants parts or daylight, it is booked before we leave and you know the price.
Our own engineers, no call-out fee in working hours, and a 12 month guarantee on our labour.
Repairs and emergencies are charged for the visit and the time spent, at a rate you are given before the van leaves Stevenage. Planned work, a cylinder, an outside tap, bathroom taps, a new toilet, is a fixed price agreed in advance. Should the culprit be the boiler rather than the pipework, a swap starts from £2,850. An address inside the M25 costs no more.
An emergency plumber in Enfield is what most calls to this number are: a burst pipe in a Palmers Green loft, a leaking cylinder in a Winchmore Hill airing cupboard, a toilet overflowing in an Edmonton flat at midnight. The line is answered by a person at every hour, we tell you what to turn off while the van is moving, and the price is agreed on the phone before the engineer arrives, not invented on the doorstep.
The same engineers who fit taps and cylinders are Gas Safe registered under 956889, so a heating engineer in Enfield is one phone call away from a plumber. A boiler that has locked out, a radiator that will not heat, a hot water cylinder that has gone cold: we diagnose and repair heating as well as plumbing, and if the boiler has reached the end of its life the boiler installation page explains what a replacement involves.
Radiators cold at the bottom and a boiler that bangs point to sludge, which is a power flush in Enfield. A leak you can hear but not see is leak detection. A gully or shower backing up is drainage. A boiler on its last legs is boiler installation in Enfield.

Yes. We work the A10 corridor through Cheshunt and Waltham Cross every day, and Enfield is the next stop south.
We give you a realistic arrival time on the call rather than a vague promise, and for a genuine emergency that is the same night.
No. They snap. Close the boundary stop valve outside if you can locate it, ring, and we will put a new stopcock where a human being can get at it.
You do, from the boundary to the kitchen tap. Thames Water owns it up to the boundary. In the Bush Hill Park streets that private section can still be lead.
Because Enfield water sits between 260 and 267 mg/l on Thames Water’s figures, which is hard. We fit taps and valves that tolerate it.
Yes. Small jobs are normal days for us, and they are priced as a fixed job before we arrive.
Not between 8am and 5pm, Monday to Friday. Outside those hours there is a £50 + VAT call-out on top of the out-of-hours rate, and we tell you the cost on the phone before anyone sets off. Every rate is listed in full on our prices page.
We run emergency cover 24 hours a day, 365 days a year, and for a genuine emergency we give you a realistic arrival time on the phone rather than a promise we cannot keep. For non-urgent work you get a booked slot, and every job is priced in writing before it starts.
