Cambourne is unlike anywhere else we work. Construction began in June 1998 on 400 hectares of former farmland, and the first house was occupied in August 1999. There is no Victorian terrace here, no inter-war semi, no back boiler behind a chimney breast. Everything under the floors was installed within the last twenty six years.
That changes what goes wrong and how we fix it.
Great Cambourne and Lower Cambourne were the original phase, built from 1998 and 1999 onwards under the first 3,300 home permission, with Bovis Homes, Bryant Homes and Taylor Wimpey named for that initial development. Houses on Jeavons Lane, Greenhaze Lane and Monkfield Lane are now at the age where the first generation of fittings has had enough.
Upper Cambourne started in 2008, with a further 950 homes permitted on 3 October 2011 and completion estimated around 2018. Those properties are only now reaching the point where boilers, shower valves and cylinder controls begin to fail.
Cambourne West got outline permission in January 2017 for roughly 2,350 homes in three neighbourhoods, Sheepfold at 429 homes, Swansley Park at 918 and Woodfield at 1,003, with access from Sheepfold Lane off the modified A1198 roundabout. Some of that is barely out of warranty.

Anything above 300 mg/l is normally called very hard, and in a town where almost every home is heated by a modern boiler that matters more than usual. Combination boilers make hot water on demand through a plate heat exchanger, and a plate exchanger in water this hard scales up. The classic symptom is hot water that starts warm and then runs cold, or a boiler that fires perfectly for heating and then cuts out on hot water only.
That is why we talk about scale reduction on the incoming main and about keeping inhibitor dosing right, and it is worth checking your own boiler paperwork because many manufacturers set conditions about water treatment in hard water areas.
The same scale seizes isolation valves, blocks tap cartridges and kills the temperature control on a shower mixer. In houses that are twenty odd years old, the original shower valves and brassware are usually the first thing to go.
Leaks and burst pipes. Failed push fit joints, damaged plastic pipe, weeping manifold connections and frost splits.
Taps, valves and stopcocks. Drips, seized isolators, scaled up mixer cartridges and outside taps with proper backflow protection.
Toilets and cisterns. Running fill valves, failed flush mechanisms, loose pans and leaking pan connectors.

The ground at Cambourne is clay, and it does not drain like chalk. Two practical points follow. If water is standing on your drive or patio after heavy rain, a soakaway is often not a viable answer on this ground. And if you suspect an underground leak, the water will not necessarily disappear the way it would on chalk, which changes how we go about finding it.
Sewerage is Anglian Water, and it is worth knowing that Anglian Water took over responsibility for the pumping stations here on 8 October 2016. If you have an issue on a shared pumped system, that is who owns it now.
Twenty five year old Great Cambourne stock. First fittings, first bathrooms and second or third boilers. Everything that was installed at once is now failing at once, which is normal for a town built in a single go.
Apartment blocks and shared buildings. The practical issue is isolation. Knowing which valve serves which flat before starting means one repair does not leave several households without water.
Manifold plumbing. Where a house is fed from a central manifold in plastic pipe, an individual run can often be isolated without shutting the whole property down, which is a genuine advantage during a repair. It also means the pipe route is nothing like the route you would guess in an older house.
The newest Cambourne West plots. Barely lived in, and the faults tend to be installation issues rather than wear. If a property is still inside a developer warranty period, we will say so rather than charging you for something you should not be paying for.
Modern construction is better insulated than old, but the same three places still catch people out.
Loft runs where insulation has been laid under the pipe rather than over and around it, so the pipe gets the cold and none of the warmth from the house.
Garages and integral stores, unheated and often carrying the feed to an outside tap.
Outside taps with no internal isolator and no means of draining down before the first hard frost.
If a pipe has already frozen, shut the water off, keep any naked flame well away from it, and call us. With plastic pipe in particular the damage often does not show until it thaws.
