Find your stopcock before you need it
The single most useful thing anybody in Datchworth can do this week is walk into the house and find the internal stopcock, then turn it. Not just look at it. Turn it, and turn it back.

The everyday work we do around Datchworth
Most of what we do is not dramatic. It is the list of things that go wrong in every house.

Winter, and where pipes actually burst here
Datchworth sits between Hertford, Stevenage and Welwyn Garden City, on the old line of the Roman road that ran from St Albans up to Puckeridge, and it is a scattered parish of greens, lanes and outlying hamlets rather than a compact village. Detached houses on large plots, long drives and unheated outbuildings are what fill the diary in a cold week.

Loft runs. Older properties with a cold water tank in the loft, and the feed pipework run across the joists above the insulation instead of below it. When a loft is well insulated the space above it gets colder, not warmer, so a pipe sat on top of the insulation is in the worst place in the house. Condensate and outside taps. Both freeze, and both are avoidable.
The practical advice for a Datchworth property standing empty over Christmas is not to switch the heating off. Leave it running on a low frost setting, open the loft hatch a little to let some warmth up, and if you are away for weeks, turn the water off at the stopcock and drain down. A frozen pipe that has burst does not announce itself until it thaws, which is usually the day you get home.
Old pipework, and what we find behind the panels
The housing in the parish spans a very wide range of dates, from the long settled properties around the green and All Saints’ Church through to modern detached family houses, with a good deal of infill and extension in between. Affinity Water supplies the village from the chalk, and the hardness figure quoted for Datchworth is roughly 295 mg/l as calcium carbonate. That figure comes from a third party aggregator rather than from an Affinity Water document, so we quote it as a guide rather than as a measurement of your own supply.
For general plumbing, hard water shows up as: shower valves that stick and give you a cold shock, immersion heater elements coated in scale and drawing more electricity for less hot water, tap cartridges that fail early, seized valves everywhere, and a kettle you descale more often than you would like. Softening or scale protection on the incoming main is worth a conversation, and we will tell you honestly when it is worth doing and when it is not.

Bragbury End, just over the northern boundary. Bragbury End is a hamlet immediately north of the parish, in Stevenage Borough, and it is where a housing scheme of around 475 to 500 homes has been under consideration by Stevenage Borough Council rather than by East Herts. Datchworth Parish Council has also formally objected to the neighbouring Swangleys Lane and Watton Road scheme in Knebworth on traffic and infrastructure grounds. Whatever your view of the planning, the practical point for a plumber is that new estates change local traffic and, over time, put more demand on shared infrastructure. The hamlets: Bulls Green, Burnham Green, Hooks Cross. Small scattered hamlets on narrow lanes with no pavement. Shut the internal stopcock, then open the kitchen cold tap to drain the pipework down. If there is water anywhere near lighting or sockets, turn the electricity off at the consumer unit and do not touch it. Then call us.
Where is the stopcock in a Datchworth house?
