An old town with an unusual amount of listed fabric
Godmanchester is not a suburb of Huntingdon. It is a town in its own right, and it has more listed structures than any other settlement in Huntingdonshire, 125 of them according to the Neighbourhood Plan, with 124 inside the Post Street conservation area alone.
Two conservation areas were designated here on 9 May 1972, Post Street and the smaller Earning Street area to the east. Post Street itself follows the line of Ermine Street, the Roman road, and the town stands on the site of the Roman town of Durovigutum.
That matters for plumbing more than it sounds. In a town with this much protected fabric, a large share of the housing we work in is timber framed, Georgian or Victorian, and the work has to suit the building.
Seventeenth century timber framed houses, including Tudor Cottage with its jettied first floor, with peg tile, thatch and render. Service routes in a building like that were cut in later, not designed in, and you cannot just chase a pipe through a frame member because it is convenient.
Georgian brick houses, with Island Hall dating from 1748 to 1749 and Farm Hall from 1746. Soft red brick and hand made buff clay brick, mansard roofs and slate.

Then the later layers: inter-war semi detached housing, post-1960s estates, and modern development at Tudor Road, London Road and Crowhill and across northern Godmanchester.
Romans’ Edge, formerly Bearscroft Farm, east of the A1198, is the big modern expansion at around 750 to 800 homes with a primary school, community centre and green space. There is also a smaller scheme of around 90 homes at Bridge Place and Riverside Mill on former industrial land by the river. Those are modern plastic pipework and mains pressure hot water, a different job entirely from a house on The Causeway.
Where the stopcock is, and getting to it
In the historic core along Post Street, The Causeway, Church Place, Chadley Lane, Silver Street, West Street and Cambridge Street, the internal stopcock is wherever the mains connection first reached the building. Under a sink, in a cellar head, low on the front wall, occasionally in a cupboard nobody has opened in years. Expect it to be stiff.
In the inter-war and post-1960s houses it is normally under the kitchen sink or in a hall cupboard. In the modern stock at Romans’ Edge it is usually in a utility area or service cupboard and easy to reach.
There is a second point worth raising here that does not apply everywhere. The Neighbourhood Plan records very limited off-street parking in the historic core, along with peak time congestion. The everyday work around PE29

The published district figure often quoted for PE29 is around 309 mg/l of calcium carbonate, which would put it in the very hard band. We would rather flag that this is a compiled third party district figure than dress it up as something more precise than it is, and it is certainly not a measurement we have taken in your property. What we can say with confidence is that Anglian Water supplies this area, the water is hard, and the effects are visible in every property we work in.
Those effects are consistent. Scale coats the plate heat exchanger in a combi boiler and you get hot water that runs warm then cold while the heating behaves perfectly. It furs cylinder coils and immersion elements. It seizes thermostatic shower cartridges and leaves a permanent film on glass and brassware.
The mitigation is a scale reducer on the cold mains feed where it is justified, correct inhibitor dosing on the heating side, and decent quality valves rather than the cheapest. Read your own boiler paperwork too, because many manufacturers expect water treatment in an area this hard, depending on the boiler and its terms.
The river, the flood scheme, and what still gets wet
Godmanchester sits on the River Great Ouse, and rear gardens on The Causeway back directly onto the mill race.
Before 2014 the town had no formal flood defences and came close to flooding in 1998. An £11m flood risk management scheme built flood walls and embankments alongside the Great Ouse to protect 500 properties, funded 46% by Defra with contributions from Cambridgeshire County Council and Huntingdonshire District Council, and completed in 2014. The Environment Agency said it would reduce the annual risk of flooding from 5% to 1%.
That is river risk. Surface water is a different story, and the Neighbourhood Plan is clear that significant parts of Godmanchester are still at risk from surface water flooding, pushing for sustainable drainage to address existing deficiencies.
There is also a named Environment Agency flood warning area for low lying areas close to the Great Ouse at Godmanchester, covering streets including Cambridge Road, Cambridge Street, Meadow Way, Almond Close, Rectory Gardens, Fox Grove, Lancaster Way, East Chadley Lane, Orchard Way, Linden Grove, Pavilion Close, Park Lane, The Avenue and Post Street.
For a homeowner the practical points are simple. If your boiler, cylinder or pump sits at the lowest level of a property in one of those streets, raising it or isolating it properly is worth doing. And if you have a damp problem near the river, it is worth establishing whether it is a plumbing leak at all before anybody starts lifting floors.
