Two valleys, and why your water behaves the way it does
Harpenden straddles two valleys. There is a dry chalk valley to the south west, which holds the town centre and the Common, and there is the valley of the River Lea to the north east, running down through Batford. The Common alone covers 233 acres of open ground.
That difference in level shows up in the plumbing. Properties high on the town side and out towards Kinsbourne Green often have perfectly good mains pressure but long horizontal runs indoors that lose flow at the far tap. Down in the Lea valley the issue is the opposite: water close to the surface, older supply pipework, and ground that moves.
Low ground matters for another reason. The Environment Agency maintains a flood warning area for the River Lee at Harpenden, and a wider flood alert area covering the Lee at Luton, Harpenden and Wheathampstead. Houses were built at Lea Walk on the floodplain in 1970 to 1972, and a new bridge over the Lea was finished in April 1964 where there had previously been a ford and a footbridge. The Harpenden properties where the job gets more interesting
Station Road, Carlton Road and Coldharbour Lane. This is the stock that arrived with the railways, the Dunstable branch of 1860 and the Midland main line of 1868, and with the farm land sales that started in 1880. Numbers 51 and 53 Coldharbour Lane are Edwardian, put up on the site of the old Methodist tin church. Houses of that age have usually been extended twice and replumbed three times, so isolation points are rarely where you expect. Lead incoming mains and imperial copper both turn up, and imperial does not meet metric fittings without adaptors, which is why we carry both.
Southdown and Piggottshill Lane. The junction of Southdown Road with Piggottshill Lane was widened between the wars, and the area has been filled in steadily ever since. Twenty five prefabs stood at Southdown until 1964, with permanent houses built afterwards on the site at Oakley Road. One street can therefore carry four different generations of pipework, and a job that looks identical from the pavement is not identical under the floor.
Westfield, Hyde View Road and Masefield Road. Council housing went up either side of Westfield Road, Hyde View Road and Masefield Road in the 1930s, then Springfield Crescent in 1956, Lindley Close in October 1963, and Hyde Close in the 1960s after cottages on Westfield Road came down. Riverford Close went on former nursery land. Interwar and early postwar houses are the classic ones for a seized main stopcock under the kitchen sink, still original, never turned.
Batford. The big red brick building at the south end of Batford was a water mill, with the river diverted around it, and it is offices now. A prisoner of war camp stood here with people still living in it until about 1947, and a local authority estate was built on the site afterwards. Batford Springs nature reserve sits alongside the river. Down here you are working close to the water table, so we get more underground supply pipe leaks and more damp that turns out to be a leak rather than the river.
The conservation area. The Harpenden conservation area is one of 19 in St Albans City and District. It rarely changes an indoor repair, but anything that alters the outside of a building, a new external run, a meter box, a flue or a condensate route, is worth checking with the council before it goes on the wall.
