The parts of Henlow where things go wrong differently
Henlow Camp. East of the A600, closer to Stondon than to the village, this settlement has been growing around the airfield since 1918, and it is where a lot of the everyday plumbing in the parish actually happens: the shops, Derwent Lower School, the pub, the golf course, and the streets of housing around them. Because it accumulated over decades rather than arriving as one estate, you cannot assume anything from the outside of the building. We find microbore heating in one house and 15mm copper next door, boilers in store cupboards, and pipe runs that were laid out for a layout that no longer exists. It is also, for what it is worth, the part of the parish people still navigate by the old greyhound stadium, which closed permanently in January 2024.
The High Street and the historic core. Around the Church of St Mary the Virgin the buildings are old and solid, and this is where we most often meet original supply pipework that has been part replaced over the years rather than renewed properly. Junctions between old and new material, buried runs under solid floors, and stopcocks in inconvenient places. In a listed property, and there are a number of them here, a repair that involves lifting protected fabric needs thinking about before a floorboard comes up, not after.
The low ground toward the Ivel and Henlow Common. Henlow sits in the Ivel valley, with the river meadows shared with Langford on the low ground. Property near there tends to have outbuildings, garages and long external supply runs to things like stables, garden taps and workshops. Those are the pipes that burst in a cold spell, every year, without fail, because nobody ever drains them down. If you have a supply running to an unheated outbuilding, get an isolating valve fitted inside the warm envelope so you can drain the outside run in November and forget about it.
Upper and Lower Stondon. Same postcode district, same water, different housing again. Plenty of the everyday work here is straightforward, but the drive matters: there is no railway station in Henlow and access is by road, so we plan routes around the A600 and get to you rather than telling you we are stuck.
Winter is when the phone does not stop
Frozen and burst pipes in this area follow a pattern. Loft runs above the insulation line, where somebody laid new insulation over the ceiling and left the pipework in the cold. Three things that cost you nothing and prevent most of it. Lag every pipe you can see in the loft and the garage, and lift insulation so it sits under the pipes rather than over them. Fit an internal isolating valve for the outside tap and drain it before the first frost. And if you go away in winter, leave the heating on a low setting rather than off.
